"I really loved this hotel. The beds were super comfortable the room was clean, staff was really nice and the hotel is gated. I felt safe. The price was reasonable. I was here with my business staff and they all loved their stay. Thank you to the staff for being so nice and providing a comfortable stay. We will definitely be back."

"My girlfriend and I booked a stay for 3 nights with the intention of extending the stay if we liked the place. My GF went to check in and immediately felt unsafe. The security screen door was open and the back door looked like the lock was rigged in place. Nothing about this house matches the pictures, it is complete run down. She was too frightened to stay and left immediately and checked into a hotel. I reached out and let them know that we cannot stay there and requested a full or even partial refund since we didn't touch anything so the place was in rent ready condition. We also offered to explore staying at other locations that the management company represents. They were responsive but never offered any effective solutions. I would never stay at this property or any other that is managed by Patriot Family Homes."

"Beautiful house in a quiet neighborhood. We loved looking out over the little lake every morning and sitting around the fire every evening. The kitchen is roomy for several cooks, has high end cookware. Foosball & other games made it so fun. Loved it all!"

"Our stay at “Cottage in the Woods” was wonderful!! We hope to always book “The Cottage” when heading to Memphis. The hosts were wonderful and responsive in every way. It was great to be kinda like out in the country but able to get into Memphis in less than 30 minutes! The Cottage was clean, roomy and, comfortable. There are TWO wonderful covered porches - each with several chairs AND a swing!!! It is surrounded by fields making it seem you are out in the country!! The beds are comfortable, and the pillows and sheets are wonderfully soft. Love the open area including the kitchen, living room and a desk chair and great lighting at the far end of the living room. The laundry room is a plus, too! So …… WHAT’S NOT TO LOVE ABOUT IT?!?!? Thank you for everything, Leenie and Ray!!"

"Host sent code to get into the house prior to arrival and that process went well. This property was advertised as sleeping 17, which was not accurate. There were 2 bedrooms with 1 single bed and 2 bedrooms with 2 double/ full beds. Which was only enough for 6 guest. My youngest had to sleep on the couch! Sheets were dirty with stains, hair and crums. Fortunately we all had a travel blanket and slept on top of the covers. Towels provided did not smell fresh or clean. All the rugs in the house were dirty and there were hairs on the bathroom floors. I had to vacuum the entire house upon arrival. The house was rather quaint and was a decent property, unfortunately the uncleanliness and false advertising was disappointing. We did reach out to the host and they did respond and apologized for the uncleanliness and hoped that it was okay for the time being. The street noise was very loud and made it difficult to sleep at times. The area was monitored with blue lights which was a little concerning, but once we were in the house we did feel safe with the security system. Besides the appliance almost everything was new in the house. There was also not enough dishes for more than 4 people so we had to was dishes in order for everyone to eat. A washer and dry would be beneficial to the property as there is no way I would have felt safe to do coin laundry in the area! "

"We stayed at this property during Christmas to be near our son’s family. It was the “grand parent’s place” since both sets stayed at the house. The house was warm and inviting, also quite large for four people- lots of space. The size of the actual house is deceiving from the road! We would definitely recommend!!
