The Garnet Owl is one of two side-by-side 3BR/3BA townhouses under one roof, accommodating up to 7 guests comfortably. Larger groups can book both The Garnet Owl and adjoining Ruby Owl for a combined 6BR/6BA retreat that sleeps up to 14 guests. While the townhouses share a front deck, private walls ensure peace, privacy, and comfort for each side.

You will have complete access to the property during your stay, except for one small closet in the main level bedroom containing cleaning materials and house supplies. The cabin is equipped with high-speed internet and smart TVs so that you can stream your favorite services - just bring your login details. Cable TV is not provided.

To ensure a smooth experience, please review the following House Rules carefully.
GENERAL REQUIREMENTS
A Rental Agreement will be sent after booking. Signing confirms your acceptance of the House Rules.
A $500 Security Hold will be placed on a major credit card before arrival to cover damages.
Quiet hours are from 10 PM to 8 AM. Violations will result in a $250 fee; repeated infractions will lead to eviction without refund.
Maximum occupancy is 7 guests (including visitors) unless pre-approved. Exceeding this limit incurs a $250 fee per additional person and may result in eviction.
PROHIBITED ACTIVITIES
Large parties or gatherings are strictly prohibited. Small gatherings must comply with occupancy and noise rules.
Smoking and vaping are not allowed anywhere on the property. A $500 fee applies for violations, along with costs for cleaning/remediation.
Illegal activity will result in immediate eviction without refund.
PETS
Dogs only (maximum of 2) are allowed with prior approval and paid pet fees.
Dogs must weigh under 50 lbs, be housebroken, crated when left alone, and leashed outdoors.
UNREGISTERED PETS will incur DOUBLE the standard pet fee. Excessive barking or disruptive behavior may result in eviction.
PARKING
Parking is limited to 3 vehicles in designated spaces or street parking in front of the cabin.
RVs, trailers, and oversized vehicles are not permitted.
AMENITIES USE
Fire pit: Firewood is provided for your enjoyment—please use responsibly.
Charcoal grill: Guests must bring their own charcoal and supplies. Use the grill only in open areas, not under the decking.
Towels and linens: Do not use bathroom towels for spills or outdoors. Damaged towels incur a $50 fee per item; bedding incurs a $100 fee per item.
TRASH & CLEAN-UP
Place all trash in the provided indoor and outdoor bins. Trash pickup is on Tuesday mornings. Please take the outdoor trash can to the curb on Monday evening and return it after pickup.
Before check-out:
Wash and put away dishes.
Remove all food items.
Empty indoor trash into the outdoor bins.
LATE CHECK-OUT
Check-out time is 10:00 AM EST. Late departures without prior approval will result in escalating fees:
- $50 for check-out between 10:01–10:30 AM
- $150 for check-out between 10:31–11:00 AM
- $300 for check-out between 11:01–11:30 AM
- $500 for check-out between 11:31 AM–12:00 PM
- After 12:00 PM: A fee equal to the full nightly rate will apply. Guests will also be responsible for any costs associated with refunds to subsequent guests.
DAMAGES & BREAKAGES
Report all damage or breakages immediately. Guests are responsible for repair/replacement costs, plus a $200 service fee per item for unreported items.
CHILDREN
The property does not have child safety features such as outlet covers, stair gates, or padded flooring. Guests are fully responsible for the safety of children on the premises.
COMPLIANCE
Violations of any House Rules may result in immediate eviction without refund, a $500 early termination fee, and additional charges for damages or rule violations.
LEGAL FEES
Guests are responsible for any legal fees incurred due to behavior or rule violations during their stay.
