The room was dirty and in need of painting. We did not have enough linens to make up the pull out couch and there wasn’t a way to talk to anyone to get it. The view however was amazing and the room was right next to the water bus station.

The room was spacious and clean. The window opens up tona green space. The sounds of the ferries and an occasional dog is all you hearvat night. The check-in was complicated. The location was away from the busy section but close enough to walk to the touristbattractions. Plumbing to be worked on.

Beautiful hotel on the Grand Canal. Wonderful historic building. Kind of tricky to find as this is not a typical hotel with a front desk. Great view.

Venice with lots of luggage is a no-no period so be ready to walk up many stairs with it anywhere. We enjoyed this place, it's small but it was nice for a night stay :)

Room with a view
Stay was a beautiful surprise! Location good. San samuele has its own quaintness n shops n restaurants. Water taxi to san marco is nearby. Best of all we had a room which windows open to a view of the canal, oh wow! Really happy 🤗about that! Will choose that place again sometime soon!

Absolutely terrible customer service and there’s no front desk only a number to call. I did everything they asked and paid for my room and did online check in. No one gave me an access code or anything to get into my room and left me stranded in a different country and not even refund me. Do not stay here at all.

The most amazing view! I could have passed days staring out the window over the Grand Canal. Room was beautiful, beds comfortable, all exceeded our expectations. Check-in could have been a bit easier though. All remote, rather confusing and impersonal, but it worked.

The person who finally assisted us sounded like they were from a third world country.The room was very hot and there was zero signage. Location would be the the highest score I can offer. I’m surprised that Expedia offers this hotel as it’s sub par at best

Rooms are unique and very large. The view is absolutely beautiful, windows open right to the grand canal. Stunning! The initial trying to find it was a little tough, check the doorbells for the signage. Once found, the location is perfect. Walked to Rialto bridge in minutes.

Only way to enter building is by ringing a bell that no-one answers (we only got inside as another party in same situation opened door from inside). Only way to enter room is via a code that didn’t work. No-one answers phone number provided. Thankfully, they respond to WhatsApp messaging … EVENTUALLY …. But by the time we got access to the room (one hour after check in) we find it hadn’t been cleaned after last guests. DISGUSTING. Will seriously question whether or not to use this booking service again if this is the kind of property you are happy to promote.

Perfect located, clean, professional!
Perfect setting on the Canal Grande and everything is close. Walking distance to the furthest frequent visited place Giardino (Bienale, 30 min walkin’) passing most of all important sightseeing places! The phone and Whatsapp communication worked really well with the renting office. Fast replies and exact discriptions. We’d come back if availability is given.

No hot water
The first day, there was no hot water. The management was unhelpful, and did not offer any solutions. Hot water was fixed the second day. The view from the room is very pretty, but the details of the room are shoddy. I developed a rash after sleeping in the bed; not sure if it was from bedbugs. Won't be back.

You really can not ask for a better location or view. There’s a water taxi station right outside your door. We didn’t need it because everything was less than a 15 minute walk. Tons of restaurants to choose from. The only hiccup was check in. They will not respond to emails for some reason so you must call. They let us drop off the bags until the 3:00 check in, which was nice.
