Guest access
Guests have access to the entire property.
Guests must respect the quite hours of 9pm - 8am. No loud noise from the property allowed at any time. It is a city requirement.
Other things to note
We strive to provide a FIVE-star experience for our guests. For us to do so we kindly ask that you follow the house rules.

Absolutely NO Smoking Inside. This includes Marijuana, Vape, Cigarettes and Cigars. Please be mindful of smoking outside and the smell carrying into the house. There is a $500 fee for smoking inside. Please dispose of all debris from smoking.

Absolutely NO Parties; this includes small gatherings. Our properties are permitted through the city and have a maximum occupancy per the city's commercial occupancy code. If you break the NO party rule, you will be asked to leave and forfeit all of the money you have spent, even if it’s in the middle of your stay. Suspected parties or multiple non-paid guests visiting will be promptly removed by the owner. Neighborhood & city quiet hours are 9:00pm - 8:00am.
*****Occupancy limits are at all times of day and night, not just guests sleeping at the property. This house is 8 guests at all times.*****
Please report any damage you may or may not have caused to the property. We check the property thoroughly prior to your arrival.

This is a PET FRIENDLY HOME (1 dog under 35 pounds). Dog may not be on any furniture or sleep in any beds. Dog must be in a crate when left alone in the property. Please pick up after your dog in the yard. Pets are not to disturb any surrounding homeowners, this includes prolonged barking, or guests may need to make other arrangements for the dog. There is a pet fee of $125 that is non refundable and it goes to extra cleaning fees for our cleaners, this fee also applies to ESA (emotional support animals).

The Guest acknowledges that any pet brought onto the premises is the sole responsibility of the Guest. The Guest agrees to indemnify and hold harmless the landlord from any claims, damages, or injuries cause by the Guest's pet. This includes, but is not limited to, any injuries resulting from aggressive behavior, bites, or other harmful actions by the pet. The Guest shall be liable for any medical bills and expenses, veterinary bills and property damage related to such incidents.

Board Games are there for you to use and we ask that you put all the pieces back together in the box. If you find a game that does not have all the pieces, please let us know promptly so we can order a new set.

Early Check Ins / Late Check Outs ARE NOT GUARANTEED. Please contact us if you ever need early check in or check out. Due to our cleaning company's schedule, we sometimes cannot accommodate this--however, please reach out to let us know and we will try to work with you regarding this matter.

We are happy you are considering our property! We believe most people are kind, honest, respectful, and have good common sense. These rules are for the few who may need a reminder. By booking our property you are agreeing to the following rules and the following short term lease agreement.
Please NO UNREGISTERED guests on the property. Unregistered guests will result in a fine or may be asked to leave.
NO SMOKING of anything or VAPING in or near any opens windows of the house. We have a commercial fire alarm and it is very sensitive. Smoking in our near open house windows will result in a forfeit of your deposit plus any additional cleaning charges.
Please use cutting boards. No cutting on the butcher block counter. Also wipe up spills and don't leave liquid on the counter.
Please do NOT set anything hot directly on the counter. Use hot pads.
Please do NOT pour grease or large amounts of food down the drain. Rinsing off plates and such is totally fine.
Quiet hours are from 10:00 PM to 7:00 AM. We live right next door and will give you the same courtesy. :-)
We are a child-friendly house but NOT a child-proof house. Please keep and eye on children to prevent accidents and damage.
Please report any damage immediately.
Please lock doors and turn off lights when you leave.
This goes without saying :-) but please do not take towels, bedding, decor, kitchen supplies, bathroom supplies, unused cleaning supplies or anything that you didn’t bring with you when you leave. All items are accounted for between guests. We are trying to keep our prices reasonable for the area and this helps us accomplish that.
Please do not move large furniture.
Check out is promptly at 10:00 AM to allow time to properly clean and get house ready for next guests. Thank you for understanding!
For your convenience we offer self check-in with a code
Please remove shoes. It greatly helps us to keep the house clean as possible for you and future guests by removing your shoes. It also helps the rugs to last longer.
Towels are for bath use only please (no hair dye or other staining type products). We do also provide makeup towels/wipes, dish towels, and cleaning rags for your other needs.
Primary guest must be at least 24 years old.
Please do not disable or remove smoke or carbon monoxide detectors. If you experience any problems or battery issues, notify us immediately.
Please do not flush ANYTHING other than toilet paper down toilet. It will clog. Guests are responsible for plumbing bill should anything other than toilet paper be found.
**VACATION RENTAL LEASE AGREEMENT**
•Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and consider purchasing travel insurance (Section 2).
•Depending on certain circumstances and at Owner’s sole discretion and goodwill Owner may issue you a future travel credit for future use as your sole and exclusive remedy (which are subject to certain restrictions set forth at issuance including that travel credits are non-transferable and must be used 2 years from issuance).
•You are releasing Owner and the homeowner from certain types of liability and agreeing to assume certain risks on behalf of yourself and each individual present during the stay you are aware that traveling may increase your risk of contracting COVID-19.
•This Agreement requires claims to be resolved through Arbitration
•This Agreement contains a Jury Trial wavier and a Class action waiver
By clicking “Book Now” you are acknowledging and agreeing to each term included in this Rental Agreement, which specifically includes each of the above-described terms and conditions, as well as any applicable rules, policies, terms or conditions specific to the property:
BOOKING TRANSACTION: This Agreement is between OWNER and the individual completing this booking transaction for the Vacation Rental (“GUEST/OCCUPANT”). You agree that you will be present at the Vacation Rental for the entire duration of the reservation and that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring everyone in your party or otherwise present at the Vacation Rental (each an “occupant”) is aware of and in compliance with the terms identified in this Agreement. If you are bringing a minor as an occupant, you acknowledge and agree that you are solely responsible for the supervision of that minor throughout the duration of your stay and agree to the terms of this Agreement on each minor’s behalf.
This occupancy will be in the form of a Vacation Rental only and not constitute a permanent or primary residence or other tenancy.
TERM OF LEASE: The lease begins at 4 p.m. on the booked “Check-in Date” and ends at 10 a.m. MST on the “Check-out Date”.
HOUSE RULES & POLICIES: The Vacation Rental may have specific rules and policies regarding pets, smoking/vaping, quiet hours, parking, pool and/or hot tub usage, and other local, HOA, or property regulations. GUEST/OCCUPANT agrees to abide by the rules set forth in the VRBO/AIRBNB/BOOKING PLATFORM listing at all times while at the property and shall cause all members of the rental party and anyone else GUEST/OCCUPANT permits on the property to abide by the rules at all times while at the property. These rules are detailed in the description section of the Vacation Rental listing, in an Exhibit A attached hereto, or as otherwise delivered to you, and are incorporated into this Agreement.
