Very beautiful flat located in a wonderful neighborhood where you will be able to enjoy the unique venetian lifestyle. Indeed this area of ​​the city is still untouched by the world and you can find (within 2-5 minutes of walk) a lot of art and history together with the best and cheap bars and restaurants of Venice.
The apartment has a stunning view over the canal.
A huge living room with two bathrooms (one with two baths) a kitchen, a very wide entrance, a veranda (one can be used as a bedroom) and two spacious balconies.
10 minutes away, the car / bus terminal (15 minutes away) or the airport (5 minutes from the airport is just 5 minutes away.
The apartment can house 12 guests.

Très beau appartement (brillant, restoration and avec une merveilleuse vue sur le large canal et les jardins), grand et situé dans un quartier merveilleux ou vous pourrez vivre une Venise pas touristique.
The area of ​​the appartement n'est pas touchée par le tourisme de masse (corn les principaux monuments citadin sont à peu minutes) et vous trouverez ici avec beaucoup d'art et histoire les meilleurs et plus économiques bars et restaurants de la villas.
The gare ferroviaire est seul dix minutes et je vous fournirai instructions détaillées sur comme arriver de là.
Même si vous arrivées de l'aéroport the est très facile joindre à l'appartement (l'arrêt du bateau est aux seuls 5 minutes).

The Host, Mamisso was AMAZING!
We flew from Munich to Venice for a day and a half before traveling to Germany. The boat of this flat goes beyond the expectations. He is so very helpful. Set up water taxis for us, made dinner reservations, etc. I highly recommend!

Disappointing
First off let me say it’s a great location and I love Venice. The communications was poor and unorganized for check in, the apartment was dirty, the beds were very uncomfortable and soft. We didn’t sleep well not only because of the terrible beds but we were eaten by mosquitoes and spiders as we slept. And we never opened the windows. Dozens of bites all over our bodies. The furniture was very old and worn. One of the bathrooms had a dirty tub with a broken sprayer. Worse place I’ve ever booked. Not worth the money or time. I seriously think that I deserve a partial refund.

Not a bad location but needs a little care.
This is a week appointed flat and has all the basic needs. The beds were not comfortable and one was broken, the house keeper tried to fix it but the frame was broken. The air conditioner did not work in the main part of the flat and the biggest issue was that the place was infested with mosquitoes. We used bug spray on ourselves and the sheets and used bug repellent stickers and every one still got bit multiple times. There is one shower that is tiny and then a tub with a handheld… you have to crouch down to rinse your body. The bottom of the tub was dirty and stained so you wouldn’t want to sit in it. The owner communicated well and tried to remedy things as best they could. We were only there 2 nights so not much time.

Fantastic flat - absolutely recommended
We had wonderful days in Massimo's accommodation. The apartment is very large and spacious with lots of rooms. There are even two bathrooms. From the large, bright kitchen-living room you have a direct view of a typical Venice canal and bridges, which is very romantic, especially in the evening light. Overall, the apartment gives the feeling of a typical Venetian palazzo, which we found very nice. The apartment is clean and tidy, there is internet and a TV. In the kitchen there is a stove, oven, fridge and freezer. There are little things, being just visually which could be repaired, but that doesn't bother you at all, it just underlines the Italian charm. In the kitchen you will find everything you need. A local supermarket is just a five-minute walk away and the nearest vaporetto station is also a few minutes' walk away. The Cannaregio district itself is a popular district with lot's of locals. The apartment itself is very quiet, but in two or three street corners you can plunge into the nightlife and visit one of the many bars and restaurants if you like that. Massimo is a reliable and very friendly person who was always happy to help us with any questions we had. We liked him very much and wish him all tge best. We will come back. We got an email from Massimo about 18 hours before we were going to check in saying the apartment that we had booked was unavailable. He offered another property outside of Venice proper at a "substantial" (undisclosed) discount to "make up". We did not fall for the scam but that did leave us scrambling to find accommodations last minute in Venice. It ended up being very inconvenient for our trip.

Man könnte mehr draus machen
Massimo war sehr freundlich und auch kurz vor und während der Reise gut erreichbar. Er hat uns einige Empfehlungen und Vorschläge für vor Ort mitgegeben. Unser Highlight war der gemeinsame Ausflug mit seinem Boot. Die Ferienwohnung entsprach leider nur bedingt ihren Angaben (Lage und Räumlichkeiten sehr gut, Abbildungen dazu aber unrealistisch). Die Wohnung ist wohl einigermaßen sauber, aber sehr ungepflegt und vor allem lieblos eingerichtet. Das Einzelbett ist total durchgelegen, Kleiderbügel (aus Draht oder Plastik), Kleiderstange im Schrank auf ca. 3,40 m Höhe (ohne Leiter nicht zu erreichen), eine Toilette wies noch die Benutzung des letzten Besuchers auf (wirklich abstoßend, wir mussten erst zur Toilettenbürste greifen). Die Wohnküche: Sofa durchgesessen und sehr abgenutzt, die Verkleidung einer kaputten Deckenleuchte hängt lose herunter, Stühle waren lediglich Gartenstühle so schien es, die Plastiktischdecke an mehreren Stellen zerrissen. Einrichtung der Küche: wahllos zusammengewürfeltes Geschirr, keine Schüsseln, zwei große Kochtöpfe, kein Deckel, eine schmutzige Pfanne, eine „sehr gebrauchte“ Kanne ohne Deckel (für Kaffee oder Tee?), und ein Aluminium-Kännchen zur Bereitung von einer (!) Portion Espresso. Kaffee für 4 oder 6 Personen zu kochen nicht möglich. Kein Geschirrtuch, nichts. Weder ein Wasserkocher noch eine Kaffeemaschine sind vorhanden (beides ist heute Standard). Einige Ecken im Bad inklusive Deckenleuchte sind stark vernachlässigt. Etwas schade.

overall clean apartment, had most of what was said in details, no electric kettle, no coffee maker(nespresso/kuerig/drip)... small balcony & terrace...located far from the heart/action of Venice, not the city center, but it's a nice quiet neighborhood... wifi was non-existent, noone could get connected..jetted bathtub takes forever to fill & by that time the water is cold.. I guess I got what I paid for

Große Wohnung in ruhiger Lage
Angenehme Wohnung mit schönem kleinen Balkon zum Kanal, dem Preis angemessene Ausstattung; völlig ausreichende Infrastruktur (Läden, Lokale, Verkehr), obwohl nicht in den Touristischen Bereichen gelegen. Gastgeber Massimo war sehr entgegenkommend und flexibel, Check- In hat trotz unserer Verspätung perfekt geklappt.

Dont stay here if its hot out. No air-conditioning. If you open the windows you get eatin by mosquitos. Also has bed bugs. The walls were covered in smoke residue. So could use a good cleaning. Location was great. Communication with property owner was poor.

Venice Vacation with A/C!
Our family of five very much enjoyed staying in this clean, comfortable, and cool flat while in Venice. Two of the rooms had air conditioning available which was very welcome with the warm temperatures and humidity outside. There was plenty of space, rooms, and beds for all of us. We were right next to one of Venice's canals and could watch boats and gondolas glide by below.

Unfortunately, not as advertised
The property is in an excellent location, quiet, close to grocery store and restaurants but away from the crowded areas which was wonderful. Unfortunately, we were disappointed in that the amenities were not as advertised. There was central air conditioning which only worked in one room and a very old portable air conditioner which we couldn’t plug in because it required an adapter and we couldn’t find one and had to purchase it. There was no washer and dryer, the host offered the building laundry which the housekeeper would have done for us but we declined. There was only a small, very old Moka coffee maker and to boil water, one big pot, no kettle. We found dirty dishes in the drain board. Anyway, we can make allowances for the limits of older buildings and we don’t expect the same as we may be used to, but if it’s listed as an amenity, it should be there. The host was mostly easy to contact except for a few instances where my messages were not getting through the VRBO site. The wifi connection was there but patchy. The apartment was very well laid out, lots of room and had old world Venetian character, unfortunately it looked like it needed work. As a positive , the host suggested a porter that he uses to help get our suitcases from the car rental, which was wonderful because it was very hot and the porter was amazing. We were very grateful for that.

Traumhafte Lage und ruhig
Wir haben den Aufenthalt sehr genossen. Die Wohnung ist sehr großzügig und sehr schön. Der Blick vom kleinen Balkon auf den Kanal - etwas ganz besonderes. Das Appartment ist am Rand von Cannaregio gelegen und wir staunten wie ruhig es dort ist. Es war ein Glückgriff und wir bedanken uns bei Massimo und seiner Hauskeeperin für den schönen Aufenthalt. (PS Wir hatten eine falsche Adresse bekommen- es ist nicht in Mangazzen wie von fewo angegeben)

Loved this apartment!
Perfectly situated in a quiet area away from tourist crowds, and it has a wonderful view of a canal. Open the windows at sunset and listen - just marvelous. The property is undergoing some refurbishment so there is scaffolding on the outside right now but no doubt it'll be gorgeous when the work is finished. The host could not have been more gracious and we would love to stay here again!

Großzügiges Appartement in Cannaregio
Das Appartement eignet sich für eine Unterbringung von bis zu acht Personen und ist sehr großzügig geschnitten. Küche und Bad sind mit allem ausgestattet, was man für einen Kurzaufenthalt in Venedig benötigt. Ein paar kleine Reparaturarbeiten würden dem Appartement gut tun, aber alles in allem gibt es nichts, worüber man sich beklagen könnte. Tipp: Mückenstecker mitnehmen!

Great stay and nice host though some things may have gotten lost in translation
Great quiet location in Cannaregio though we had some delays in the check-in which I believe might have been caused due to some context lost in translation leaving us waiting for 30 minutes to check-in even though we had communicated that our train was arriving 2 hours before check-in and about 15 minutes before check-in that we were around the corner finishing drinks and would meet at the start of check-in. The listing also mentioned that laundry was available with the unit however after arrival we found out that it was paid shared laundry and not in unit which we would have to coordinate use of with the host. Overall the property was spacious and great for a stay even with some of the hiccups that led to a few things not being up to our expectations.

Not what we thought it would be
Reading the reviews (mostly pre pandemic) we thought we were going to be in an amazing, clean, and wonderful flat with a communicative host. What we found was a semi clean flat that has so much potential, but hasn’t been kept up. The floors were filthy, the toilets not well cleaned and all the kitchen items were chipped, cracked, and dirty. We didn’t care that the dishes were unmatched, but the fact they were broken and dirty made us decide to not even make coffee in the place. And the beds…they were the worst! The bed we used had a very thin mattress (3 inches at most) and you could feel every slat below you. Our fiends bed had bedding that was horribly stained/dirty. They slept with the blanket they brought for the airplane. We reached out to the host a few months before our arrival requesting some information for a water taxi service to the airport we’d purchased, and he responded back to contact him closer to the time we arrived. When we contacted him again as requested he still didn’t answer our question, but rather gave us a contact for a taxi service. We ended up canceling our initial ride because we didn’t have the info we needed, just to have his contact unable to provide the service at the last minute (not the host fault, but still left us without transport the night before our early flight). Overall, the location was nice, quite, and easy to walk to, but not a place I’d recommend until it gets cleaned up some.

Amazing Home and Host!
This property was amazing. Very clean, comfortable, beautiful view of the canal Massimo was a fantastic host and went out of his way with accommodations for us and was so knowledgeable of the history of Venice.
