-We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

Great vacation spot
The condo was a great spot for our family vacation. Easily walkable to shops and restaurants and the space suited our family of five well. Loved the proximity to the pool and beach. Staff and other guests were very friendly and welcoming.

Xaman Ha condo
We had a great time staying at this property. The size was perfect for our family. Xaman Ha is located right on the ocean and is within walking distance of fifth Avenue. Just plan to spend lots of money on Fifth Avenue and it is now a very commercialized area. The condo complex doesn’t accept any guests at the pool area however so if you want to meet any friends or family it has to be in your room or on the beach. Also book private transportation to and from the airport before you get to Cancun because the airport taxi people basically steal your money. The condo itself is great, has everything you need for a great stay and is ground level too! I would definitely stay here again.

Clean, spacious, well appointed condo in Playacar!
We had a wonderful stay at the Xaman Ha Condos in Playacar! Hosts were very responsive and courteous. The view of the beach was great, location was very walkable to Quinta Avenida (5th Ave) for shopping and restaurants. We look forward to staying here again next time!

First,this condo is perfectly located. It is mere steps from Pool/Beach and super easy to 5th Ave. For the condo itself, it was perfect in every way. It has plenty of room for our small family, and anything that you could need during your stay. This is not one single negative that I could list here as it was simply perfect.

Great beach views, clean property and pool with a swim-up bar as well as kid-friendly shallow areas. Condo included a washer/dryer and jugs of drinking water. Easy walking distance to Playa del Carmen eateries, but there's also a few options at the pool snack bar. Recommend ordering the Guacamole!

We stayed at Xaman Ha Condominiums last week and absolutely loved it! You couldn't ask for a better location. It's close to shops & restaurants, and yet quiet at night. The condo was just the right size for our family, and we loved being on the ground floor close to the pool & ocean. Very friendly staff, too! We'll definitely visit again!!

As always, a great stay
Not our fist time here or in this particular condo, so know what to expect and will be returning again to same unit in January 2023. Clean and well kept grounds and condo. Balcony outdoor furniture recently upgraded. Just keep in mind to either stand cushions on end or bring inside if getting a rainstorm with wind or you will get a wet bottom! Two minor issues on this stay, neither is serious: Safe was locked when we arrived and the instruction card was missing, so not usable. We have other means to protect valuables, so not that important. The "start" button on microwave does not work. A work-around is to use the "add 30 seconds" button, pressing as many times as required to set your time. We only used this to reheat some items and not actually cook anything. Otherwise, the stay was as expected. A note on the door keypad, and this is not a negative: To activate and enter the code, you must actually press on the keypad somewhere and not just run your finger over it or it will not light up.

Just as advertised !! Finding location and check in was easy ! Pool is only 2 minute walk from condo with very few steps to go down or climb ! A dozen steps up/down to get to condo if handicapped ! Unit was clean with lots of room to move around and a great view ! Kitchen was well equipped and we need to add only our own food !
