This 1100sqft home is located 35 minutes west of Flagstaff, 40 minutes south of the the Grand Canyon and just 10 minutes from down town Williams. This property features 3 bedrooms, 2 bathrooms, a full kitchen (no dishwasher) with a washer and dryer. The home sits on a fully fenced in acre facing Bill Williams Mountain and views can be enjoyed from the 40 foot deck with a propane BBQ for grilling!

Guest access
Once you take a right off AZ-64, you'll hit a county maintained dirt road which should be passible to any vehicle. The property is big enough to accommodate your UTV trailer and multiple vehicles.

-This property is on a septic system with water delivery. Each night booked includes 200 gallons of water. A standard household of 4 uses 140 gallons a day.

Welcome to Pinion Pine Getaway. Here are some rules you need know about during your visit. Breaking any of the Rules may be subject to immediate termination of the reservation with no refunds.
All toiletries, paper towels, clean towels, clean blankets, laundry detergent, cleaning products, coffee, tea, snacks, breakfast food items and condiments; are welcome items which will not be replenished during your stay.
This home is only currently capable to accommodate 8 guest MAXIMUM (including children and infants). There is an additional charge for the 7th & 8th guest of $15 per night per person. Any visitors are considered guests. Unregistered guests after 6 will be charged $100 per person per night of all nights booked.
A standard household of 4 uses 140 gallons a day. This home is on hauled water your reservation includes 200 gallons of water for each night booked. (Example: 200 gallons x 3 Nights booked = 600 gallons) Please be mindful of your usage (i.e. only wash clothes when you have a full load or final load during your stay, be mindful of the length of your showers, while washing dishes fill the sinks vs just running the water). In the event you were to run out of water (which shouldn't happen), please call us immediately for further instructions. Any overages is subject to be charged $0.15 per gallon, due to the cost for emergency water delivery. Measured in 50 gallon increments.
We are on a septic system. Please only flush toilet paper, everything else needs to go in the waste basket. This includes "flushable items" in the waste basket! Please do not put any grease down the drains (use paper towel and put in the trash can).
Please park in the designated areas. This will ensure our septic system is not driven on and will avoid causing damage. .
If you have any animals with you during your stay we require them to be crated if left unattended. There is a poop scoop near the trash can by the front entrance. We ask to please clean up after them. There will be a minimum of a $50 animal fee for the first 2,
then $30 for each additional animal per stay to cover extra cleaning costs. (Maximum of 5 animals, limit of 3 Livestock) Service animals are exempt and are not to be left unattended, this does not include any ESA (emotional support animals). Anyone with unapproved animals will be charged $100 per animal per stay.
WIFI is not guaranteed. We are not responsible for power outages or weather conditions. Power outages WILL result in loss of water. A 4x4 vehicle and chains may be required during the winter months, due to snow and mud.
***Snow storms- a snow shovel is provided. If we have received more than 6 inches we will plow on check in dates, water and propane delivery. If you would like additional plowing during your stay it's $50 per plow.
Late check out needs to be approved a minimum 2 hours prior check out time. Our cleaner is on a tight schedule, for unapproved late checkouts a $50 fee will be applied for every 30 mins. After 12pm the next day will also be charged, and/or the entire next reservation, minus the next reservations cleaning fee.
Rules our guests have inspired:
-There is no guarantee that the property or home is bug and wild animal free
-NO climbing on structures or trees, anything that can jeopardize your safety and/or others.
-NO Food, beverages or animals on the beds or couches.
-Residual hair that may linger, as we do our absolute best to clean after these fur babies, it may happen.
-Furniture is to not be moved without permission.
-Fires are to be in the designated firepit or the burn barrel and are not to exceed the designated area. Fires are not to be left unattended at any time.
Up to a $500 cleaning fee may be charged for:
⚠️Any trash that is exposed and left out for the elements and animals. (If the outdoor trash can is full, walk your bag(s) over to the gate entrance and put it in the main bin), it's very large property, wind+crows+trash=A MESS!
-Body paint, hair dye, spray tanning, nail polish, glitter, confetti and smoking.
Long stays include scheduled cleaning(s) every 14 days.
