*MASTER BEDROOM is all black Gothic themed room, with wine decor accents, a King size bed and a additional walk-in closet converted into a miniature bedroom.
*The closet is designed with one Twin size bed, a small table, a standard window, electrical outlets, a heating & cooling vent, and its own standard size entrance door for privacy. Perfect for small children or an adult that require separate sleeping space.
*BEDROOM #2 is a Sassy red, black & white decor with a unique custom wall design. It has a red Queen size Italian leather bed.
*BEDROOM #3 is a contemporary purple, lavender, and white decor with a white Queen size platform bed.
*All 3 bedrooms & converted closet with Twin bed are on the 2nd floor. Queen air mattress is available for use on the 1st floor den area. All 3 bedrooms & den has mounted flat screen televisions with movie streaming Apps.
* We removed all dressers from all 3 bedrooms and the nightstands from bedroom 2 & 3 to provide more open space in each bedroom. All 3 bedrooms have ample closet space for luggage and clothing storage, the Master bedroom as well because it is designed with 2 closets. Only the Master bedroom has traditional nightstands with bedside lights, bedrooms 2 & 3 each have 2 wall mounted stands on each side of the beds for phone charging and remote controlled ceiling fans and lighting, its absolutely fabulously designed with short-term rental guests needs and convenience in mind!

(Important!!!) Our small backyard area is not suitable for entertaining or relaxing, it serves as only a utility area. We are mandated by our Housing Association to store our garbage and recycling bins in the backyard area and unpleasant odors & flies are prevalent ONLY IN THIS AREA during the warmer months which are beyond our control as a host and common for outside garbage storage. Guests ARE NOT REQUIRED to remove bins from yard during trash pickup day, but you are required to store all trash that guests accumulate in these receptacle bins. However to be completely transparent if a comfortable backyard area is a important must-have feature, WE DO NOT RECOMMEND THAT YOU BOOK THIS PROPERTY.

✔️AGE REQUIREMENTS
All booking Guest must be 25 years or older. No third party bookings unless a business booking for an employee or contractor
✔️SERVICE ANIMALS, EMOTIONAL SUPPORT ANIMALS, and PETS 🦮🐈⬛🐇
We follow FHA, ADA, and Virginia regulations as well as the requirements for our insurance. Under The Commonwealth of Virginia, We the homeowners reserve the right and MUST be notified/informed via Written message within the VROB app:
(1) At the time of booking or 72 hours before 4pm check-in time by the booking Guest before any animal enters the property, this includes Service Animal(s), Emotional Support Animals, and Pet(s). IF WE ACQUIRE KNOWLEDGE AND VERIFICATION OF AN ANIMAL INSIDE THE PROPERTY VIA OUTSIDE CAMERAS, NEIGHBORS, OR FIRSTHAND AND THE GUEST DID NOT GIVE PRIOR NOTICE YOUR RESERVATION WILL BE CANCELED IMMEDIATELY.
(2) We require notification of the total number as well as the kind/specie(s).
(3) Under the Commonwealth of Virginia we reserve the right to require an Emotional Support Letter for animals entering the property as a Emotional Support Animal before Check-in.
(4)Virginia law requires that service dogs be identified in particular ways:
*A guide dog must be in harness
*A hearing dog must be on a blaze orange leash, and
*A service dog must be in a backpack, harness, or vest that identifies it as a trained service dog.
(5) Guest must clean after Animal on property, under no circumstances can animals be allowed on the furniture, any trash accumulation as a result of an animal or feces left behind inside or outside the property after checkout can expect considerable additional fees added to guest booking as excessive clean-up beyond normal cleaning fee.
*Also we are deemed to not be held responsible for any damage/harm caused to or from your animal outside of the property in the form of attacks on/from other animals or neighbors property, the owner of such animal bears the sole responsibility.
✔️Sleeping Arrangements, Eating Areas.
Sleeping is provided in listed sleeping areas. Absolutely no sleeping on our couches, loveseats, sectionals, or chairs.
Please do not allow small children to eat outside of the listed dining area or carry food or drinks throughout the house to prevent additional cleaning fees/professional furniture cleaning.
✔️Checkout
We only require that you Load used dirty dishes/pots etc in dishwasher. (Dish washer detergent will be provided) Call/Text if you have questions on how to operate
*Remove all trash in place in the garbage or recycling bin located in the backyard area.
✔️Noise
The townhouse has joining wall to neighbors townhouse so Quiet time is 11pm, at which time all music or noise must be at a moderate level as to not disturb our neighbors. We only give two warning if we receive complaints from neighbors regarding excessive noise levels after 11pm.
✔️Parking
Parking passes are required for each vehicle parking in Visitors spaces across the walkway. There is a $45 fee to to replace all laminated passes not left inside property after checkout. 2 parking passes are available. There is parking available that does not require parking passes down the street from our house in a cul-de-sac, which is city property, not private. Our neighborhood association require parking passes in all private spaces, even assigned visitor spaces and they enforce this rule by towing. If your car is towed due to not having a parking pass displayed when parking in any private/visitor space we are not liable. Towing fee for unauthorized parking is $145
✔️Minors, Children, Underage teens.
Under no circumstances can minors be left in our property overnight without an legal adult present.
✔️Events
No parties or events allowed without prior notice and approval during booking .
✔️Please no wild parties, this is not that location, sorry! :-( We only allow civilized Adult functions at this location.
We live close to the property and our respectable neighbors have our phone numbers on speed dial and we will cancel a reservation for unruly activity.
✔️ Smoking
Surprisingly Virginia has approved legal use of marijuana and we hope to someday accommodate a smoke friendly environment. Once we can work out proper ventilation for such activities to not offend new guests that do not indulge. Well keep you posted. However in the meantime there is No smoking of any kind, except vapes inside the property, only outside. All fire combustible smoking or incense are not allowed inside the property please! You are welcome to use our backyard area, it's an ugly little piece of yard thanks to a huge pine tree that does not allow any grass to grow and we are working on cementing the entire yard, however it offers a privacy fence for privacy.
