"John & Luke are lovely Hosts, very helpful and friendly. We had Clara room which is boutique style. We had an extra kids room, so plenty space for us. The hot breakfast exceeded my expectation, big plate and tasty. The towels and bedding were fresh and comfortable, but would have liked a hand towel. As we were at The Pigeon Weekend, we shower twice a day, so would have liked fresh towels daily, but not a major issue. We didn't get daily housekeeping as stated on Website. Room was a bit dusty...

"The hotel is in a good location near St Annes pier, the shops are a 5 minute away. Frequent buses to Blackpool, Lytham and Preston. It is clean, good facilities but is slightly tired in places however there are signs of updating about."
