We absolutely loved Carlo. The breakfast was good. The sheets and towels were clean. The room was very dirty (we cleaned it ourselves the first night). Once we figured out the AC and the Mosquito zapper (after I got 13 bites), the room became more comfortable.

It is secluded, tucked away, so not noisy at night. It is a fairly basic B&B, you get what you pay for. Bed was fine and comfortable enough.Bathroom was small, but functional. The air conditioning worked a treat, thankfully..!!! Breakfast was really quite sparse, but Italians eat light for breakfast, and there is a couple of eateries just around the corner. It is close to a water bus stop, the Accademia and a bridge. It is a good minutes walk to St Mark's square or a 5 min bus ride. All in all we just wanted a place to sleep, have a quick bite in the morning and get out to see the sights. So, this was ideal. The owner, Carlo, was very helpful and kept me supplied with cappuccinos in the morning, which was a bonus..!!

Good location, but that's about it.
Location was good, could easily walk everywhere in 20 mins. Room was tiny and had no room for all our stuff. The bathroom was also tiny and barely had enough space to dry off...the water took 10 mins to warm up. Minimal outlets, tv was basically on the ceiling. The breakfast was just yogurt, croissants, and one or two cereals. Also, the bed was lumpy and hard as a rock with buttons stabbing you as you try to sleep. The room was freezing at night when it was 50 degrees out. I asked about the heat and he said no, you don't need heat, why, are you cold? Use another blanket. I had three blankets and was still freezing. The manager started off nice, but, gave me a hard time about leaving my bags at the hotel while we went on our tour the morning we checked out. I told him the tour went until 2 and he said 130 would be better. I have no control over the tour and refused to stay and wait for me to get back. He left our luggage in the lobby and buzzed us in the door to get it. Where was he in the middle of the day if not at the hotel doing his job? This hotel feature even states we can leave our bags at the hotel and he was less then accommodating. I have zero control over when a tour gets back and was on a boat ride back with him telling me he told me 1:30 would be best for him.Also there's a large steep stairway up to the rooms that was difficult with bags. I would not stay at this hotel again and will not recommend it to a friend. Definitely not worth the price. Very disappointed.

Room is quite small, particularly the bathroom. Location great, quiet. Five rooms and main proprietor there virtually all the time. Suggest you use your cell phone flashlight when entering at night as motion sensors don't pick up near the main door. The hinge on toilet seat broke and was fixed promptly.

Hidden gem
this place is in a great location. Far enough from all the noise but close to all tourist attractions. Carlo is awesome. His customer service makes all the difference. The room was comfortable and always cleaned. Breakfast was one of the best breakfast during our 2 week trip in Italy. It is a hidden gem.

Charming and quaint, but...
Great location. Owner was friendly and helpful. We liked the quaint atmosphere of the place. Room was spacious. It was not as clean as we would have preferred. I got some insect bites that I suspected may be bedbugs, but never confirmed and saw no sign of them in my luggage. If it hadn't been for that, I would wholeheartedly recommend this place.

This hotel is really just a good location and free breakfast which is nice. I wouldn't really stay here for a honeymoon/special occasion but more a fairly priced place to sleep while you're traveling. It's definitely not bad, but the atmosphere is awkward and the room smells a little odd. It was clean though, and the free breakfast was decent. I will say it is EXTREMELY difficult to find, so be prepared to be confused for 15-20 minutes while trying to locate it.

Lovely Stay
Just came back from a beautiful visit to Venice, along with staying in this lovely quiet hotel. It was only small which added to the charm of the place. rooms are all you need and very clean. Breakfast was what you would expect in Italy, Croissant, bread and coffee. Overall a lvely stay. Make sure you take a map!

Very nice stay in Venice.
Stayed one night prior to a cruise. Very nice small hotel tucked down a quiet street. Staff was extremely friendly and helpful. Beautiful breakfast was set out for the guests. Very convenient location.

Charming hotel in great location!
Wonderful hotel, great location! Loved the decor. Venice is so small, everything was practically walking distance from the hotel. Carlos was an amazing host, and always ready to help. Will definitely stay here again!

Quiet Venice location

This Hotel is tucked away in a good location. It is a 4 minute walk to the water taxi at Academia. The gentleman that manages this hotel was very helpful and gave us personalized service. My hotel room was clean and in good order. The hotel was small and cozy. We had a lite breakfast that came with our room.
