"The property is amazing, i was upgraded to royal upon arrival. The room is very large with all aminities u want, (massage chair, jackuzi, sauna, steam, out door hot tub) they provide basic in room breakfast but was not bad. The only problem i had was that the property is far from city center and transportation was not that easy or the best, but i knew this before and was okay with the idea."

"This was our favourite hotel of our trip. The outside is fairly grand, although it is pretty much in the middle of nowhere. There is a couple of convenience stores within a ten-minute walk, but not really any restaurants we could see. There are other grand hotels in the vicinity. The reception was equipped with some comfortable seats and booths, as well as the “menu” of rooms, where you see photos and categories of the rooms available. "the room is very spacious. be warned that it is a couples hotel but overall my bf and i enjoyed the hotel room. the room we had, had a ‘all you can drink beer’ faucet which my bf loved. the area is inconvenient because the nearest train station is about 17 mins by walk, but not unbearably bad. we did notice pubic hair under the sheets, but that was the only thing that was unclean. stuff like amenities were free as long as you bring them back to the front desk area. all and all, would come back...

"It is a " love hotel " which it doesnt tell you on expedia , and the location is far away from everything including the train ( 2km) 30 min walk . But as a hotel it was great !! Clean and cleaned every day clean towels , sheets, a Great jacuzzi tub and a good shower . Everything you could want in a room. Big bed , big screen tv , karaoke and a fridge , microwave , a stand up fan good , and good air conditioning . Honestly its an amazing room for the price . But it is a love hotel ."

"A great place to visit the south/east side of Kyoto. Lovely building with good facilities and a cute garden as the pictures show. We stayed in mid/late February and found that it was rather cold, but this is normal for residential buildings in Japan. The air conditioner was used to heat the house and this was adequate. This is a spacious option for 2-4 people and a welcome change from western style hotels that tend to be more cramped."

"Our recent stay in Kyoto, Japan was absolutely magical! From start to finish, the hotel exceeded all our expectations. We were celebrating our 7th anniversary, and Koji, the incredible Assistant Manager, along with his team, made it unforgettable with their warm congratulations, a thoughtful gift, and an upgrade to a stunning corner room on the highest floor! The level of hospitality and attention to detail was truly next level. Our room was spotless, and housekeeping refreshed our amenities daily, ensuring everything was perfect. Breakfast buffet was a delight—delicious food with lots of options, a clean and cozy dining space, and the most attentive staff! Convenience was another highlight: a Family Mart right next door with its own hotel entrance, making it so easy to grab snacks or essentials. The location couldn’t be better—just a 3-minute walk to the JR station, next to a gorgeous city park, and a stone’s throw from amazing attractions like the Train Museum (4 mins), the aquarium (5 mins), and Kyoto Station (18 mins) For families, it’s super kid-friendly with so many activities nearby! Oh, and we *have* to rave about the on-site BIG Public Bath for hotel guests. Soaking in the relaxing bath every evening after exploring Kyoto was the ultimate treat. 🛁 We feel so lucky and grateful for this incredible experience.
