The cons are few but with a little attention can be rectified: fix the back step that has been broken for a bit; spruce up the outside (the neighbors even noticed the lack of TLC); clarify the grill situation; have better amenities ie some coffee, adequate amount of trash bags, a working travel cooler and better beach chairs. I think this is a corporate owned home so there should be enough money and if privately held...
