Great Property on the River
Our family really enjoyed this property and cannot wait to visit again when the river is back up. The pool was a great amenity and had a great view of the large yard that backs up to the river.

Beautiful Place
Very peaceful and beautiful place. Our group loved this place we swam, fished and paddle boarded. Would recommend this place to anyone, owners were very nice and easy to get ahold of.

Family getaway
We enjoyed our time at your property. Your home was extremely comfortable and welcoming. The pool and spa were wonderful. River/lake was a bit of a disappointment but we were able to explore some. We appreciated all the attention detail and availability of items for our outdoor fun This property is a gem. We hope to return!

Beautiful rural retreat
Great property with beautiful grounds. Very relaxing and perfect for families as there were lots of kid friendly features. Loved having non breakable dishes, the super fun bunk room with toys. Beds were very comfortable and we all slept great. Sharing one bathroom upstairs was a little tight when we had all the beds full, but we made it work. It was a little difficult to see the horse on the gate when we arrived after dark, and guests should definitely note that it’s a decent drive down a gravel road to get to the property. We loved seeing the cows and wild turkeys, though! Definitely would stay there again!

Great Place, as advertised
We stayed at Pecan Meadow during the February 2020 ice storm. The weather couldn't have been worse, but the hot tub was plenty warm (no problems in 20 degree weather) and the fire place was wonderful. The kids had plenty of room and toys. Plus Karen and Andy were great to work with.

Beautiful property and very clean
We loved this property. Pictures are very accurate and we had a great time. We were told by a neighbor not to walk on the driveway during hunting season as there could be hunters. Just something to be aware of because we had been walking it daily.

Karen, Thank you so much for opening your beautiful home! My family and our friends enjoyed every minute of it! The home just as advertised, clean and stocked with everything we needed to enjoy the weekend! A lovely bottle of wine and chocolates were a thoughtful gesture to welcome us on arrival day ❤️ The weather was so nice and the kids were able to spend lots of time outdoors fishing, swimming, exploring and helping us keep the campfire going for s’mores 😉 We can’t wait to return again soon!

The perfect getaway
This property is everything you see and read in the listing and more. The house and pool are beautiful, but the photos can't capture the view from the back of the house, over the pool, through the trees, to the lake. Simply stunning. Karen was a terrific host, happily answering any questions we had. We can't wait to come back.

Perfect Property
We were truly amazed with this property from the minute we walked in. It was by far the most clean VRBO property I have ever stayed at, not to mention the most well thought out. There was really nothing that Karen hasn't thought of to make this the perfect getaway. Our kids enjoyed the rope swing into the lake, as well at the kayaks and paddle boards. They lived in the swimming pool! This is an all around beautiful property. We hope to return next year!!

Outdoor paradise with beautiful views!
My wife and I took my parents for a week away in the country wanting space, nature, and a beautiful house. Pecan Meadow provided all that and more. The expansive property, beautiful breezes, millions of birds, and plenty of outdoor space made it a great place to spend as much time outdoor as possible. We enjoyed the pool, corn hole, rocking chairs, firepit and a very comfortable house. Without any agenda, stress melted away and we all had an amazing time away from the city. I recommend to anyone looking for downtime with family.

Best VRBO Ever
So we have stayed at a lot VRBO houses and this was was our favorite! The property is just amazing, the views from the pool deck, the activities, the beautiful decor and small touches. We knew the minute we stepped into this house that it was going to be an amazing week. We went with our 3 sons (12,10,7) and they also declared it the best house. The lake activities, the tree house and especially the pool on those hot afternoons made this house perfect for a summer trip in Texas. Also can't say enough about the owners, they were responsive and very communicative. We would love to go back next summer and make this a regular place for us!

A peaceful stay in the most charming home
What a beautiful home on a gorgeous piece of land. The whole stay was truly wonderful. The house set up was really nice (1 Master Bedroom downstairs, 2 King Bedrooms upstairs and a Kids room upstairs). My young boys enjoyed the kids room (4 bunk beds, Smart TV, comfy couch, games). While the adults enjoyed our comfortable King beds and nice size rooms. The adults mainly used the living room/Kitchen, which has all windows to enjoy the view outside. There is a large table for games and puzzles, and we ate all meals outside. We fished, went kayaking, used the rope swing, read in the tree house, used the hot tub and swam in the pool. We walked the land and enjoyed this remote location (that's not actually too far from downtown Seguin). The house is well appointed with cozy beds, cooking utensils, pots/pans, spices, toiletries, towels, sheets, etc... The owner was very quick to respond to our questions. I recommend staying here!

Great place
There is a lot to do from swimming in the pool, kayaking, fishing (although fish were not biting, it was relaxing), tire swing, porch swing, rope swing into river, great dock, hammock, walking, wild life, tv reception was good, etc. We were never bored and had a great time. Would come back again if pets were permitted. I understand reasons for not allowing pets in future, but we take an annual vacation with the entire family, which includes our pets. Owner was very nice to deal with and very helpful. We’ve been renting river houses for years and this was definitely in the top of our experiences. Downside was no pantry, limited closet space, and other people anchoring their boats off the docks (obviously not in Owners control), but making it uncomfortable for us to use the river at the dock with them there. The boat house had everything you could want. We had a great time and would love to come again if pets were permitted.

Beautiful house…exterior pool area could use some TLC
Absolutely great house for a group! The interior was very clean, had a well stocked kitchen and comfortable beds. The interior is decorated beautifully with a great modern Texas farmhouse vibe. The 10 acre property was mowed and trimmed nicely. Now for the negatives. The pool area needs some work. All of the furniture is very old and covered with spiders and other creatures. The pool lounge chairs were very old and needed to be replaced. The 4 padded chairs all had rips in the fabric and needed to also be replaced. We tried to sit at the table to eat outside but between the old chairs, dirty table and spider covered seats…it was a no go for us. There wasn’t one place to sit outside that was dirty or really old except the porch swing. There needs to be a pressure washing of the entire pool area, pest control (the flies, wasps & ants were relentless), and outdoor furniture replacement. There is a wasps nest on the northern side which didn’t help. All of this definitely lessened our enjoyment of the outside pool area. The property itself is amazing but this left much to be desired. We did walk down to the dock area by the river….it is extremely old and I am not sure how anyone would be able to use it in its current condition. The river was extremely low and unusable for us…obviously not the fault of the property owner. We did have fun and made the best of the pool area.

Simply Breathtaking
This home and property was simply breathtaking. So peaceful. We had the perfect weather. It fit our family perfectly. The pool and hot tub was nice. We also lit the fire and sat around and listened to music. The fishing was good. My daughter caught a huge 35-40 carp. I highly recommend this place. I already want to go back.

Pecan Meadow
Wow! What a beautiful place. My family loved our time here. We enjoyed relaxing in the pool and cooking in a beautiful kitchen. One of our family members is in a wheelchair and we had some difficulty getting her inside the house and then outside when we left. Overall, I highly recommend staying here. So clean and beautifully decorated. Such a lovely space!

Great quiet escape. Had lots of kitchen supplies and had everything we needed.

Family Fun at Pecan Meadow!!
My family and I thoroughly enjoyed our stay at Pecan Meadow in Seguin Texas! The house was exactly like the pictures and the property was beautiful and very private. The house was perfect for a multi generational vacation with three king sized beds and a great bunk bed room with space for kids to play and watch TV and one of the bedrooms had a full sized crib!! The patio/pool area was large, well equipped with items for kids and lots of seating, lounge chairs and umbrellas that shaded the pool. We spent hours each enjoying the pool!!The grounds are impressive and everyone enjoyed fishing in the lake. The property owner was responsive and very helpful. Overall our stay at Pecan Meadow was a memorable experience and we would definitely consider returning at some point in the future!!
