Villa Capannina has been owned by my family for over 30 years. It is a typical cosy cottage on one level with its own private pool, large terrace and breathtaking views of the Tuscan countryside. Situated on the outskirts of the ancient hill town of Volterra (the oldest town in Tuscany).

Villa Capannina has 2 bedrooms, 2 bathrooms a living area and a well equipped kitchen.
The master bedroom features a superking size bed, double wardrobe, dressing table and electric fan with a window opening onto the front courtyard. The second bedroom has 2 single beds, a double wardrobe, electric fan and double doors that also open onto the front courtyard. The bathroom has a large walk in shower which was installed recently. The second bathroom is across the courtyard and has a shower, sink and toilet as well as a washing machine. The kitchen is well equipped with a tall fridge freezer, electric oven and hob, kettle, toaster and coffee machine (Nescafé Dolce Gusto Genius S).
The living area has a comfortable sofa and chairs and a dining table, TV and WiFi.

Capannina sits in 6500m sq of secluded grounds with magnificent views of the Tuscan hills. We have 99 olive trees as well as apple, pear, apricot, walnut and fig trees. We also have a small area of vines.

The pool is 12ft x 20ft with steps into the shallow end which is approximately 3ft deep, the deep end is approximately 6ft. This is a private pool exclusive for your use only. We have 4 sun loungers by the pool and there is a table with 4 chairs under the olive trees. There is also a L-Shaped rattan style outdoor sofa with parasol.

Outside and to the side of the house is a large raised wooden terrace with stunning views of the grounds and Tuscan countryside. On the terrace is a dining table and chairs with a parasol to give shade at mealtimes, a semi-circular rattan sofa with side tables and a gas BBQ.
We have a number of solar lights around the house, terrace and pool area which come on automatically at dusk.

The house is perfectly placed for day trips to Florence, Sienna, San Gimignano and Pisa. The Mediterranean sea at Ceccina is only 30 miles away.

Bed linen, bath towels, cleaning and WiFi are included in the rental cost. Pool towels are not provided.

Very beautiful location with terrific panorama
We found the property and route instructions most helpful and Volterra is in a stunning elevated location. The Villa notes enabled us to shop locally and the main COOP a short drive away has everything that could conceivably be required. For me Volterra is a little too hilly and heavy on the knees, but Sue has no such impediment. Unfortunately, the weather was cold and blustery, but the pool and balcony locations were, nevertheless, enjoyable.

Truly phenomenal
Capannina is, without doubt, one of the most amazing places we have ever stayed. It is clean, comfortable, extremely well-equipped, and feels distinctly homely as soon as you arrive. What really sets it apart, however, is its location and setting. Only a few minutes' drive from Volterra (with all the beauty, amenities and restaurants/cafes on offer there) and also a brilliant base for exploring this part of Tuscany. The garden is truly magical - we spent many happy hours sat on the sunny terrace, watching hoopoes, bee-eaters and all sorts of other birdlife, all against the stunning backdrop of the Tuscan hills. I can't imagine anyone not falling in love with Capannina as we did, and we can't wait to return in the future.

Heartwarming Cottage with a Breathtaking View
We were delighted with this cottage from the moment we arrived. It is so difficult to find places with private pools for smaller groups, and our stay at La Capannina was a very happy one. The house was clean and had a really welcoming feeling about it, like the family home it is. Comfortable beds, excellent Wi-Fi, and nice outdoor furniture. The photos are accurate, and yet the cottage was much airier than I’d expected. The view from the deck is gorgeous and changes so much with the light — we must have taken a hundred photos. We stayed for two weeks, and would have loved to stay longer. The location is great for exploring and for hiding away as well. I will confess that previous reviewers were perhaps luckier than we were with regard to utter peace; although MOST days were very quiet and the property is very private, you do have neighbors, whether they are tending to their olive grove or enjoying their own holidays. You aren’t isolated here. Being so close to Volterra means essentials are nearby: restaurants, delis, bakeries, grocery stores, and gelato. I would happily stay here again.

Tranquility in a beautiful setting
We have just returned from two weeks at Capannina, and would unhesitatingly go back again. The setting is absolutely stunning, and sitting out on the terrace in the evening, looking out over the garden which is a feast of wild flowers, with a bottle of wine, cannot be beaten. Watching the birds, then the bats as it grows darker, and finally the dozens of fireflies, is magical. The house is simple, rustic and charming, and unlike many holiday properties, the photos on the website are an accurate reflection of how it is. The pool in the evening is a godsend on a hot day. Volterra is a charming, vibrant town, and nearby Casole d’Elsa and Colle Val d’elsa are attractive and well worth visiting. A little further away, Monteriggioni on the road to Sienna is magical. Capannina is ideally placed for all of these. After busy days further afield to Florence and Pisa, to return to the peace and tranquillity of Capannina was exactly what we needed. The property manager Larissa who lives locally is efficient and on hand whenever needed. A brilliant holiday for us.

A rustic cottage in a stunnng location
We enjoyed our stay here in September. The grounds of the property are extensive and the setting is stunning. At times all we could hear was insects buzzing and figs falling off the tree. Idyllic. The proximity to Volterra, which is a very historic old city, meant we were able to visit all the attractions and eat out most nights. The information we received from Stephen, the owner, prior to our visit enabled us to make the most of our visit. The property has retained its charm and character and was a comfortable base for exploring Tuscany.

Lovely terrace , garden & pool. Inside simple but clean.
We had a lovely week, the pool was excellent for the kids. Side terrace had lovely comfy chairs and wonderful view. Garden secluded and peaceful which we loved. Inside was functional but clean and had everything we needed. Volterra very close but thankfully quieter than more well known towns but still with plenty of restaurants and fantastic ice cream. Watch out for the mossies - take your repellent - though they didn't spoil or stay.

Total privacy
If you are looking for total privacy - as we were - then look no further. As other reviewers have mentioned, the massive grounds, and the views from the terrace, are absolutely astounding. So much space for children, and grown ups, to explore and play in, and packed full of all sorts of different fruit trees which the owner kindly invited us to help ourselves to. We loved the pool area too and spent a lot of time there with our three little children. The cottage itself is quite small and is fairly rustic but was plenty big enough for the 5 of us and had everything that we needed - we weren't planning on spending too much time indoors anyway. The owner had left a really lovely basket of essentials for our our arrival as well as fresh milk and water - all really thoughtful and just what you need after a long journey. He had also gone out of his way to provide a travel cot for our youngest son too, with brand new bedding, and was just generally very helpful and pleasant to communicate with prior to our stay. Volterra is a fantastic little town and is right on the door step of the property - we went into town most days for a pizza or an ice-cream and there was always somewhere new to go. We found parking right beside the centre of the town really easy - there is a one in one out system so if the car park says it's full you might want to wait in line for a few minutes rather than turning away as we found it always moved quickly, even on market day. We also drove to beautiful Siena (again parking was easy) and spent a day at Cavallino Mato which the children loved - a mini disneyland without the queues. San Gimignano is also nearby though we didn't manage to get there this time round. A lovely stay.

The views were just stunning and the peace and quiet of the setting really relaxing.
The property was easy to find after a long and hot drive from Verona. As we walked around the property we were very impressed by the setting with the pool and veranda and the view was just incredible , I must admit a lot of time was spent on that veranda with a glass of wine , relaxing and reading. There was a very welcome drink and food hamper on arrival and the villa was very comfortable with good size rooms and infact found the separate shower easy to use . The geobubble cover for the pool is an excellent idea , it keeps the pool clean and also allows the water to warm up and it is the warmest pool I have swum in abroad . We enjoyed walking around the grounds , playing ball games and BBQ's, but the peace and quiet was the great thing .We really enjoyed our stay at the villa and found its proximity to Volterra a real advantage for sight seeing , shopping and eating out . It was also easy to visit the beautiful town of S.Gimignano. Thanks for letting us stay in this wonderful villa.

The gardens and views are spectacular.
Wonderful holiday in this property which we would return to. We did feel the kitchen and bathroom need an update. The pool had a problem with the pump which the owner was aware of and trying to sort out. The views and garden were spectacular . Volterra is a wonderful old town and we visited it many times to eat and shop. It is 5 mins in the car and parking is easy. We found it a great base to stay to visit the surrounding area and drove into florence for the day which was easy. Wifi was brilliant in the villa and into the garden . We couldn't get the tv to work but it really wasn't an issue for us and I'm sure if we had asked the owner he would have helped us.

A wonderful retreat yet near other wonderful places.
We had a totally relaxing fortnight at this super little house which has amazing views across a delightful garden.We enjoyed using the pool and sitting on a sunny terrace, and picking figs, persimmon and pears from the garden. We came out each night before bed to look at the stars and listen to the cicadas. Volterra is a lovely town with lots of historical interest, good restaurants and nice shops. The Saturday market is well worth a visit, with great local produce as well as the usual bags, belts and jewellery. We also had an easy drive to Varda, a nice little coastal town, and visited Sienna, San Gimignano and Florence, all an easy drive away. The house is comfortable, peaceful and well equipped. It would be ideal for a couple who wanted privacy, or a family with young children who would love the huge garden and pool. The owner Stephen was very helpful with enquiries and we appreciated Larysa who came to change sheets and was at hand locally if needed. I would highly recommend this property.

Great location and comfortable, well appointed home.
This home is very conveniently located to Volterra, and also for day trips to Sienna, San Gimmigano, and the coast. The kitchen was well equipped with cooking equipment and place settings. The owners generously allowed our free access to abundant figs, pears, and their herb garden. The house is conveniently located in a quiet location with great panoramic views and landscaping. Volterra has good restaurants nearby, as well as well stocked grocery stores with good selections of wine and produce. Only disadvantage was that a rain system moved in while we were there, but we always had things we could do to work around it. Recommend this home for one or two adult couples, or a couple with 1 or 2 school aged children. We would happily stay here again.

Pretty Tuscan house with beautiful garden
We spent a lovely week at the house at the beginning of August, so it was very hot. The house is compact and decorated in a traditional Italian style, but it had everything we needed. It benefits from the most beautiful garden, full of vines, olive and fruit trees and wonderful views. The pool is on the small side, and we had to clean out the insects and leaves on a daily basis (I guess one of the downsides of being out in the countryside) but the kids enjoyed playing in it. It's about a 5 minute drive to the outskirts of Volterra, which is a lovely place to wander around, get something to eat or drink. And plenty of interesting historical sites. The owners are very helpful and happy to be contacted in the event of any problem. They gave a very detailed brochure of the property which was very useful.

Außenbereich sehr schön, wunderschöner Blick, ruhig das war es dann aber auch...
Wir (Paar, 46 und 48 Jahre alt) wollen hiermit mal versuchen möglichst objektiv eine Bewertung dieses Hauses abzugeben. Wir sind schon ziemlich viel in der Welt herumgekommen und haben auch in diesem Segment, d.h. zum einen „in diesem Preissegment“ und zum anderen in dieser Art von Urlaub, Villa mit Privatpool etc., schon einige Male unseren Urlaub verbracht, allerdings in dieser Form noch nicht in Italien. In Italien war es bisher in Rom und Venedig ein Hotel und in Südtirol eine Pension, bzw. eine Ferienwohnung. Wir waren in der zweiten Hälfte des Septembers in der Villa Cappanina. Positiv: -Garten, Terrasse, Poolbereich, wunderschöne Aussicht, Nähe zu Volterra Negativ -Heruntergefallenes Obst verrottete überall auf dem Grundstück und verbreitete entsprechenden Geruch -Staubschicht auf diversen Möbelstücken wie Tisch und Stühle -Kaputte Fliesen, dadurch wackelnde Schränke -In einem Schlafzimmer Uraltmöbel dessen Türen und Schubladen sich teilweise nur schwer öffnen/schließen ließen -Abluft des Kamins funktioniert nicht, dadurch permanenter Geruch von altem, verbrannten Holz -Es tropft schon bei leichtem Regen in den Kamin hinein -Dachrinnen verstopft, was bei Regen dazu führte, dass bei nicht verschlossenen Schlagläden vor der Haustür das Wasser in den Flur lief. -Zusammengewürfelte Küche mit schlecht integriertem Ofen (Spaltmaß: dazwischen Essensreste von Vormietern); Ofen schlicht und einfach innen sehr dreckig -Filterkaffemaschine hatte Schimmel angesetzt -Wasserhähne und laufendes Wasser im Bad teilweise "unter Strom"! Einen Teil der Mängel haben wir im Anschluss dem Vermieter mitgeteilt, da wir es als dringend notwendig erachteten. Die Kommunikation war zwar daraufhin schnell, aber ließ auch durchklingen, dass wir dies hätten sofort melden können oder müssen, da er fähige Handwerker vor Ort habe, die diese Mängel innerhalb von 24 Std. beseitigten. Aufgrund der Anzahl und der Art der Mängel haben wir ihm dies nicht sofort gemeldet, da wir überzeugt waren, dass ein Großteil der Mängel nicht sofort hätte beseitigt werden können, zumal wir uns im Urlaub nicht ansatzweise mit solchen Dingen beschäftigen wollen und auch verständlicherweise keine Handwerker „im Haus gebrauchen können“. Dies alles und auch noch diverse andere Dinge, die wir hier jetzt nicht aufgeführt haben und das zugegebenermaßen relativ schlechte Wetter kurz vor Urlaubsende, haben dazu geführt, dass wir das erste Mal eher abgereist sind...

Splendide maison authentique
Nous avons passé un super séjour dans cette maison à la decoration rustique mais pleine de charme et d authenticité.La maison est tres bien équipée,la literie de tres bonne qualité. Les exterieurs sont très agreables,le jardin tres bien entretenu,la vue est splendide et la piscine est propre et à bonne temperature.Environnement calme. Bref...On s y sent bien! Le proprietaire n est pas sur place mais disponible rapidement par echange par mail.Il y a une personne de contact sur place si besoin... Bonne situation pour la decouverte de la Toscane et à 1h de la mer ou de riviere...

Schönes Haus mit tollem Garten und Pool
Das Haus ist zweckmäßig eingerichtet. Die Terrasse mit der Sitzecke haben wir sehr genossen. Der Garten ist wunderschön, ruhig und mit einem herrlichen Ausblick. Der Pool ist sauber und das Wasser war angenehm warm. Die Lage nahe Volterra ist perfekt. Einkaufsmöglichkeiten sind sehr schnell mit dem Auto erreichbar. Volterra hat viele gute Lokale auch mit glutenfreien Gerichten (toll für Menschen mit Zöliakie). Alles in allem sehr empfehlenswert!

Lovely house with amazing view
Lovely holiday home with a stunning view from the terrace. Communication with owner is excellent with all information given prior to arrival. As in the rest of Tuscany lots of mosquitos, but we were able to mostly keep them outside. Terrace has no sunshine in September due to its position next to the hill, but because of the huge garden there were lots of opportunities to enjoy the sun. Wouldn't hesitate coming back here!
