"It was kinda in the middle of the boonies. But has amazing views. Staff has a hard time speaking english but we found a way to understand each other. Overall had a lovely experience. Make sure you make transportation plans in advance it is impossible to find a taxi and buses will not get you to this location. "

"The host of this property was very kind accommodating and helpful with our stay in Orvieto. The room was up a flight of stairs and was a nice apartment. It was very clean and close by to the walking areas of the town. It was slightly difficult to find at first however they were able to communicate with us on WhatsApp and help us find their property as well as bring us to a parking spot. The garage was a little way away from the property, but it was easy for us to access and have a safe spot for our car. Orvieto is a beautiful town, and our host was amazing with helping us out and very kind. Overall, a good experience."

"Very satisfied with this choice of hotel in Oriveto. We arrived in the evening after 9 PM. No Uber or Taxi service. we contacted the Hotel and they immediately located a driver who whisked up to this lovely property which is 5 minutes to the Square and less than 10 to the Duomo. No hesitation recommending this hotel which is just as it appears in photos and is good value. "

"We had a wonderful time staying at Maria Rosa’s as a family of 6 with 4 kids 11 & younger. It was a great price & had everything we needed for a week long stay. It was a nice place to use as a home base for exploring the area of Umbria (Don’t miss Assisi! It is amazing!) There was a well loved pool table & foosball table that our kids greatly enjoyed. We were able to cook with all the pots & pans we needed & the water was hot for showers. Keep in mind you definitely need a car & this is a well loved & well lived in flat so you get what you pay for which we were grateful for. Our highlight was walking up the road & watching the sun rise! The pool looked like it would be enjoyable if you stayed during the hot season, we missed out on that but stayed cozy with the wall heaters instead. If you are looking for a space to make a home base during your exploration of Umbria & also love the peace & beauty of being nestled in olive groves, this is it! Thanks Maria Rosa! "

"The owners (who owned a restaurant) offer an option for dinner, and their homemade food was delicious. The hosts go out of their way to make you comfortable and were warm and welcoming. We stayed in their newly renovated guesthouse with our own courtyard and it was lovely."
