Luxury ocean front condo in an upscale mid-rise building conveniently located to the Cozumel Town Center. The condo is professionally decorated and offers all the amenities of home. The artwork and amenities are amazing. The 18’ windows aggregate a full view of the pool and the ocean. Watch the cruise ships come and go daily. Truly, everyone loves this condo! It’s extra large and roomy with a sofa bed and a trundle bed besides the king bedroom and there are two full baths. The master bedroom is elevated and there is a picture window to the ocean view. The kitchen has all American appliances and everything you need to get you started on your vacation if you wish to eat in. Coffee, creamer, tea, salt, pepper, oil spices and more including coffeemaker, toaster, blender, even a garlic press.
There is dining, snorkeling and other water sport activities and shopping within walking distance.
On-site workout facility, tennis, pool and heated whirlpool. Water sport rentals, day spa, jeep and scooter rentals are near by, References can be provided. The condo features TV, with American channels and Netflix, high speed Internet, 24 hour security, and free secure parking. The building is accessible and has 2 elevators.
The unit is managed by Chris and Victoria, Americans who have lived in Cozumel for 10 wonderful years, 8 of them in Palmar. We are here to help you with all your needs. Chef services are available upon request.

We do deep cleaning and provide maid service once a week during your stay. We proudly say that our housekeeper Martina is a professional worker.

Martina cleans only ONE condo per day in order to decrease contact among building guests. We will do our best to leave a day between guests whenever possible.

If we have guests arriving your check-out day we will kindly ask you to adhere to our check-out time at 10:30 am, otherwise you will be welcome to leave at 12:00 pm. In case you need to stay longer let us know, we charge a fee for a late check-out.

For your safety we are leaving spay disinfectant and disinfectant gel in each condo for your personal use during your stay.

We love to pamper our guest so we prepare the condo with a bottle of water and beer per guest, plus a basket with some snacks and a bottle of wine, in this way they can star to enjoy the condo as soon as they arrive.

We have two cars in great condition with air conditioning for rent. Both are standard transmissions for $45 a day with insurance included. They’re in much better condition than most car rentals. Contact us for availability and payment methods.

Our regular check-out time is at 10:30 am, we kindly ask to all our guests to adhere to our check-out time when we have guests arriving the same day. Otherwise you are welcome to leave the condo at 12:00 pm with no charge. Please confirm for availability.
In case that you would like to stay longer, we charge a fee for $10 dollars per hour.

Very pleasant, great location
Everything went well (even with Hurricane Beryl). We had stayed here before and would again. The property management team was responsive, made sure we were OK before and after the hurricane hitting the island.

The place was amazing with beautiful views. The pool & hot tub area was wonderful. The location was great with so many restaurants & shops within a short walking distance (the Coco Cafe below was such a nice treat-great food & friendly people). The security at the place was very watchful & always helpful. The host/manager was very quick to respond with any questions I had, even though I didn’t have many at all. They had SO much information laid out for us (places to eat, beaches to visit, all that we needed to know about using the devices inside the condo). This was one of the best places I’ve ever stayed. Would love to visit again & would definitely recommend it.

The condo was beautiful, clean, and stocked with amenities. It had everything we needed- we especially appreciated the number of towels provided and all of the kitchenware for cooking, they even have a grill and a place on the balcony to wash your dive gear. The view was stunning and the pool was a great place to relax. Loved everything about this place!

This condo in Cozumel is all one could hope for. It is STUNNING! The views are fantastic and the amenities are above and beyond. For this Midwest couple it was heaven, sitting on the balcony, sipping our morning coffee and watching the cruise ships come into Port. We found the beaches on the Eastern side of the island to our liking, as almost all of them had little or no people. If you're interested in staying in Cozumel, this is the place to visit. Beautiful condo overlooking the Caribbean Sea, you can walk to many amazing restaurants, although we had a car.. which I highly recommend. You’ll be able to visit all the beautiful beaches on the island. Take the ferry to Talum, see the ruins, swim with the turtles, go diving and snorkeling, see the light house.. so many beautiful places to enjoy.. the culture and food.. the beaches are so incredible! The condo had every possible amenity you would need! Plenty of towels, a whole set up for first aid, they even had snorkel gear.. we brought our own.. nice washer dryer, sunscreen, bug repellent.. too much to mention. The kitchen had everything you need to enjoy your stay. I highly recommend! We will definitely be going back! Had the most amazing time! Got to know security as you enter through the gate, they are really nice and very helpful! The hosts communicate very well, we used COSTAMED, and had them come to the condo, cost a little more, but saved on going to a clinic to get out Covid test done. The were very nice and professional, got out results via e-mail in 30 minutes.

Victoria and Chris were wonderful throughout the entire process and especially during the stay. Out 2nd time staying and they have made some nice improvements/updates to an already wonderful condo. Beautiful condo!
The condo lives up to the pictures! We don't have anything bad to say about the place... it is beautiful, comfortable, well-maintained, and well stocked. The property feels very safe as there is a gated entrance and round the clock security. It was nice having a keypad entry so that we didn't have to worry about losing a key. I would also like to specifically mention that the house cleaner does an exceptional job!

Perfect and clean!
This is a great, CLEAN condo that is very nicely decorated. The owners/property managers were very responsive and gave such detailed information about the condo - we had no questions and entering/exiting the condo was super easy. We asked if they could recommend a dive shop, and they recommended Dive With Martin. We were not disappointed! The boat picked us up every day at the Sunset Pier which is a very short walk from the condo. Just be careful when using the bathroom in the middle of the night - you have to step up to and down from the commode area. Lovely place! Will definitely stay there again! The good set of kitchen knives was appreciated!

This place is immaculate. Beautiful views, and just about all you can possible ask for. I've stayed at many rentals before, but never one with nearly as many items stocked for your convenience. Several toiletries, a fully stocked kitchen that probably has as many items as my own house does, complimentary snacks and a bottle of wine, and an absurd amount of towels. The hot water and AC worked great, and the bed was comfortable. The bedroom ceiling fan was a bit fidgety, but, after a few days, I realized you just have to jump up and give it a tap to get it going. I think the motor may be dying on it. But that was literally the only issue I came across over 8 days. I would definitely consider staying here again next time I come to Cozumel.

Great Property
Chris and Victoria were gracious hosts and the property looks just like what you see in the pictures. The location was close to town yet far enough away to be quiet. These hosts went above and beyond customer service as they helped arrange for a medical appointment due to a blocked ear. Their hospitality was so good that we decided to rent with them again for a trip later in the year. If you are looking for a quality, clean condo in Cozumel, look no further. This is a GREAT place!

Gorgeous Spacious Condo
Everything about this condo was perfect... the pictures on VRBO are exactly what it looks like! There were a few items for us in the kitchen to start with such as snacks, coffee, condiments, along with towels and rafts for the beach or pool which was beautiful. We also had a huge terrace to sit on overlooking the pool and ocean which was great to have since it was rainy, cloudy and/or windy for 10 out of 12 days that we were there. We've been to Cozumel many times and usually stay in a hotel, and we were so glad we chose this spacious gorgeous condo, especially because of the weather, it gave us a lot more space since we ended up spending more time inside than we normally would have. It is close to few beach bars and restaurants, and downtown is only about 2 miles away. Victoria and Chris were beyond helpful and quickly responded to any questions that we had, and all the people that worked around the condo were extremely nice and helpful. Next time we go back we will definitely stay there again.
