"Room was spacious, staff was very friendly and accommodating. Great amenities. The area/street was quiet but the rooms soundproofing are not great and I could hear noise from adjacent rooms. May need a taxi or spend time in transit to go site seeing, but some places are walkable. I enjoyed the outside bath even on rainy nights, as it was under cover. Overall enjoyed my stay here."

"Beautiful property designed for a good refresh. So glad I stayed here and took advantage of the bath with a garden view. Staff was extremely helpful; my credit card got frauded and I had to get a replacement. The staff was extremely helpful in navigating the postal system for me. Quiet neighbourhood near the Imperial palace with beautiful parks and a nice break from the chaos of other tourist areas."

A taste of authentic, traditional Japan, with super welcoming hosts, delicious breakfasts, and a special and calming tea ceremony. The bath and the end of day was a great way to relax after! The location is in a less touristy area but still easily accessible by bus from Kyoto station. The owner was able to recommend some local places and events to visit, and provided great insight into some of the traditions...

"We have stayed at Koiya (which means small Koifish) for 6 days and couldn't have made a better choice. It is not only a very beautiful traditional Machiya (japanese style wooden house) but also offered a very friendly experience all around. The staff which is there the majority of the day is always very helpful and have given us plenty of tips for our Kyoto itenary. "This guesthouse is absolutely lovely. Conveniently located, comfortable, and has a really helpful and friendly staff. Would absolutely stay again. My only criticism is that it was difficult to communicate with them prior to our check in (we had some changed travel plans). They don't seem to check their email (or answer their phone?). Having said that, they were very kind about our early arrival when we did arrive and everything worked out. "
