"The apartment was in an excellent location and met our needs very well with the exception of the kitchen, which had only a 2-burner induction cooktop, coffee maker, refrigerator, and a traditional toaster (no microwave or oven). Paola was very responsive and helpful--we felt that we were in good hands. We parked at the structure on Via Roma, which was easy to find and use, and a reasonable walking distance to the apartment. We enjoyed our stay."

"We spent wonderful week there. The hosts are very welcome and ready to give you any help you need. The place is quiet and there is beautiful panorama from the taras. The house is comfortable, clean and cosy. The jacuzzi is also amazing thing on top of it. It's a good base for visiting many places in Umbria. It's possible to get from the house to provincionale road in 7 minutes."

The facilities were as advertised and we delighted in using the pool and tennis courts. The property is perfectly situated for day trips to explore the region. "Santa Maria is a stunning property in a beautiful & quiet location ideally situated for Orvieto. The apartment was comfortable & well equipped. The owners were most helpful & pleasant. We loved their collection of animals: 2 friendly dogs & an assortment of cats & peacocks. We also enjoyed being able to pick vegetables from the owner’s garden. The swimming pool was wonderful. A very enjoyable stay."

It was just what we were looking for to accomodate our family group and we enjoyed many good times. The table on the patio was a favorite location for relaxing. It is a great place to stay with a car. The parking is convenient and taking day trips in Umbria was easy from the location. "An absolutely beautiful apartment with stunning views over the Tevere Valley towards Assisi. All rooms are comfortable and clean but you will spend most of your waking time in the main living room where there are windows on three sides. The balcony is large enough for a meal for two, and the kitchen is fully equipped to enable you to cook it. The hosts are fantastic, knowledgeable and very helpful. I highly recommend this apartment."

"Amazing space and gracious hosts - we were picked up after arriving by train by Luigi and Emanuela, who gave us a quick tour of town and oriented us to the apartment. The place is so lovely - beautifully decorated and immaculate. Truly one of our best rental experiences ever. Nothing to critique or complain about here. Orvieto is a charming town and this apartment is the best place to stay. Book it!"

"Valerie was very responsive to any and all needs. The apartment is absolutely beautiful however, the three of us that we’re travelling are all in our mid 70s to early 80s. One person with arthritis issues so the stairs were a bit of a problem for that person. Otherwise, I would highly recommend this apartment and would go back on my own many times over"

"The house and location are perfect for a family holiday, the pool is lovely and there are plenty of covered areas in the garden in which to relax when the sun gets too hot! The proprietors are very accommodating and fixed any issues (washing machine failed during our stay) immediately. The only thing to be aware of is that the region near the lake does suffer from mosquitoes which come out in the evening - so take repellent with you as it’s expensive in Italy!"
