"This place was a great find. The staff was very friendly and helpful. They received our luggage and had it waiting in our room for us when we arrived. This was more like an apartment, so we had 2 bedrooms, with 2 large beds in each room, that could be shut off from the main area. There was a living room, full kitchen, and dining area. "Great find!! I'm astounded what you get for your money. Huge room, by japanese standards, great amenities, friendly, helpful staff with good English. I hugely recommend this place, especially if you are staying more than a few days in Kyoto. Also well located, within walking distance of Gion and many shops across the river. Plenty of places to eat within walking distance, cheap or otherwise. Best place we have stayed in Japan so far. "

"The property had modern amenities and it was a good size for our family of 6. It also had everything you need in the kitchen. It was in a great location close by bus stop. However, it requires a thorough cleaning. The windowsills were dusty. The curtains did not work. The shower was FILTHY with mildew and mold growing on the tiles and shower door. We had to buy a shower slipper and showered with it. The tub was also slimy and we were not able to use it to enjoy the zen garden. "
