The main house is occupied by a lovely family, and their presence will not disrupt your stay. Please note that the backyard, storage room and furnace room within the unit is not accessible. However, you'll have all the space you need within your private room to make yourself comfortable and enjoy your stay to the fullest. Please note, the primary house is occupied by a delightful family who respects your privacy and does not have access to your room or unit at any time. *All guests are required to provide ID before receiving check-in instructions. A driver's license or passport is an acceptable form of ID. Cancellation policies apply. Check-In Time: 4 PM Check-Out Time: 10 AM
1) NO smoking, vaping or drug use in the home, violating this rule will result in a $1000 fee to de-smoke the house.
2) Please clean up after your pet(s), whether they poop or shed hair. Pet(s) are not allowed on the sofa or beds. A single dog or cat under 20 lbs is permitted in the suite as long as that pet is not left unattended for a long period of time. In the event that a complaint is received due to loud or excessive barking or noises, a single warning will be issued. Subsequent complaints will result in the removal of the animal and/or the removal of all registered occupants of the suite.
3) Please do not overload either washer or dryer. Do not exceed amount of laundry detergent indicated in dispenser. Be sure to empty lint tray in the dryer after every use and leave the washer door and tray open to allow moisture to dry. Laundry not available on Sundays.
4) Unless authorized in advance, check-in is anytime after 4 pm, and check-out is 10 am. If you'd like an early check-in at 3:00 pm and/or late check-out at noon, please let us know 24hrs in advance and send us $35 via the Airbnb platform so that we can authorize this for you. 4) Any missing or damaged items will be charged retail costs through the Airbnb portal as part of our process.
5) Any parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund for your stay—no more than 2 people in the space at one time. Reach out to guest if there will be more than 2 people.
6) Quiet Hours: 9 PM- 8AM
7) Any unauthorized guests will be charged an extra $100/guest/night
8) The cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee - the price depends on how long it takes to clean up after you. We don't expect you to scrub the home, but pick up your trash and put everything where you found it.
9) Do not wash hair down the drain.
10) By booking you agree not to hold us liable for any injuries, lost items, or accidents that happen at the property whether in the inside or outside areas.
*We provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.
*Video surveillance is installed at the front door
*For stays longer than 10 days, it may be necessary for us to conduct a routine inspection of the unit, which typically takes 1-3 hours. We will provide 24 hours notice prior to the inspection, except in cases of emergency or when necessary for the builder to access the unit, in which case a shorter notice may be provided regardless of the length of stay.
