"We were in room 7 it was freezing. No heating came on at all."

"Good hotel"

"Booked this hotel as it was close to family we were visiting on a last minute trip. Ample parking on arrival and a very friendly helpful young gentleman at reception, he knew the answer to any questions we had and was so knowledgeable - a real credit to the hotel. We decided to have dinner in the restaurant even though we hadn’t booked and it was no problem at all, there was a small menu and only one vegetarian option but it was really lovely, one of the nicest meals I’ve had in a long time and a great price too. The room itself was very small for a double, any more than 1 night in it would have been a squeeze. The room was also a bit dated and in need of repair but clean enough and the bed was very comfortable, next time we will try and book a larger room so we have space for our bags. Breakfast was included which was a bonus, nothing fancy but it filled a hole, cereals or a full Scottish on offer. We will be back soon I am sure! "

"Easy parking"

"Brand new rooms. Close to city center. Plenty of safe, free parking across the street at the school lot. Slight confusion with rooms at check in, but they figured it out. Rooms are small, but more than enough for a night or two. Shower was fantastic! There is a central older house, and the two wings with new rooms. There was construction going on, but not a big deal to us. "

"Lovely area, and delightful to watch the coos. The only drawback was it was a bit hard to see the road exiting the property, but we also had a larger vehicle."

"We loved the fact you can grab a bus to take you into the city, so close. The wonderful lady in the morning got to know us and confirmed our coffee and toast order. She knew us and was so warm and friendly . This place is perfect to sleep, grab your breakfast before you head out for the day to explore Edinburgh. When you are on vacation it hits the spot and I would come back again in a heart beat and stay with you all."
