The Space:
This Creekside retreat offers the perfect balance of comfort and tranquility. The main home boasts three spacious bedrooms, including a master suite with a king bed and a private ensuite bathroom. One bedroom features two queen beds and the third bedroom offers a queen bed. These two rooms share a full bathroom. A half bath is available for convenience. For added privacy, the detached barn studio provides a luxurious queen bed and its own full bathroom and private gym including a peloton bike. The full kitchen, equipped with a gas stove, offers a stunning view of the pristine pool and the peaceful creek. Step outside and immerse yourself in the beauty of Texas Hill Country. The expansive back deck, shaded by large trees, provides the perfect setting for gatherings or quiet relaxation. With the gentle sound of the creek in the background, this outdoor space offers a true escape from the everyday. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!

- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- 2 pets are allowed with a $100 fee each. Please keep pets leashed as the property is not fenced in.
- This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.
- No smoking on the premises inside or outside.
- Fireworks are not allowed.
- No parties or unauthorized events. Occupancy must not exceed 10 guests. Please understand we have neighbors.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- Primary guest must be at least 25 years old and present for the entirety of the stay
- No loud or amplified music.
- For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.
- There is a fire pit and BBQ grill onsite. We kindly ask guests to bring their own supplies, extinguish any flames after each use and adhere to any county burn ban in effect.

- If any furniture is moved during your stay, please place it back in it's original area. Fees may apply.
- The treehouse is accessible to guests. Please supervise children at all times.
- For safety reasons, jumping from the treehouse into the creek is not recommended.
- Utilize the kayak and SUP at your own risk. Please do not utilize the kayak or SUP during unsafe weather conditions.
- Please note life jackets are not provided. We encourage guests to bring their own. It's Texas state law on recreational vessels under 26ft. in length when underway (including drifting or not at anchor), all children under 13 years old must wear a U.S. Coast Guard-approved life jacket. Adults must have a properly fitting life jacket that is easily accessible.
- There is no boat ramp on property, but you can launch the kayak or SUP from the water's edge.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
Pool Rules:
- The pool is NOT heated.
- The center of the pool is a seating area. It does not have the ability to be heated.
- Tampering with the pool equipment could incur an additional fees up to $1,000 or to cover any damages caused.
- Supervise children at all times Do not leave children unattended on the property or near/on the water.
- No lifeguard on duty. Swim at your own risk.
- Please rinse off before entering the pool.
- No glass is permitted in the pool, pool area, or creek. Additional fees may apply if glass is found in these areas.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
