My only concern was our window would Not stay open & we were very hot during the night although a fan was in the room could not sleep with it on, In the morning very little hot water pressure, this could be the someone else had the hot water running at the same time, these were very small negatives but would definitely stay here again "

Cobwebs in the bathroom as well Breakfast was ok We did inform someone about the toilet seat again when we checked out"

"Birds farm is a lovely place to stay for the local Essex or Sussex area. Very quiet in the evenings, despite being just off a busy road.
