"The public areas are run down. The room was a stark contrast to the lobby. Bright, clean, spacious. Beautiful view out to the water. The staff was friendly and very warm. Easy street parking around the corner. Lots of dining options near the area."

Unfortunately I did have noisy people in adjoining rooms who played loud music and the room the other side had tv on loud but that’s the lack of concern for others that’s all too common now and not the fault of the guest house. Breakfast was good and staff polite and helpful."

"Disappointing stay (Joss room) which was a shame as location was perfect for me. Shower was broken, was offered communal shower but on close inspection I decided not to use. Blind in room doesn’t close properly, lots of light coming in, very noisy fountain out front which you can still hear with windows closed. Very poor Wi-Fi. Pub itself was lovely, staff friendly, no food on Mondays though."

"What an amazing find. We can’t recommend Beachborough Park enough. From our first contact with Rob it could not have been better. He was so helpful and accommodating. When we arrived the welcome was warm and friendly. We were leaving early the next morning and would miss breakfast however there was already a paper bag with a continental breakfast ready and waiting for us in the room, including a cafetière ready for use. "Actually, I was sick the entire time I was there, not the fault of the Black Horse. However, the parking situation is terrible. While sick, I had to move the car several times. I found my rental car was side-swiped, and I'm having to pay for damages my insurance doesn't cover. Again, not the fault of the Black Horse."
