Set alongside one of Livingston Manors quietest lakes, is this lovely updated home. Large, airy rooms on two floors, a perfect southern lakeside view from all windows, and a short hop into the town, make for a great vacation experience.
The house affords a larger family or group plenty of space to be together and also privacy when needed.
On arrival, a short flight of stairs take you up to the main level which has the great room with gorgeous lake views, the large kitchen and the dining area. The kitchen is a standout, equipped with professional appliances and almost any tool or device that could be needed. The adjacent great room is anchored by a large stone fireplace with multiple windows and doors to the deck and screened-in porch. This floor also has two king bedrooms. The first is the principal suite with its own adjacent bathroom and private balcony. The second suite with a desk for working, and a second hallway bath are also on this floor.
Downstairs, the family room has a large screen television, a ping pong table, and plenty of books and games. This floor also has the laundry room, a third hallway bathroom, and two further bedrooms both with queen size beds.
Down two steps is the bright lake view exercise room with yoga mats, weights, balance balls, ropes, and plenty of space for kiddos to run and let off steam.
The land is beautiful and is a mix of lawn and woods, gently sloping towards the water. There is a small stream running through, and the wildlife is plentiful. However, the main feature is the lake. Trojan Lake is approximately 26 acres and perfect for swimming, kayaking and canoeing. It is a quiet place, used mainly by the few nearby residents. A short walk or drift down stream in the kayaks take you to a perfect swimming spot.
Guests will have access to the property in its entirety.
For those who want to venture out, the sweet boutique town of Livingston Manor is 4 minutes away. Filled with great restaurants, bars, stores, and more, it is one of the Catskills favorite towns for visitors.
It is recommended to have a vehicle and an AWD vehicle during winter.
Please be advised that guests use the ladder to access the loft area in the yoga room at their own risk.
We are a pet friendly home, but only allow dogs and a maximum of two. We ask that your pet is house-trained, crated when you are not home, and please no pets on the furniture. Thank you!

This is a V.I.Pooch Pawperty! There is a $75 pet fee per stay and your furry friend can expect the following:

PLEASE NOTE -
Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.
Rental Agreement: Please know that we require all guests to sign a rental lease agreement.
Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
Weather: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” or more accumulation but we cannot guarantee an exact time for the plowing as the crews are often unreachable and out of cell service areas for much of the day.
This house has a steep / and or long driveway and extra caution is warranted. Please allow extra time when departing. Upstate Place does supply snow shovels and pet-friendly salt at each of our properties for extra safety.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.
Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take a time stamped video of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained.
Early check-in: When available, we love to allow our guests an early check-in to get your vacation started asap! Unfortunately, during peak times, this isn’t always possible. But please ask, we will always try.
