"Stayed in the quad room with sea view. Wonderful, characterful property with very friendly, helpful proprietors. Beautiful breakfast room and comfortable lounge. The honesty bar is a great idea and we used it. From the photos we did think our room looked out to sea but was actually at the back/side of the house which was a bit disappointing..but we could still see the sea at a stretch. Overall a lovely stay. Electric car charger was excellent. Only slight negative would be the enormous wooden...

"What a delightful experience it was to stay at Instow Barton B&B and be hosted by Colin & Caroline. Happy, bubbly and a very friendly reception on our arrival. Nothing was too much trouble and they went out of there way to make us feel welcome in there home. Very generous size bedroom, large barthoom and cake was in our room everyday! Breakfast menu was extensive and varied. Quality of food was of a 5 Star standard and presented in a timely and professional manner. I’d go as far as to say that...

"I had the small single room. It had a very comfortable large single bed, tea making with biscuits and bottled water. Late TV and a clean bathroom. Lovely bar attached with music on Sunday night. Excellent breakfast and very friendly hosts. I would definitely go back. "

"Lee House is exceptional. The best b and b we have stayed in. The selection of food available for breakfast could not have been better in a 5 star hotel. They catered for my dietary needs and the presentation of the food was excellent. The room was very comfortable and beautifully decorated as was the rest of the house.
