The unit is classic Tahoe style and lived in but incredibly cozy as well - the high ceilings make it feel spacious at the same time. The community hot tub and pool are right across the street!** The bus picks up right outside the building. You might be able to ski out of the building in the winter *depending on season's snowfall. It has a lot of character and charm and feels very home-y.

PARKING:
Approved Parking Spaces: 2 vehicles max
Parking is communal, first come first serve. HOA asks for no more than 2 vehicles per unit. No maximum height, but long vehicles will not fit - "normal" vehicles will be fine.
No street parking during snow removal season. Must park onsite from 11pm - 5am. Additional parking located at the top of the hill.
**Important** Renters will be issued a parking permit which they must display on the driver’s side dashboard of their vehicle. Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the owner of the vehicle.
This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.
**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergency only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.
You see word Stateline and I bet you’re probably thinking, “What’s up with that name?”. Well, it’s called like that for a reason - it actually lies on the state line between Nevada and California. It’s a really small town with less than 1,000 citizens, high in the mountains with elevation over 6,000 ft (1900 m). Even though its size is small, it has 5 casinos and many tourists accommodations. Stateline, together with its neighbor - South Tahoe Lake, is a very popular winter and summer destination, because of its numerous winter and summer activities.
Please note that in winter periods a vehicle with 4x4 may be necessary. We are unable to offer refunds or credits if your trip is affected by weather/weather conditions.
The bus picks up right outside the building.
Home Truths:
- It's a lived-in condo, please don't expect brand new everything.
- The hot water can be very hot - be careful!
- The downstairs bathroom can get cold overnight if the door is left closed.
- The internet is not great, most companies don't have stable signal in South Lake Tahoe.
- The Loft area is accessible via a spiral staircase and is not suitable for small children.
- Setback for the grill is 36" - must move the grill 3 feet from the wall on the porch when in use.
- Coin-operated Washer and Dryer in building.
- There are neighbors directly under you so please be courteous to them and keep noise levels low - even if the others aren't as respectful.
- You may hear noise from others when they walk past the front door.
- There is no air conditioning, just like most of the places in Tahoe - but it can be warm during the winter.
- Parking might be limited at times since spots are not assigned and first come first serve.
PET POLICY: One small dog allowed up to 25 lbs, additional $100 pet fee required. Cats or other pets are not allowed anytime. Those fees are not included in the accommodations.
If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.
PET ETIQUETTE:
- Control their barking - if you have a loud dog, please never leave it in the condo alone.
- Don’t let them treat everything like a fire hydrant (inside and outside the condo).
- Play is fun, but silence is golden - be respectful of those living in adjacent units and directly under you.
- Keep them on leash while in the building.
- Always pick up after your dog.
- Wash those paws and minimize bringing messes inside the condo.

All parking from 11pm to 5am must be on assigned common lots. No street parking is allowed during these hours. Street parking during any other time is based on local posted parking regulations. Many areas in Tahoe prohibit street parking at all times, especially during winter months (October to May).

Trash pickup day : Follow Instructions of the rental agreement. Keep secure inside till am of pickup or use bear proof containers.
Note : Trash or refuse cannot be stored outside during certain hours unless within a bear proof container. Occupant may be cited for disturbance or violating provisions of Douglas County Ordinance Title 20.622 Failure to comply with the parking and occupancy requirements is a violation.
Quiet hours are between 9 p.m. and 8 a.m. and will be strictly enforced.
No long term bookings allowed - we do not accept stays longer than 26 nights.
