San Vincenzo is a charming rustical detached house refurbished to the highest standard. Nested in a sleepy hamlet Peresiji just 1.5 km from the beautiful Renaissance town of St. Vincent with a medieval, central dominating castle. The villa is at the end of the village immersed in a beautiful natural environment.
The stone walls surrounding the property offer complete privacy around the stone-decked pool (8x4 m). A covered terrace with a barbecue provides the perfect dining area by the pool and garden.
The interior is spacious (210 m2) and has been stylishly designed, combining modern furniture with traditional materials while special attention was given to details. Romantic and warm furniture allows everybody to recreate privately, the fireplace and big flat screen SMART TV/ SAT in the spacious living room lets you lean back and relax. Right next to the living room there is a dining area with fully equipped kitchen and internet corner. The property is covered with Wi - Fi. All bedrooms have A/C.
The villa is available all year around and it's suitable for 10 people + 2 children. House disposes with a beautiful garden, swimming pool and a private parking space. The ground floor is suitable for wheelchair users and disabled people. The villa is also pet friendly.
The famous Istrian towns of Rovinj, Pula, Porec and Vrsar are all within 20 minutes’ drive from the property. Situated in central Istria, it will provide you with a variety of interesting things to do and see, sample those fabulous Istrian red merlots and white malvasia wines, wind cured hams, delicious fresh fish and hand-made pasta with local truffles. Istrian legends, smells and tastes all create a distinct atmosphere that also rubbed on the San Vincenzo Villa making it a very special place to spend your holiday at.

The ground floor has direct access to the pool, garden and outside dining area. On the ground floor there is a big living room with an open fire place and lounge area up the living room gallery.
Right next to the living room there is a dining area and fully equipped kitchen, bathroom, and utility room. On the other side of the entrance hall you will find a twin bedroom with an en-suite bathroom. On the first floor there are two more double bedrooms with en-suite bathrooms.
From one of the rooms you can access the terrace overlooking the garden, to have a glass of wine or romantic breakfast for two. On the second floor there is a master bedroom with large bathroom. In the master bedroom an extra sofa bed (130 x 200 cm) is available . It is suitable for either two toddlers or an adult. On the same floor there is also fifth charming bedroom for two, the large bathroom is shared. This two bedrooms have been designed with special attention to details like stone walls, wooden ceiling and leather bed which all create a romantic atmosphere that will leave you breathless. All the bedrooms have LCD TV/SAT, except the smallest one on the 2nd floor.

The Istria region
Istria is indeed a feast for the eyes. Its streams flow to the sea through deep valleys and gullies which bring to mind the ancient local myths about giants. Rolling hills overlook the fields and valleys with little towns perched on the peaks, recalling some old paintings.
The view is splendid: white-topped mountains, lush wheat fields, plateaux, valleys, vineyards and olive groves on hillsides, and, finally the sea. As you get to know Istria you will notice more and more enchanting details: church facades and portals, tiny village alleyways with their specific architectural touches, the babble of a stream, the blossoming cherries. Everything is warm–hearted and friendly here: nature, towns and people.
Svetvincenat
In the south-central part of the Istria peninsula, lies the mediaval town-monument of Svetvincenat, with its castle. The old architecture of the town and surrounding villages is very well preserved while vineyards and olives dominate throughout this area with warm Mediterranean climate. Svetvincenatis the art center of Istria during summer with lots of cultural events to spend your evenings at.
Svetvincenat and its surrounding countryside is known, not only for its historical and cultural legacy but for excellent wine and genuine Istrian cuisine. Discover the unique flavours of the Mediterranean cuisine. There is a number of fine restaurants all around the villa using only natural ingredients for unforgettable tastes, scents and memories.
If you like to get to the turist hotspots, the city of Pula with its Roman amphiteatre and Brijuni national nature park (with a 18-hole golf course) are just a 20-minute drive away. The Adriatic coast with the crystal clear sea and all kinds of water activities are a 20-minute drive near the beautifull city of Rovinj (main picture) with its art comunity. In Rovinj you can also do some shopping or take a boat trip to Venice.
