INTRODUCTION:
Enjoy our new guest house in South Tyler just a few minutes from Tyler's Legacy Trails, The Village at Cumberland Mall, Faulkner Park, and all the shopping, dining, and entertainment South Tyler has to offer! This clean & neat guest house includes a fully equipped kitchen, full bathroom, washer & dryer, a queen-sized bed, a queen-sized sleeper sofa, 2 smart TVs and so much more! Enjoy your morning coffee in the gorgeous private backyard! This is the BEST location to stay at when visiting Tyler!
THE SPACE:
Enjoy lots of privacy in our beautifully designed new guest house! Our private backyard is perfect for enjoying your morning cup of coffee!
ENTRY:
✤ There is a gate to access this unit.
LIVING ROOM:
✤ We have a sleeper sofa - the sofa in the living room, if you remove the pillows you can open it into a queen-size bed. The sofa bed has a waterproof protector, 3 sets of sheets and pillows and 2 blankets, and 2-bed covers (duvet only). Kindly also note that it is very easy to open the sleeper sofa, it's a little tricky to put it back - you must push the metal piece by the pillows before pushing the entire bed back in. Aside from that, our living room is equipped with chairs, side tables, Smart TV, Roku, lamps, and a ceiling fan.
KITCHEN:
✤ Our kitchen is stocked with all you should need to cook a typical meal. This also includes a refrigerator, stove, oven, microwave, coffee maker, plates, bowls, glasses, coffee mugs, silverware, set of knives, dish towels, sponges or dishcloths, hand soap, salt and pepper, paper towel holder, dishwashing liquid and trash can & garbage bags.
BEDROOM:
✤ The bedroom includes a comfortable queen-sized bed with bed frame, nightstands, dressers, lamps, ceiling fan, Smart TV, Roku, trash can, waterproof protector, decoration, 3 sets of sheets and pillows, and 2 blankets and 2-bed covers (duvet only). We have also extra blankets and pillows inside the bedroom closet at the top shelve.
BATHROOM:
✤ Our bathroom provides a trash can to dispose of your garbage properly, a hairdryer, mirror, decoration, bathmat/rug, toilet paper, facial tissue, hand soap, bar soap, shampoo, conditioner, body wash, and 3 sets of towels, hand towels, and washcloths for each guest. We always make sure that the bathroom is sparkling clean. Please do not flush anything in the toilet except for toilet paper - the property is on a septic system.
GUEST ACCESS:
You will have an access to the entire 400 square feet of space and no other residents on the property. There are 3 stairs to climb to get to the front door of the guest house.
NEIGHBORHOOD:
Perfectly situated in the quiet Knollwood neighborhood, our home is within a 5-10 minutes drive from all of the main attractions South Tyler has to offer! Just ask and we'll share our favorite coffee shop along the way with you!
GETTING AROUND:
No public transportation nearby.

LOCATION:
✤ The guesthouse is located in the backyard of our main house with its private backyard fully fenced and gated. This is a very quiet neighborhood please keep it that way!
SUPPLIES:
✤ We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days.
PARKING:
✤ Please make sure to park on the street and walk to the gate located on the right side of the big house. Park at least 20ft from the stop sign.
We politely ask you to refrain from parking in the driveway as this is exclusively being rented by our main house guest. We sincerely appreciate your cooperation and understanding.
THERMOSTAT:
✤ There are 2 AC units in the guest house - one in the living room and one in the bedroom, each one has its own remote.
WASHER AND DRYER:
✤ It can be found in the utility room.
PACK N' PLAY:
✤ It is located in the washer and dryer room.
CIRCUIT BREAKER:
✤ It is located in the bedroom by the window
FIRST AID KIT:
✤ It is located in the kitchen cabinet.
FIRE EXTINGUISHER:
✤ It is located under the kitchen sink.
✤ TELEVISIONS:
Two televisions on site. A 60in smart tv in the living room and 32in smart tv in the bedroom. Both have Rokku, Netflix, Youtube TV, etc.
✤ SEPTIC SYSTEM:
Please do not flush anything other than toilet paper in the toilet!
The property is new, less than a year old - please help us keep it new!
HOUSE RULES:
As a host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and CONFIRM THAT THIS HAS BEEN REVIEWED WITHIN 24 HOURS OF YOUR BOOKING. Thank you in advance and truly appreciate your cooperation!
RENTAL PARTY:
✤ The rental party shall consist of the primary guest (no third-party bookings, meaning the person who made the booking must be the person staying at the property). I have and will evict all guests if the primary guest is not staying at the property with no refund. The primary guest is responsible for ensuring that the accommodation is left in the condition it was in upon check-in. The primary guest shall be liable for any damages caused by his or her own acts and omissions (including without limitation failure to timely vacate the accommodation) and also for the acts and omissions of any individuals that the primary guest invites or otherwise allows into the accommodation. After the booking of the reservation, no additional guests shall occupy the premises without the homeowner's written permission. If additional guests are approved, the maximum number of occupants shall not exceed five (5) people. The primary guest must have a government-issued ID, previous host recommendations, and respond to my pre-booking message.
DRUGS AND SMOKING:
✤ No drugs and smoking including, but not limited to tobacco, marijuana, electronic cigarettes, personal vaporizers, electronic nicotine delivery systems, crack or cocaine in any form, meth, heroine, or any other drug classed as an illegal substance by the U.S. Government, hookahs and any other device that emits smoke and/or vapor inside the house. If the guests and/or their invitees smoke inside the house or allow smoke to enter the house, they will forfeit their deposit and the primary guest(s) will be responsible for additional fees to remove the smoke odor and damage from the house (including re-painting the entire interior of the apartment, cleaning the carpets & drapes, cleaning the furniture and washing down all interior surfaces of the apartment). If these measures do not entirely remove all smoke odor and damage from the house, the primary guest(s) are responsible for replacing all carpet, furniture, drapes, and all other items that have absorbed any smoke odor.
PARTIES:
✤ If guests are found to have had a party without the host's permission which results in extra cleaning, guests will be responsible for extra cleaning charges.
PETS:
✤ Unfortunately, we do not accept pets on our property. We are animal lovers ourselves and absolutely adore pets. But sadly, some guests are allergic to animal hair and it can have disastrous consequences.
EATING OR DRINKING:
✤ No eating or drinking in the bedrooms.
QUIET HOURS:
✤ Guests and their invitees will respect the neighborhood at all times. Please keep the noise to a minimum after 10:00 PM. At no time shall guests and their invitees cause any noise or other disturbance that could negatively affect the quiet enjoyment of all other neighborhood residents and guests.
FEDERAL, STATE, AND LOCAL LAWS AND RENTAL RULES:
✤ Guests and their invitees shall abide by all local, state, and federal laws and regulations at all times in conjunction with the rental and use of the property.
CONSUMABLES:
✤ Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests, if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guest's discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
SECURITY DEPOSIT:
✤ $250 (REFUNDABLE) - The primary guest(s) will be responsible for any excess cost of repair, cleaning, or replacement required as a result of damage caused by the guests and their invitees during the stay. The deposit will also be returned so long as the following provisions are met during your stay:
1) No damage is done to the house or its contents, beyond normal wear and tear.
2)The primary guest was staying at the property during the reservation along with other guests mentioned when making a reservation. And if the total number of overnight guests does not exceed the number in the agreement.
3) You respect the quiet hours (meaning no calls from police or neighbors).
4) No pets were brought with you.
