Olive's Cottage sits on the banks of the Tamar River and at the doorstep of the Tamar Valley wine region and major attractions of Northern Tasmania.
It can be enjoyed equally in solitude or with family and friends. Its tranquil and welcoming charm is enhanced by the beautiful gardens and sprawling lawns, framing the outlook of the river.
Located within an easy 15-minute drive to the heart of Launceston you will feel like you are a million miles away from the hustle and bustle of city life.
This charming, two-bedroom stay is the owner's childhood home and provides many great memories of days spent meandering on and around the river.
The home now perfectly combines original features with modern conveniences, offering guests an authentic homely space to unwind and socialise while being only a short drive to the heart of Launceston.
Open-plan living welcomes guests to settle in on the oversized plush cane lounge and watch TV, or prepare meals for loved ones in the fully equipped kitchen. You’ll find all the essentials you need, including a fridge, freezer, oven, stove, and microwave, as well as other basics such as pots, pans, and utensils.
Enjoy laidback meals on the numerous outdoor tables or eat together in the light-filled dining area, looking out to the garden and river views. Should you choose to dine alfresco, or want to cook up a feast on the BBQ, sliding glass doors seamlessly connect the dining area with a private outdoor space with a large deck overlooking the Tamar River. Here expect to spend many hours over morning coffee, luscious lunches, and evening Pinots, gazing at the ever-changing water views.
Two thoughtfully furnished bedrooms accommodate four guests, with the main bedroom offering a king-size bed and the second bedroom having a queen-size bed. The master bedroom includes an updated ensuite where you can take in the view whilst having a shower or let down the blinds for a bit of modesty. The main bathroom features a shower and vanity and also houses a washing machine. Other conveniences include Wi-Fi and air-conditioning throughout and off-street parking.
Since it opened in 2004, many hundreds of guests have provided wonderful feedback about their stays at Olive's, including statements such as 'the views are some of the best in the world. Many comments are made about the peace and quiet, and the ambiance inside the cottage.
Olive's Cottage is a truly boutique property. Guests have sole occupancy of the one-acre property. There are two free off-street parking spots available.

All the attractions of Launceston are within easy commute including Cataract Gorge, The Queen Victoria Museum and Gallery, and the popular Harvest Community Farmers' Market, held on Saturdays.
The cottage is also perfectly located to commute to the stunning wine trails of the Tamar Valley, and around two hours drive from Cradle Mountain-Lake St Clair National Park – home to the world-famous Overland Track.
St Matthias' Anglican Church is surrounded by a beautiful, peaceful 180-year-old graveyard and is a short walk from Olive's.

To find Olive’s Cottage, leave Launceston taking the East Tamar Highway (A8) in the direction of Georgetown. After several kilometres you have the option of turning left onto John Lees Road which takes you through Dilston to the Windermere Store or you can continue along the main highway and take the turnoff to Windermere at around the 18km mark. There is signage to Olive's at both entrances to Windermere.
At the store, turn into Windermere Road. Olive’s Cottage is 2 km further on, on the river side of the road.
If you are arriving from the north, you can take the Swan Bay turnoff and reach Olive’s via a very picturesque drive; or continue on a few kilometres towards Launceston to the Windermere turnoff explained above.
There are two free parking spots available in the driveway.
The drive to and from Launceston is very easy and scenic, on well-made roads.
From Olive’s Cottage, it takes just 15 minutes to drive into town for those forgotten provisions, for a wander around the streets, to see a show or film, or to dine at one of the city’s excellent restaurants.
Olive’s Cottage is around 30 minutes from the airport. It is about a 90-minute drive from the Devonport ferry, 2.5 to 3 hours from Hobart, and 1.5 to 2 hours from Freycinet National Park.

Olive’s Cottage is a non-smoking establishment. We do not take children under 12 years of age, however, you may make a request to us in that regard. We do not take any pets.
Guests at Olive’s Cottage must at all times behave in a way that is not anti-social or disruptive to neighbours in any way. In particular, due to local laws, health and safety, and insurance issues, Olive’s Cottage is a strictly ‘no party’ property. Guests must leave the property in an acceptable condition.
