"Convenient area, quiet BUT aircon already programmed for winter and October still warm weather, bring ur own shampoo, lotion, they only have body wash, check for mosquitos and make sure their mosquito repellent is working. The property was an old convent and use San Angelo station from sta Lucia’s train station, less bridge easy for the luggage. Staff are nice."

"Upstairs from luxury shops in a designer showroom district, very close to Piazza San Marco, the location is unbeatable. The staff is warmly friendly and the decor is imaginative and has a vibe of traditional Venice. It is only fair to warn that it is not a full service hotel—the hosts are only there a few hours every day (in the morning) and there is no breakfast. You must take up your luggage yourself up multiple flights of stairs. I have stayed here twice and enjoyed each stay at this...

"This is a family run hotel and it feels like home. Felicia is the best and was very kind to my elderly nonna who was in a walker. There are rooms that are accessible for handicapped people so please ask for that if needed. There’s breakfast, and dinner available. You can hear outside of the room so I suggest using sleep sounds as to not wake you if you are a light sleeper. All in all I recommend this hotel. 10/10. Grazie mille!"

"My wife and I enjoyed two nights at 312 Piazza San Marco. Our hotel room was very clean and comfortable. The location is fantastic and very close to all main attractions. Asela was very hospitable and welcoming. He arranged quick transportation on several occasions and a tour of a Murano glass factory. We would highly recommend this hotel!"

"The apartment was incredibly comfortable. The air, the wifi, the beds, all A quality!! The check in process was easy and the staff were super helpful. Rooms separate with a door which was great! Convenient to all shops and restaurants. You can catch a water taxi right outside the door! Beautiful."

"We enjoyed the property and the areas around it, it was an easy walk to the beach and had grocery stores and restaurants in the surrounding areas. However, we found the customer service and amenities disappointing. We were not provided with a change in towels or bed sheets throughout our 11 day stay. As well, after one roll of toilet paper we had to go buy our own. One of the staff was reluctant in calling us a taxi. "
