Great Value and Location
Everything about this place and our stay exceeded expectations. The house was in pristine condition. The kitchen is clean with a full set of utensils and supplies. The bedrooms are airy; the beds comfortable. The owner is friendly and helpful and knows when to be around and when to make scarce. The huge window is a delight; we drank our coffee looking and the lake and listening to the gentle breezes. Montreal is about a two hour drive away. Burlington, about 40 minutes. Hiking, tennis, water sports options abound. In sum: this cottage rental is a great deal. I recommend it without any reservations!

A Great Vacation Stay
Sherry and I thoroughly enjoyed our stay. Very well equipped cottage, near enough to Burlington for day trips, but secluded on Lake Champlain. Martha & Jim were great hosts. Highly recommended place.

Serenity on the lake
The lovely peaceful location on Lake Champlain with a private rocky beach is the highlight of this property. The hosts Martha and Jim were very welcoming; they met me upon my arrival and gave me a tour of the historic cabin and property. The cabin has a well equipped kitchen; the living room is stocked with books. The theme of the decor is fishing, appropriate to the lake location and its boating culture. The hosts also live on the property in a separate house, and so are nearby if there is ever a problem. Recommended.

Great Vacation Spot!
We loved the time we spent at Breezy Point! Jim and Martha were great hosts. They gave us a tour of the property when we arrived. They couldn't have been nicer. This is a wonderful little cabin on the shore of Lake Champlain. I highly recommend staying here.

This house was perfect for our family of four.
The owners were terrific—very helpful finding the best in local attractions and goodies. The house was very charming comfortable and clean, just like the pictures online. We loved the lake access for swimming and launching our small sail boat. I would highly recommend this property. Lots to do in the area.

Property was clean and well maintained.
The hosts were pleasant and informative. Your privacy was their first concern. Most of the comforts of home were available and the breeze off the lake broke some of the heat of the day. Given most days the daytime temp. was in the mid to upper 90s. As we enjoyed every aspect of our vacation! I would recommend this property to anyone, and are considering booking it for same time in 2019!

Beautiful cottage on Lake Champlain
My wife and I greatly enjoyed our stay at Breezy Point. Martha our host, was extremely kind, informative and accommodating. The views from the property are nothing short of spectacular with some amazing sunsets. The cottage itself was clean, cozy and stocked with anything you might need. The location is also fantastic situated right between St. Albans and Burlington. When we plan another visit to Vermont, we will be sure to stay here again.

Just what we were looking for...
Our family of four just returned from a wonderful week at Breezy Point. The cottage and location were exactly what we were looking for. Luckily the weather was perfect enabling us to take the ferry out to Burton Island, bike the Burlington bike path out to the causeway, hike to Stowe Pinnacle summit, and kayak/paddle at Sand Bar State Park. Martha and Jim were lovely hosts...helpful, informative, and welcoming. We would definitely recommend.

Wonderful spot on Lake Champlain!
What a lovely area of Vermont and particularly of the Lake in which to stay. We were lucky to have great weather for our entire visit during the fall season. The Lake is gorgeous and we had great views from the large window of the cottage. Our hosts were extremely nice and helpful, they live on the property but do not impose on your privacy. Since we were not there for the summer season of boating and swimming we can't remark on that, but we found lots of fun things to do only short distances away. We are very impressed with how Vermonters take care of their state!

Wonderful stay on the lake!
My wife, my daughter and I had a lovely time and will certainly be back to Lake Champlain. The lake is gorgeous and the views around this cabin are some of the best we've seen. The cabin is a bit rustic but exactly what we were looking for to get away for a few days. St. Albans is a very cute town and the countryside nearby is beautiful. Our hosts (Martha and Jim) were so nice and hospitable. We particularly liked our day at Sand Bar State Part, which was about 30 minute drive from here. Amazing vacation.

Simply perfect!
We had a wonderful time in the cosy little house at "Breezy Point". Martha and Jim did everything to make our stay the most pleasant. We hardly ever left the property because just sitting on the nice porch or at the lakeside was so relaxing and refreshing. Great sunsets! We hope to come back some day. Stephan & Stefan from Germany

Perfect Gateway 3
We've been to this location yearly for the last three years. We love going there for vacation. The homeowner is very hospitable and friendly. The location is easy to get to. The cabin itself has plenty of kitchenware, pots and pans, and other things that you might need, and plenty of charming knick knacks that make you feel at home and cozy. There are two bedrooms, one of which has a very sturdy bunk bed. The living room has plenty of comfortable chairs and tables, including a couch that folds out into a bed should you require it. The door leads out to a deck with a table and four chairs with a nice view of the lake. The lake is very close to the cabin. We've never had any problems with the bathroom. The homeowner also gives you access to the internet, which is very fast. The last time we were there, she upgraded to even fast internet that has both a 2.4 GHz and a 5 GHz connection. We had 4 cell phones, 2 laptops, and 2 Nintendo 3DSes connected to it all at the same time and had no problems. The kitchen, as stated before, has all of the kitchenware you would need. Plenty of plates, bowls, glasses, cups, etc. There is a microwave, toaster, toaster oven, and refrigerator that all work optimally. There's even a gas grill outside that we used the last trip to excellent results. We love coming here every year, and every time we leave we can't wait to come back. We highly recommend staying here for a vacation.

The Coole Family

Serenity is here...
This home provides the space and time and quiet for whatever the craziness of life doesn't allow you to do. We played music, went fishing at sunrise, grilled to perfection, read books, and painted funky rocks. Breezy Point is special.

Charming, with lovely personal touches
Our host had left fresh flowers for us but that was only one of the kind extras. The cottage is really a house in its own right with such a pleasant living room, with its unusual, huge front windows and high ceiling. Four of us were very comfortable; we also loved being able to see the lake from breakfast! The only reason I am not giving the property five stars is that the main house is closer than I had realized. For our group, that was actually a plus but it might not be for someone seeking more seclusion. That said, we felt very much free to make ourselves at home and had plenty of blissful, quiet solitude. I highly recommend the property. A combination of architectural elegance and Vernont casual cottage atmosphere.

Excellent "Little House"
The "Little House" on Lake Champlain is awesome. The owners Martha & Jim are the nicest people. From giving a tour of the property to talking about the history of the area, to recommending the best places to eat, they were fabulous. The house had all the amenities needed and the rocky shore is great for wading. We also enjoyed canoeing on the lake and exploring the best of Vermont. Would highly recommend this property to anyone who wants to get away!

Quaint, quient little house with beautiful views of the lake and sunsets
House is sweet and quaint with a lovely porch to sit at and play a game or eat dinner watching loons on the lake, and cozy couch to snuggle up on with lots of blankets to read a book. Sweet rocky beach to walk upon and listen to the lazy waves and watch beautiful sunsets. Martha and Jim are incredibly friendly and helpful, from giving you a tour of the property with its history, giving you tips on the local activities and offerings, to leaving you home-made apple wheat muffins on your doorstop on your last morning there.

Perfect little getaway spot!
What a great little corner of Vermont. Peaceful, quaint little cabin. On its own little secluded bay. Nice amount of property to walk and find new views of the lake. Skipping rocks your thing? You will LOVE IT!! Every rock is perfect for it, and plenty to choose from. We saw a fantastic sunset, and an Osprey diving for his breakfast. Yes, there are bugs, but it is waterfront property in New England, you kind of have to expect it. The hosts are super personable, restaurants & shopping not to far away. Just an all around easy place to chill & relax. I would recommend it to anyone!

Perfect getaway number 2
It begins to be our family tradition. I already miss the place. My husband was fishing on the lake every day, and was very successful. It has good WiFi connection, so our son says. Thanks God, no TV. Found new places this year. Went for blueberry picking, mmm. Hudak Family Farm Market has excellent lettuce, 14 Star Brewery established by 2 vets is a happy place to taste the beer and fill up your growler. Good country breads. Favorite restaurant - One Federal, favorite pizza - Mimmo's. Ice cream - maple creamie at Bay Store. We found out it all thanks to our wonderful hostess. Cottage is nice and clean. Kitchen has everything. Leaving room is comfortable and has a huge window with the lake view featuring my husband in his kayak. We are definitely coming again.

Cottage on lake
The cottage was adorable. Excellent views of lake and islands. Our host was warm and helpful at every opportunity. The location was truly beautiful. Would recommend that u bring a boat or kyack to enjoy the lake. The lake is shallow and does not have a beach. The water is cool and shore is all slate and rock. Not conducive for swimming due to beds of lake plants. Vermont is very buggy in august due to the short growing season. So we had some bug battles like not sitting outside without a good breeze and flying insects being attracted to the cabin lights at night and trying to get in and somewhat successfully. Overall we loved the quiet and the soft roll of the lake waters.
