Stunning Large Waterfront Home on Sodus Bay w/ Private Beach, Dock & In-Law Unit

This beautiful waterfront home offers remarkable accommodations on scenic Sodus Bay, NY. At 3,200 square feet, with beds for 12 (and plenty of extra sleeping room as well), it is perfect for large gatherings of families and/or friends or a quiet getaway for fewer people. Nearby Sodus Point was named one of the "10 Best Little Beach Towns on the Great Lakes" by AAA. July and August tend to be fully booked by the previous Thanksgiving, so check the calendar early.

The house is professionally cleaned between each renter, under the supervision and assistance of the owner, who is an Clinical Professor Emeritus of Psychiatry at the University of Rochester School of Medicine.

The house offers multiple accommodation options - the 3-bedroom main floor, the third floor in-law suite, and the finished lower floor that sleeps five. The main floor and in-law suite have wall-mounted a/c units. The lower floor is always cool and does not need a/c. All bedroom closets contain a fan, extra pillows, and blankets. More details about each of the home's three levels appear below.

The large, two-tiered pebble beach has plenty of outdoor furniture, a 50-foot private dock and fire pit, two kayaks and a canoe for you to use. Fishing is excellent on Sodus Bay (including right off the dock) and in Lake Ontario, to which the bay connects. Ice fishing is very popular on Sodus Bay (the main access point is only 1/4 mile away) and the beautiful Sodus Heights Golf Course is only 7 minutes away. Numerous hiking areas, including Chimney Bluffs Sate Park, and other attractions are nearby.

The home was purchased in 2019 by Dr. Bob Pollard who ensures that this is a highly satisfying destination experience for discerning travelers. The dozens of 5-star VRBO reviews will give you a renter's perspective on how wonderful the house and region are. Please read them!

Bob, the owner, continually makes substantial investments to improve the house and property, including painting upgrades (inside & out, 2024), three new queen mattresses and bed frames (2024), many new kids toys and family games (2024), a water softening system (2023), two new a/c units (2023 & 2021), and a new boiler and hot water system (2022). The dishwasher, high-capacity washer and dryer, 3-burner propane grill, various windows and doors, and certain kitchen appliances all were recent purchases.

The WiFi service is extra high-speed. The router assures coverage throughout the house for multiple users who may be gaming, downloading or otherwise using the system. Sophisticated Nest company smoke/CO detectors and thermostats are located throughout the house. The two entry doors are outfitted with Yale keypad-controlled locks. Bob will set a unique entry code that you choose prior to your arrival.

The main floor has 3 spacious bedrooms (each with a queen bed), 3 full bathrooms with showers and one bathtub, and a gorgeous living room with a large sectional couch and two cozy armchairs. Gleaming hardwood floors adorn the entire floor.

The living room features a 47-inch flat-screen TV with a Roku video streaming stick and DVD player, as well as an Echo ("Alexa") speaker. Over 100 DVDs are in nearby drawers, suitable for varied adult and child tastes. A wide array of board games, card decks, chess, checkers, backgammon, cribbage, and puzzles are in the living room cabinets, in addition to the large children's toy and game selection on the lower floor.

The main kitchen (another kitchen is in the in-law suite) features high-end appliances, including a "french door" Samsung refrigerator/freezer, an electric range/oven, dishwasher and microwave. A second full-size refrigerator/freezer is on the in-law suite floor. The main floor kitchen features a large array of cookware, appliances, dishware (including for children), glassware, cutlery, utensils, and other amenities needed for a comfortable, lived-in feel and to meet the needs of a discerning cook. A Keurig coffee maker with a large selection of K-cups, teas, hot chocolate, sugar substitutes and various cooking staples (e.g., oils, sugar, and a full spice rack) are provided. A 3-burner propane grill is available for outdoor cooking along with many BBQ tools.

A set of beautiful wood and leather bar stools adjoin the counter that faces the main floor's open kitchen area. Just behind these stools, the huge wooden dining room table can seat up to 10 (or more) depending on how the chairs and extra table leaves are arranged

The combined open-style, kitchen-dining-living room area is a most inviting feature of the main floor. Floor-to-ceiling windows all along the lengthy living/dining room area overlook the bay and the first floor deck.

This outdoor deck features two glass-topped tables and chairs for dining, as well as a built-in, bench-style sitting area and additional casual seating. Hanging plants adorn the deck area. The deck spans the entire eastern length of the house, facing the bay. It can be accessed from the outdoors (via a few stairs on the north and south ends of the deck) or via a sliding glass door adjacent to the dining room.

The laundry room is down a hallway on the main floor. It boasts an LG high-capacity washer and dryer, iron and ironing board, laundry materials (e.g., detergent, bleach, dryer sheets) and a cordless hand-held vacuum and charging station. A large rack for hanging clothes and a long countertop is there for folding laundry. There also is a full bathroom (with shower) in the laundry room area. A high chair and shower chair are stored there, too. This spacious area is far enough away from the main living room for laundry work not to disturb other activities on the main floor.

A new "Shark Rocket" vacuum, Swiffer products, and other cleaning supplies are in a hallway closet on the main floor. An adjacent hallway closet contains spare linens and beach towels.

The upper floor of the house is a beautiful in-law suite with its own kitchen, living room, bedroom (queen bed), full bathroom with shower/tub, dining area, and a couch. There is a private entrance to the in-law unit via the upper level garage or it can be accessed from the main floor. The in-law unit features its own cozy walk-out deck overlooking the bay and main deck below.

The in-law suite's kitchen features a 4-burner electric cook-top and microwave. A small refrigerator/freezer is in this kitchen, as well as a Mr. Coffee machine and related supplies. Plenty of cookware, flatware, dishware, glassware, etc., are provided here. There is a 31-inch flat-screen TV with an Amazon Firestick for streaming service and a DVD player. Just outside the in-law unit, in the second floor hallway, is a full-sized refrigerator/freezer.

The home's "S-shaped" two-level driveway allows parking just outside the in-law unit's outside entrance (up to 4 cars) as well as parking "down below" by the entrance to the main floor of the house (4 more cars).

The spacious lower floor of this home is at (not below) ground level, on the east side, facing the bay. A door leads to a covered patio area (below the main deck above) where there is a table and 4-chair set, and stairs leading to the two-tiered pebble beach. This lower floor features one queen and two twin beds, a very large, semi-circular sectional couch, a tall oscillating fan, many kid-oriented toys, games, books, and other amenities.

Some families delegate this lower floor area to youngsters or "overflow guests" and offer the in-law unit to those who desire some extra privacy (e.g., grandparents or those with babies). These options are a real asset of this property.

What should you bring? The answer is virtually nothing except your clothes and food. It's like a long-stay hotel. The house is extremely well-stocked with most anything else you’d require, as many VRBO reviewers point out. There is no need to bring linens, towels, paper products disposable dishware, soap, shampoo, cleaning or laundry supplies, or beach towels. Bob recommends bringing firewood bundles such as those sold in grocery and convenience stores or home centers for the fire pit on the beach. Bob provides fire-starter bricks and plenty of kindling. Some guests bring motorboats, bicycles, and/or golf clubs. A bocce set, “cornhole,” several other lawn games, and baseball mitts are on hand for outdoor fun. There are plenty of adult and child-size life jackets (PFDs) as well as a wide selection of water toys, indoor toys, games, puzzles, books, and more.

Note that, being in a quiet cove of Sodus Bay, plant life is somewhat prevalent around the waterline, such as some reeds and other underwater plants. This supports the fish population but water shoes are recommended for swimming as well as for walking on the pebble beach. A more pristine, large sandy swimming beach is in nearby Sodus Point, with lifeguards present.

This spectacular home is a short 10-minute drive from the Sodus Point resort area where Sodus Bay meets Lake Ontario. Sodus Point boasts numerous restaurants and bars, live entertainment, and shopping, plus the great beach noted above. Marinas rent a variety of boats which can be moored at the 50-foot dock at the house. The Sodus Bay Heights golf course is a short 7-minute drive away. Spectacular Chimney Bluffs State Park is 8 miles away and not to be missed. The Sodus Bay Lighthouse and Museum is a very popular attraction.

This property is far enough away from Sodus Point for privacy from most boat and vehicular traffic (and associated noise), yet close enough to partake of all that the Sodus Point region has to offer.

Rochester, NY is about a 45 minute drive, Syracuse about 1 hour away, the beautiful Finger Lakes region about 1 hour away, the Adirondack mountain region about 2.5 hours away (depending on your destination), and Niagara Falls a bit over 2 hours away.

Sodus Bay Adventure
Bob Pollard is a gracious host, commutation with Bob is an easy as it comes. The property is clean, neat and loaded with amenities. The location is perfect, easy to get to and the view from the outdoor deck is spectacular. The main house offers plenty of room for a large group and yet enough space to find peace and quiet if needed, The main dining area offers a huge table which sits eight to ten people. The house is organized and equipped with every thing you could possible need. We would highly recommend this property and are looking forward to returning next year. This place is a solid 5 star. :)

60th Birthday Celebration
This property is exactly as described. We had 10 adults and there was plenty of room for everyone. The house was clean, comfortable and had amazing views. Each of us commented on our beds being very comfortable. I have stayed at many VRBO properties, and I have to say that this house was by far the best stocked of any VRBO I have ever stayed....pots, pans, plasticware, paper products, everything we needed was there. We have a great experience, and we all hope to return to this house.

Beautiful, Clean and comfortable getaway
This is one of the best homes I’ve rented. Everything is carefully labeled and it made it so easy to find what you need quickly. There was coffee and spices and even an extra fridge upstairs! The beach and dock area are beautiful and there is even a fire pit and a couple of kayaks you can use. The home was spotlessly clean and the beds were comfortable. The WiFi worked great as well. We can’t wait to come back!

HOME RUN!
A clean, comfortable, beautifully equipped house in a totally scenic location. Bob is a thoughtful and gracious host who met us at check-in and gave us a guided tour of the property. Nearby pontoon boat rental tied up nicely at his large dock. Plenty to see and do for 6 adults and 2 children for a week (or more). Thank you Bob for a most enjoyable stay!

Great Week at Sodus Bay
We had a great week exploring the trails in the Sodus Bay area. A must is Chimney Bluffs. Being right on the water the home is in a perfect location for canoeing, kayaking, fishing, paddle boarding and other water activities. The elevated decks have a beautiful, scenic view of the Bay. Great for those that need down time to unwind, read a book, enjoy a drink and generally relax. There are many good restaurants and a great beach a short drive from the home. The house has ample space 10-12 people and is well equipped. A great place for a week or more on the water.

Family Vacation 2023
The pictures and reviews do not do this property justice. It is the cleanest, most organized ( everything is labeled) stocked with everything you can think of .The rooms are great sizes. The views of the water are wonderful. The outside is stocked as well with kayaks, canoe. Water Toys. Bob are host is wonderful. Answers any questions right away. A Gem on Sodus Bay
OK, so maybe I'm a tad biased - this is the home I grew up in! Regardless, the properly is as pristine and well maintained as it was when I lived there nearly 40 years ago. Modifications accommodate additional guests, though the basement level is not as inviting for overnight - unfinished. The property caters to the active sportsman as well as just those just looking to enjoy tranquil serenity. And Bob is always there to support any needs - makes certain your experience is top notch!

Lovely Home
The location was great. Our family enjoyed the kayaks and canoe, the well stocked home and the ease of check-in and check-out. Be warned though: The description says A/C units in two places, nice, however the bedrooms do not get A/C but there are fans available in each. This is on me as I read the description and assumed the entire home would be cooled. The basement bedroom is very musty and smelly. When my family came up in the morning the musty smell was all over them so showers daily were necessary. The living area furniture could use a deep clean. It's grimy and there is a cigarette burn on the ottoman. Better yet, replace it. Besides these issues the stay was fantastic and the host wonderful.

Generous and complete, with views
All went well. it’s a huge space, with great views, and both sun and shade Options Outside . Kitchen very well stocked. plenty of towels. Wi fi worked very well, and that is hard to find, in beach houses. Swimming was not the greatest, but the Public beach 15 minutes away is wonderful! we went every day. Only problem was the paddle boat rudder is loose and rusty, so we couldn’t use it. There is a tool kit, but we weren’t sure we could fix it. I feel confident owner will take care of this. We visited the stone beach area under Chimney Bluffs, for great photos. Enter from the smaller free parking lot.

Lovely Family Retreat
Our family of 10 spent the last 5 days in June at this great property. We were met by Bob, the host, given a thorough walkthrough of the property which was very helpful. In total there were 5 cars and ample room for all of us to park. Each bedroom is a nice size and we especially enjoyed the “in-law” apartment which had a balcony that overlooked the water. There was an additional large deck, located on the main floor, which our family used often. Being a family of cooks we found the kitchen was well equipped and stocked. There is even an additional refrigerator located on the second floor which we used. This property is clean and well maintained and is exactly as pictured. There are kayaks and a canoe readily available. It was fun to see the neighborhood from the water and the location of the group of swans that frequently fly over the bay. The fire pit is located on the shore which our kids used to roast marshmallows. One perk of this property is that it is close to parks, Sodus Beach, and only 45 minutes away from Rochester where there is a host of activities, as well as, good restaurants. Bob is truly dedicated to making sure that everyone enjoys themselves while staying there. It is a gem for the area.

Perfect place for a winter getaway
Bob was kind enough to open his home in the middle of winter for us to go ice fishing. His house is a mere 0.25 mile from the ever-popular Shaker Tract RD parking near Third Creek. It was a very convenient and short drive to fish – especially in bad weather. Other than great ice fishing, the house had some beautiful views of Sodus bay. We even saw wildlife such as Snow geese, Red fox, Muskrat, and Bald Eagle. The upper and lower floors provided quiet and privacy for those who wanted it. The middle floor has an open concept design of the kitchen, dining, and living rooms, which was very spacious and gave everyone room to spread out. Bob is a very thorough and meticulous host – qualities that more should have! His preplanning and set up was on a level that covers every “What if? Scenario”. He has prepared a setup that is pretty much a hotel-like experience, where all you need to bring is clothes and food. We didn’t even notice if we forgot anything, because Bob was way ahead of us and had everything covered. It worked out very well, and everyone had a relaxed trip. We Will Certainly Be Back!
We have been renting homes from VRBO for the last 15 years. It has become a custom to do a family vacation every year. This is by far one of our favorite homes. Bob is a wonderful host. Before our trip, he assured us of all the precautions taken to make sure the home was safe and Covid 19 precautions met. We felt very safe coming. We are an extended family of 9. Two grandparents, 4 next generation parents and 3 grandchildren under 8. The house itself accommodated all our needs and then some. I don't think we have ever been to a house that had such a large supply of spices, condiments, paper products, soaps and shampoos, laundry detergents, beach towels, linens,etc. We only needed to bring our clothes (brought too much) and our food. Bob saw that everything we needed for a great vacation was provided. We brought our 24' boat with us....the dock was great and accommodated the boat with no problem. The dock was also a favorite place for our sons and their sons for fishing....they thoroughly enjoyed it. The outside area by the water was great...spent many a night by the fire watching the beautiful sky and water. We definitely needed the insect repellents at night...the fogger Bob provided did a great job. The deck provided ample space for us for enjoying the views of the water...so picturesque. Although we love eating outside, we ate most of our meals as a family at the large dining room table. We had 3 little ones with us and thought the inside would be best to keep them from being distracted with the ongoings of the beautiful outside views. Because we were vacationing here during the Pandemic, we felt perfectly safe. We spent most of our time on the boat on the most beautiful lake ever (Sodis Bay) and Lake Ontario. We were so shocked how calm and warm the water was (this was mid August). We anchored the boat by the Cliffs on Lake Ontario a couple of days and swam there...a few ventured off and swam to the shore. We also anchored near town and played in the water there. We went into town a couple of times for grocery runs, etc. and ice cream stops. The town of Sodis Point is quaint...not overly touristy....loved that especially in these times. We felt very comfortable and everyone was social distancing and wearing masks. We also hiked through the abandoned Girl Scout Camp in the area....now a state park. We really enjoyed the walk through....nicely maintained and the views of the water were great. We thoroughly enjoy our stay...thanks Bob!

A restful getaway and fantastic lodging
The property is all you that see and read about in the listing and then some. The home is very clean, well organized and very well supplied. The host is very friendly and readily available if there is a need. He has gone above and beyond to make sure you have an amazing stay. The deck is large with a great view of the water. There is plenty of seating and tables if you want to eat on the deck. The dining room also has a huge table and the kitchen will let you prepare your favorite meals. The rooms are spacious and comfortable. We were a party of 8 adults with a 5 yr old and a 9 month old. The layout of the house was perfect and afforded great spaces for the children and adults. We rented a pontoon boat for the week we were there and tied it to the dock and boat house at the camp. We rode around the lake and found an awesome sand bar for swimming. We would have swam at the camp but it was more fun to take the boat out. At night we enjoyed the fire pit by the water. There are stores close by for groceries and a few restaurants if you feel like dining out. We very much enjoyed our stay and would definitely rent again. And, a very BIG THANKS to Bob for sharing this place with us. We had a great week.

A Truly Wonderful Week on Sodus Bay
This year our three-generation family of fourteen visited Sodus Bay for the first time. We were wonderfully surprised at the lovely property offered by Bob Pollard right on the bay. It was beautifully laid out, with spacious rooms and everything we needed to have a wonderful time together. The view of the bay could not have been better. This allowed us to look from the living room or the deck of the house and see everything that was going on down at the waterfront. We enjoyed the canoe and kayaks that Bob offered, and were also able to tie up our sailboat and some paddle boards at the long dock. The beachfront area gave us a wonderful place for a family campfire with s’mores and sharing stories. The weather was fine, and we were comfortable with the windows and screen doors open most of the week. When we needed the air conditioning, that also worked well. We would heartily recommend this property to other family groups like ours.

Beautiful, peaceful property
My extended family had a wonderful time on Sodus Bay. The house is lovely, big, clean, very well-stocked, and right on the water. The kids had a great time kayaking while the adults enjoyed sitting on the deck. We cooked dinner every night and found everything we needed (appliances, spices, oils, etc). The weather wasn’t great during our week (chilly, gray, rainy) and on rainy days there isn’t much to do locally. We ended up driving 50 minutes to a bowling alley in Canandaigua. On nice days we enjoyed hiking at Chimney Bluffs and walking around lovely Sodus Point. Robert is a stellar owner, he responded to texts immediately (we blew a fuse one morning while cooking breakfast). We highly recommend Robert’s home for a peaceful stay.
