Great House for a Winter Getaway
We really enjoyed our stay here. The house is actually bigger than it looks in the photos. There was plenty of space for our family of eight adults. The kitchen was well equipped for us to make several meals. We all found the beds comfortable. The location was great as some of our family went skiing and we all did some winter hiking. Diana's Bath was just 20 minutes away and it was about the same to Castle in the Clouds. We would definitely stay here again and would love to check it out in the summer.

Lovely Home
Group of 10-12 of us stayed here for a winter trip/skiing weekend. It was a lovely home! Spacious(could have had more people comfortably!), clean, charming! Highly recommend, host was prompt and easy to work with!

Wonderful family stay
The home was wonderful for our family for the long weekend and the brook was a perfect spot for hanging out. We enjoyed the large table for meals. My daughter didn't want to leave she loved the home so much! The home isn't as open as the pictures look, but is still a great place for a large group. My mother-in-law struggled a bit navigating the home especially to the bathrooms because of her mobility challenges. There were lots of towels but not enough sheets for the pullout couch. All and all a great place to stay and we would book again!!

Pretty worth it!
The house is very spacious there is literally room for everyone with a big family. We were a total of 11 adults and 2 kids. The sofa bed in the first floor could definitely use a new one, it was very uncomfortable to sleep hurting our back but we were able to get two single bed mattresses from the second floor bedroom and it worked out fine. We had a little problem with the refrigerator which wasn't working but, the owner Eric was always very quick answering our emails and also Gina who takes care of the house. Gina brought us some coolers and Eric did reimburse us for the money lost on ice cream and Ice. The Brook in the back of the house is insanely beautiful!! ( I would be extra careful with kids since its a brook with lots of rocks). Also the fans don't work as strong as we would hope But we didn't die since it wasn't extremely hot! But I would bring some fans if you visit around July.

The Most Wonderful Wedding Venue for us casual types!
The House, the grounds, the river.... everything that added to our son's wedding this past weekend. Didn't hurth that the weather was spectacular.. Anyway, we had a wedding of about 120 people with a 100' tent, about 10 folks staying inside and the rest camped out. It was an amazing three days of joy! The house was immaculate with plenty of nice clean sheets, and towels and all the stuff you need for cooking. We did have some friends cater the event and we did need to rent a portable oven that we used outside which worked out perfectly. The porch and deck were great for people who wanted to relax for a bit and we used the place for wedding gifts and a little coffee station. Gina Lund is one great caretaker. She is very responsive and was there whenever we needed her. Eric, the owner, was extra helpful. You can imagine how many questions we had when hosting a wedding 3 hours from home. He never seemed to get annoyed at my many emails and assisted us with contacting the neighbors and so many other things.. This is the place for a wedding if you want a sprawling area with which to make your own unique and private wedding oasis..

Smelled of sewage and firewood
The pros: This home is functional and is in a good spot to feel like you're getting away from it all without actually being far from civilization. There are plenty of beds and couches so 10 guys can have their own sleeping situation without resorting to air mattresses on the floor. (A huge plus when doing a men's retreat!) The cons: OH the smell! It smelled of sewage the whole time we were there, despite covering every vent we could find. I can only be thankful that it was Wintertime. I can't imagine this place in the Summer. And, for the cost, one would think that firewood could be provided. Not that it would matter much, the fireplace is located in the tiniest room in the house so, if you've got 10 people staying there, not everyone would get to enjoy it. So don't count on the ambiance of a crackling fire to fill the place with warmth. (Not to mention that the TV is in that room as well. So if you're planning on watching a movie together, plan on being a bit cramped.)

Enjoyed the area
First the absolute good - this was a large property with room for our six person party to spread out and spend time together as well as enjoy their own personal space. The beds were very comfortable and the property manager was accommodating of a late request for an early check in. The river and sounds of it are beautiful - it was really nice to have the sounds and the area around to explore. Prior to check-in there were a LOT of communications about rules etc - most of which seemed to result from prior poor experiences with visitors. It made us a little uneasy about our choice and upcoming stay. The problem neighbor wasn’t really a problem if you were a normal person acting reasonably on a property - we found them pleasant enough. Upon arrival, we were disappointed at the state of the screen porch which we had intended to use pretty extensively. Due to dirtiness from pollen and a smaller grill than pictured (small Weber not large grill), we were unable to utilize this space. The owner did indicate this was due to being out of season and would be addressed for future visitors. Also the property photos seem to be dated, all is considerably more worn and there are signs about numerous broken pieces of furniture or out of use items throughout. Things just need a touch up and some care and this would be resolved. We felt the property manager was receptive and responsive to concerns as raised. One other note for anyone who might visit the area in June - check to see if it is Laconia Bike Week. Apparently this is every year in June and it was a significantly different experience of the town than it would have been when bike week wasn’t going on. A number of businesses closed, changed hours, etc due to this event. Overall our visit was pleasant, the owner was helpful and we appreciated having the space. This afforded us the opportunity to gather in a way we would not have been able to at a hotel.

A White Christmas Worthy of Dreaming About
Having never visited NH in winter before, I was concerned about being able to get to this place if it was snowing. As it happened, we had to travel through freezing rain the day of our arrival, but I was relieved to find that the roads weren't too slick and River House was not as far off a main highway as I had anticipated. After we got heavy snow on Christmas Eve, the neighbors kept the road and bridge leading to River House well sanded, so we were able to get in and out safely. I was also relieved to find that the heating system worked well enough to keep us quite comfortable even though it was very cold and blustery outside. We had plenty of hot water and plenty of blankets, and everything was clean. River House was perfect for our group of 14, which included five children under the age of five, their parents, uncles, aunts, and grandparents. It offered lots of room inside for the kids to run around, play games and explore, while also providing areas of quiet retreat for adults who needed to work (or nap). There was just enough of an incline in the meadow behind the house for our toddlers to enjoy sledding, although older kids would probably want to find a bigger hill elsewhere in the neighborhood. (We brought our own sleds. I wish we had brought snowshoes, too.) We prepared all our own meals, which required careful advance planning because the nearest supermarket was in Ossipee, about 25 minutes away. (For more extensive shopping we had to go to Conway, about 40 minutes away.) The kitchen was pretty well equipped, although there was no food processor, no electric blender, and no wire whisk. But it was a great place for a lot of people who like to cook to do their thing, because the open floor plan allowed easy conversation between those working in the kitchen and those in other parts of the great room. We're glad that River House's owners plan to add dormitory space and a bathroom on the third floor, so we can look forward to renting it again even though we're likely to have more grandchildren to accommodate in the coming years.

Wonderful Thanksgiving
My family enjoyed this home so much. The large, sturdy wooden dining room table and chairs, and well equipped kitchen were perfect for our Thanksgiving gathering! It was so nice to be able to spread out with large spaces, three bathrooms, two living room areas one upstairs and one down. The one upstairs has large comfy couches and a TV, There were also some great outdoor spaces like a screened in porch and a fire pit by the river. We will have to come back in the summertime to enjoy those!

Love the River House!!
This place is a dream. Literally right on the river as described. Easy to hike, fish, or just sit on the river. You can hear the river from the house while sleeping and it is just amazing. We had a large group and were very comfortable in all the spacious rooms. The hosts were very friendly and accomodating. We will definitely come back!

The home is wonderful for a group. As a family we enjoyed dinners on the porch, games and cards on the large table as well as coffee down by the stream in the morning. Tons of space and everyone could spread out. Close to our day trips we had planned. Our family made lasting memories in this lovely comfortable home.

Absolutely wonderful!
The home was very clean well stocked and beautiful. We all had a wonderful time and enjoyed staying here very much. There was 11 of us all together and no one felt crowded at all. The kitchen had everything we could possibly need the rooms were clean the bathrooms well stocked and clean. What a wonderful place to stay.

Fabulous!
Loved this rental! Although we were there during a record cold snap and snowstorm we thoroughly enjoyed our stay. The home is very spacious and perfect for a larger group of adults with enough bedrooms with full size or larger beds where you don't need to "bunk" with other couples. The owner was super accommodating and responsive to all our inquiries. Would definitely consider renting this property again!

Great family home
Lovely summer house, with plenty of space for our family group (grandparents, parents and children). The stream across the driveway is closer than it appears in the photos and as we had small children and the water level was high and moving fast from recent rains that was a cause of concern. But, we had a fantastic time and found the house and its location in New Hampshire perfect for our gathering.

Utterly comfortable home
We had a fantastic family vacation in your utterly comfortable home. Our girls loved their bunk beds, the kitchen is well equipped and everyone had space. and the large open room on the 2nd floor made a fantastic gathering place for the grandchildren to play. The location was great. It was a wonderful family vacation! Many thanks for sharing your house with us. One tiny suggestion is to have an electric coffee grinder. Good coffee in the morning is important to start the day off.

Great House!!
We were in town to attend our son's wedding at Whiteface Hollow. I found this home and rented it then found out from the wedding venue that it was a favorite of their guests. The house was clean and well laid out. I think my favorite part was the big open area on the 2nd floor and the quiet back bathroom on the first floor. We had a wonderful stay and would rent it again if we were to return to the area. You can't beat the location.

Picture were deceiving.
The house looks better in the picture than in Actuality. Very old house. Doors to bath room did not close or lock , some of the beds that were supposed to be Available were broken . We got charge a lot of money for house cleaning yet we had to clean before leaving. The house manager Bryan was supper nice. Sorry for the chopped up review I’m trying not to be not nice. I was not happy for the amount we pay for the house to be what it was.

Roomy enough for ALL us ladies.
We had our First Annual Ladies weekend here and it was perfect! The kitchen was large enough for all of us to cook a special dinner together, living room big enough to have a fun little fashion show and sleeping arrangement varied enough that everyone basically got the bed of their choice. The location was centrally located with our choice of wading in the river or Bear camp beach. Oh, and did I mention singing and smores by the fire pit, farmers market, the Dessert lady down the street (YUM!), the outlet shopping, etc The only complaint I heard was that it was time to go home. With the Corona Virus all of us had basically been isolating. This was such a gift to spend time with our love ones that we had been missing so much. Thank you.
