We spent a few nights here. The hotel was nicer than we were expecting for this price. It's located in a great place along the subway and right next to a huge shopping area.
Stopping by the Nishiki market is a must. Great street food there and you are so close when staying at this hotel.
Excellent hotel for the price paid. It's very close to the subway station and very close to the Gion District. The room is ok although a little bit small. The bathroom is very clean but also small.

Great location, very economical, but not new.
The inexpensive rooms we stayed in were in need of new wallpaper, new carpet, new desks, new bedspreads. But since we spent 12+ hours each day touring Kyoto and returned to the hotel just to crash at night, we were okay putting up with the sad condition of the room. The location was ideal. The bus stop was literally just around the corner. The subway also was close by. Best of all, the hotel is next to a convenience store open 24/7 which allowed us to pick up whatever breakfast foods, bento lunches and snacks, at our convenience. This saved time and money to focus on what we were there for---to see Kyoto.

Basic hotel with a good location and staff
Hotel is in a good location for sightseeing to nearby sights on foot or access to metro lines. Hard to find at first as hotel sign on the side of a building and located down a small street behind the main road of shops. Look for the Seven-Eleven on the main street and the hotel is right behind it. Staff is friendly. This is an older, simple and basic standard hotel. Nothing fancy but just a place to sleep. Reserved a non-smoking room and the floor was designated non-smoking, but had to wake up in middle of night because the "smokey" odour was bothering me. Front desk was helpful to provide an alternative non-smoking room that was much better without the room odour. Pillows are very very thin and flat.
1st room was on 9th floor and was awakened by loud noise which I thought at first was a train and turned out to be the heating system. The hotel was like 90 degrees- hot! I changed rooms and was treated to 1 cockroach. The location is great and the price is cheap...Dems the tradeoffs.....!
While the rooms are typically small as we had encountered in our previous hotels, there was nothing we could fault in cleanliness and facilities. The location is great - right by a subway, and great walking distance to shopping street and other notable Osaka ‘sights’. We hadn’t booked breakfast as part of our original booking and, as we arrived late in the evening it was too late to book for the following morning. But plenty of eating places close by. Only a one night stay on our way out of Japan and at the tail end of our holiday but would have had no problem staying for longer

Excellent base to explore Kyoto. Friendly hotel staff from the front desk to housekeeping. Tasty traditional Japanese breakfast. Our non-smoking room, however, had a strong cigarette odor. The mattress was lumpy.

Perfect location in Kyoto
The hotel is not modern, so don't expect too much. No free breakfast, there's free coffee at the lobby, and a computer if you need to check something online. The staffs are helpful, just communicate with them. The location is just right. While staying here, I walked everywhere. Try to stay around this area, if you'll be in Kyoto. Its just easier to navigate the city around this district.
This hotel is way too expensive for what you get. The carpeting and bedspreads were FILTHY. Very small room with a view of another building. The only plus would be the location and the breakfast was good. I recommend The Hearton which is much better and less expensive.

downtown bargain
Small, especially the bathroom, but clean and comfortable. Great location for nightlife and close to transportation. No parking at the hotel and nearby parking can be expensive (and not all that nearby). Friendly staff.

I feel I got what I paid for. The location of the hotel is a bit snuggled between buildings, but not hard to find by any means. The staff was helpful and the location is pretty awesome!

Poor ventilation
Had a restless night at this hotel. The ventilation was very poor although the air conditioner was running. Seemed like smoky air filled the room in the middle of the night. Other family members had a room with a worse air conditiner. However, the hotel location is excellent being close to many markets and other retail outlets.
The hotel location is great, close to many sites. For us, probably something within walking distance to Kyoto station would be better since we taken a train to Nara, Tokyo and a walking tour starting at the station and had to take a bus to get to the station. Breakfast was very good. Lot's of food and great choices. Highly recommend this hotel

Great location
Clean and the staffs are helpful although they can't speak English well. Easy access to shopping area and bus stop is just outside the hotel which make so convenient to travel around. Overall, I am happy with my stay.
Location is great. Right near everything you want.
The service was professional and great.
The rooms were old and in need of a renovation. The main downfall was the bedding. It had an old quilt that would never look clean (despite it pea ably being quite clean). When on holiday you want a nice, snuggly, clean and crisp doona. I don't know why they don't get plain white doonas.
The hotel and contents are old and outdated but the location makes up for it.
