The staff was really nice! The location was pretty good. We could walk to most things. However, the hotel it's self is a little run down and the bed was pretty uncomfortable. Super hard and springy.
Aircondition didnt cool although runnig on highest cooling setting. Felt sick after 1 night in this room, sour through, went check the aircondition air filter and saw dirt and dust which was there probably since 1 year, so nodody cleans aircon filters in this hotel letting customers beeing exposed to air bacterias. Never booking this hotel again, it isnt worth
Overall it's a great location for where I like to be. They have an excellent staff who are very warm and helpful. My room was unique in that it's one that is set up for those who like to not utilize the normal tables, chairs or raised beds. So, there's wasn't a chair in the room, which is apparently not the case for all of their rooms. I'm a yogi, so I do like sitting cross-legged on cushions on the floor, but not always for doing extensive work on my computer. So, be prepared to choose the type of room you work well with. I didn't even notice (when scouting out the room) that it didn't have the normal furnishings.
Very friendly staff and excellent location. It was right in the middle of all the action in Chiang Mai making it very easy to go to old as well as new town. Loved watching the squirrels over breakfast
The room (including bathroom) is modern. The staff are friendly and helpful. The breakfast was good although basic. Some fresh fruit would have been appreciated. Will be staying there another night after completing Mae Hong Son loop.
Room is so big with living area. The garden is nice. Location is nearby several attractions.

Flooding
If you are looking for block drain and had flooding each shower time. Then I guess this hotel will be the best option.
The customer service is good however the issue of the drains is really bothering us.
The best part of our stay was that the staff was very helpful, generous and courteous. They helped us plan our trip to major attractions at Chaing Mai. Very friendly staff. Another best part was that the car/bike/cycle rental was adjacent to the hotel. The rooms were neat and clean and very spacious.
Hotel located within walkable distance to most of the temples. We could explore the saturday market and the sunday bazar at walkable distance from the hotel. Breakfast was decent with not much varieties. May be they can include some more varieties or fruits to the menu.
The only issue was with the bathroom. There seemed to be some drainage issue. The water was getting accumulating and not getting drained. This was informed to the staff and they said, they will fix it. May be this issue was with our room. Cant say.
But overall a great experience. BZ!!!

Had a wonderful 5 night stay at the Sabaidee.
Had been recently renovated so rooms are great. The included breakfast was among the best I’ve had in Thailand, and Koko at the front desk was very helpful and spoke English well.

Nice and clean and simplistic- zen. Very nice staff, very helpful. No hot water the last night :( Breakfast very minimal, no phone in room
A little away from most of the tourist areas, necessitating a rental bike for us. That was ok, but without the bike a long walk to anywhere. There seems to be no insulation in either walls or ceilings as the noise from other rooms is excessive well into early hours of some drunken mornings. I think it would be better if they had some signs reminding people to respect other guests, and stop excessive shouting to people from distances, and children running around shouting and playing in the corridors. Some people have no concern for others and care little for their privacy, everything can be heard by everyone in proximity to them. Woken many times by inconsiderate guests.
Good clean hotel in old city. Very friendly and helpful staff. Average value. Limited choice for breakfast but coffee was good and hot dish offered each morning was good. Reasonable value.
Excellent location in the Old Town, surprisingly quiet at night and easy to sleep. Great and friendly staff who were very helpful and offer good advice on things to do. Would stay again.

Location is perfect, just next to Wat Chiang Man, and only few minutes walk to the Three Kings Monument, Wat Chedi Luang, and even further by walk to Wat Phra Singh.
If anything to talk to, found some mosquito inside of room, so always keep windows closed!

Sabaidee had just completed renovations to their place when we stayed. The rooms were large, with comfortable beds. They still felt a little empty, but I imagine they will be adding more art to the walls to make things feel homey.
The staff who checked us in were AWESOME, and also helped us plan our day. (We came for Loi Krathong, so Chiang Mai was very busy and we appreciated the advice).
The best thing about this place was the location. It was so easy to get where we needed to go, and there were great restaurants nearby as well.
The free breakfast could be improved. Otherwise great stay!
We needed an affordable rooms for 8 days and this was about all that was available. Beds are clean but floors are filthy. Moldy shower and one of our room smelled terrible. Maid service is useless so I used a bottle of bleach and cleaned the bathroom myself...just to get rid of the mold!
