Your family’s Leroy Island getaway starts here. Bring your boat & enjoy your vacation at this unique house built right on the water, not the land. It's located on the only island of Sodus Bay that you can drive to. There’s a boathouse with 3 kayaks, 2 paddle boards a pedal boat & a tube to tow behind your boat. Catch fish right in the boathouse & on the docks. Swim on a private gravel beach. Wraparound decks with fantastic views. Dine alfresco using the 3 outdoor patio sets & gas grill or just use them for morning coffee & afternoon cocktails. Enjoy S’mores around the gas fire pit. Limited to 8 people with 3 bedrooms containing six beds, a futon and 2 air mattresses. Fully equipped kitchen. Indoor or outdoor dining. Gas fire pit on deck. Open Living room area. Water views from every room in the house. 4 smart TVs 55 inch in living room and a smaller one in each bedroom. Spectrum internet 300mps and cable. Walk around decks, Docks on both sides of the house and in the boathouse (docks and boathouse have no railings so non swimmers should wear life jackets and kids supervised). There are a lot of stairs. Plenty of parking at the top and room for your boat trailer across the street. Gates and baby gear are stored in closet. New custom shower in full bath as well as an outdoor shower in the covered boathouse. Outside boat lift can be used or just tie up along the docks. Easily enough space for 7 boats. Swim in the private gravel beach. This is the place for your outdoor vacation on the water.
Tired of the kids inside? Outdoor adventure awaits. Water sports and world class fishing literally out the back door. Bring your boat or rent one nearby. Charter a fishing trip for salmon, brown trout or lake trout.
Bird watchers will see eagles, osprey humming birds and just about every type of duck, geese, swans etc. Turtles nest on the property. I have seen mink, beavers, fox, and deer.
There is a hose and a pressure washer in the boathouse, to help clean your boat after a day of fishing, as well as a fish cleaning table.
Need more excitement? Del Lago casino is only a 1/2 hour away. The Sterling Renaissance Fair is a short drive. Wineries, brew pubs and fine dining just a short trip. There are no bars or restaurants on the island, however Skippers Landing and Pier 53 are less than a mile away. There are numerous restaurants along the water of Sodus Bay and in driving distance.
Winter rentals will have to shovel their way in and out as there is no snow removal. There are shovels present on site, and the ice fishing is worth it.
Guests can use the full property. Do not drive down the hill driveway. Park up top and walk down to avoid ending up in the lake or being towed back up the steep hill. You can easily fit 4 to 6 cars in the parking area at the top with additional parking in the gravel across the road. There are some life jackets, kids fishing gear and various floats available in the boathouse. Sea weed is common in the warmer weather. There are bubblers to push out the floating variety and a cutter and forks to scoop it located in the boathouse. Harvesters work the island weekly but it’s still there. There are beach towels available. I will be happy to answer any questions or concerns you may have before booking. The only thing you should need to bring is food, beverages, clothes, fishing gear and a boat. No boat? Numerous places are available to rent them.
Bring your dog, but please clean up after them. Dogs love to swim and play at the beach, but must obey the leash laws. No wet dogs in the house. No dogs on the furniture.
Smoking and vaping outside only away from the doors and open windows. No marijuana use allowed on the property, or illegal drug usage.
The Town of Huron short term rental laws state that the property is limited to 8 overnight guests and 12 people maximum on the property at any given time. Quiet hours start at 10 pm, and day guests must leave. No Fireworks are allowed as well as no bonfires except in the provided propane fire place. There are no campers allowed on the property and no outdoor camping is allowed. Trash bins are provided and must be placed roadside on trash night and brought back after pickup. Absolutely no street parking and a strict 10 mph on Rose Ave. must be followed. Quiet hours start at 10pm. This is a residential neighborhood, and not the party scene of Greig St. in Sodus Point. Please be considerate of the neighbors. Please stay in the bounds of the property which is the floating dock to the north and the end of the retaining wall to the south. Violations will result in a fine from the Town and eviction with no refund.
This is our vacation home which is partially rented out. Please treat it with respect. No rentals under 25. I am not including a cleaning fee, so please clean up after yourself. Ensure all dishes are done or at least run the dishwasher before checking out. Place a load of towels in the washer and strip all beds used, putting the sheets by the washer. Take all of your food with you, throw away what you don't want by putting it in the outdoor trash bins.
HOUSE RULES
• This is my family’s second home. We appreciate the opportunity to share it with you, and hope you enjoy your stay as much as we do. We ask that you treat the home and our neighbors with respect, and that you maintain the condition that you found it in. I understand that things break sometimes through no fault. Please notify me asap of any issues.
• Do not flush anything down the toilets except for human waste and toilet paper. Absolutely no wipes, feminine hygiene products, condoms, paper towels etc. Absolutely no cooking grease in the drains as well. You will be billed for any damages caused, and it will be expensive.
• We are limited to a total of 8 overnight guests on the short term rental permit, this includes children. Please do not exceed the limit as you will face fines and we may face losing our permit. Up to 12 people can be on the property up until 10 pm.
• Pets must be registered. You are to follow NY State laws concerning pets. You must clean up after your pets. Only housebroken pets are allowed and a maximum of 2 animals are allowed. Please confine wet dogs to the boathouse or the room between the sliding doors downstairs or to the deck.
• Property lines are readily observable. To the north side there is a propane tank at the top of the hill and the stone wall at the bottom of the hill. To the south side along the water there is a steel retaining wall and the gravel parking area above, delineated with a pine tree. This carries across the road to the tree line. Do not cross into the neighboring properties, as it is private property. Unit occupants may be liable for illegal trespassing if activities extend beyond the property boundaries.
• No fireworks may be used on the property.
• No smoking inside the house.
• No marijuana usage on the property
• No illegal drug usage on the property or violations of the law permitted.
• Outdoor camping and campers are not allowed on the property.
• Instructions for kayaks, standup paddleboards, pedal boat and life jacket usage are provided via QR code and you tube videos.
• Trash service is contracted out with dependable disposal. They provide 2 plastic bins on wheels, which are located across from the main parking area. The black lid container is for trash and the yellow lid is for recyclables. Please ensure that your trash is disposed of in these bins when the inside cans are full and when leaving. Trash pickup is Tuesday mornings, so on Monday nights please ensure that they are ready for pickup according to the company instructions included in the welcome book.
• No bonfires are permitted. Outside fires are permitted only in the included propane fire pit on the back deck. Ensure that the propane is turned off when not in use. The manufacturer’s instruction booklet is in the hutch. To operate the unit, turn on the propane located in the bottom portion of the unit. Turn the knob on the side and push the igniter. If it does not light after 3 attempts, turn off the propane, wait a few minutes for the fumes to dissipate and try again. To turn off, turn the knob on the side to off and then shut the propane tank off inside the cabinet.
• Adherence to noise limitations after 10pm. This is a residential area, and quiet hours are considered starting at 10pm. All day guests must be gone, no outside music or other loud noises are permitted. This is not just a courtesy but required by town law for short term rentals.
• Fire extinguishers are located throughout the house. They can be found:
- In the kitchen area next to the stove
- Downstairs next to the sliding door across from the laundry.
- In the boathouse next to the south side man door.
• In case of emergency such as a fire, where evacuation becomes necessary, please exit through the nearest door, closing them behind you to shut off the air flow. Contact 911 as soon as safely possible. There are three doors upstairs, after exiting these doors, please walk to a rally area near the parking area. If downstairs try to exit through an upstairs door if possible. If not possible exit through the double sliding door and into the boathouse before going to the rally point.
• Violations of house rules will result in eviction with no refunds.
