The room was clean and comfortable and the staff were very friendly and accommodating. Good value for the money.
The first impression was of staff smoking outside front entrance and a shabby lobby area. The room was large and light with a good sized bathroom.
Breakfast was a joke we wandered around the ground floor until we found a few laid tables and one bowl by some tired looking cereal. No juice or tea or coffee and no staff to be seen. Then a bit later we saw someone gather up the cereal and bowl without so much as a good morning or "are you ok would you like anything?"
We decided to cut our losses and leave to find a decent brekkie somewhere else.
I think a visit from the "hotel inspector" would sort this place out as it needs an overhaul for sure.
The word dreadful is very apt for my overal consideration. The reviews on the website are misleading I experienced no TV, no Bar, no Resturant, no full breakfast (cereal and toast provided), time had changed without warning from 07.30 to 09.00 to 08.30 - 10.00. All these facilities featured on the website as being available. There was only one person at the Hotel and although polite he made several contradictory statements in heis excuse making. I can only conclude this review with just one word 'dreadful'
The hotel (which is only 2 star, by the way, get your facts straight) is dilapidated and understaffed, is not welcoming and difficult to find. We were not able to get even a sandwich when we arrived and in the morning they tried to charge us £11/head for a cooked breakfast. We were given half cooked toast and disgusting coffee, which was supposed to be a 'continental breakfast'. In the bedroom , which we paid for as a de-luxe room, with a small double bed there were just two teabags,two milks and a few coffees. The whole experience was disastrous and I am very disappointed with your service in respect of the description of the hotel.
We were received in a very friendly manner and were given advice on places to visit. Very nice dinning room and good service.NEW CLEAN NICE WHITE BED LINNEN. Genuine hospitable father and son!
Having read the early reviews I was getting nervous about my stay - but I have to say that I was very happy with the hotel, and very pleased with the staff. I had a clean single, a bit dated but perfectly fine and at a very reasonable rate. They are still rebuilding their business after it was allegedy wrecked by others - so TVs and cooked breakfasts are not up and running yet. I had a problem leaving very early (main door locked) but eventually found the side door - a permanent sign for guests would be helpful. If you need good honest rooms at a good price, feel safe to book with these people.
I was the only person staying in the hotel so they gave me a shabby room without a TV. When I complained and argued they provided a TV that did not work so then reluctantly upgraded me to a "better" room with a window that did not close properly due to a missing latch and scruffy, ill fitting curtains that did not keep the light out. I always assume that hotels will give you the best room available.
A continental breakfast was provided (apparently a small popup window told me it was not a cooked breakfast when booking); it seems that on the continent they have white sliced bread toast, cheap jam and tinned grapefruit.
Their description is absolutely fictional. The hotel is no where near anything, its in a terrible location. I could go on and on about the lies told by the manager, but to summarise, it is abslutely impossible that this hotel is any more than 1 star. Even when we tried to check out there was no one in the office until about 9:30, we just stood there for an hour ringing the bell and calling the phone with no reply. It is like a ghost town, the hotel is completely empty.

Basic Hotel with good staff

Continental breakfast consisted of cereal/toast grapefruit juice tea/coffee and Orange/Apple juice, although you could pay extra £8 for full English .
At the moment there are no evening meals available at hotel, which If I had known prior to booking I wouldn't have chosen this hotel
We have just returned from a two night stay at this hotel( now called Sussex Edwardian Hotel). This is a very tired dated hotel, the only positive thing was that it was clean. The bedding was new and modern but everything else dated back to the 70's. The room was large but dark and the shower was next to useless. We booked as bed and breakfast but that was only cereal and toast , there was nothing to suggest anything else was available. The lad running it was only 20 with his young partner. The bar was empty of customers and drinks were very limited. I noticed that it was cash or chq payment and he said it was under new management, I asked how long and he said 3 months ago!!. There was no evidence of any evening meals being offered. The room was not serviced each day and therefore the tea/coffee cups were not washed or replenished. We will not return.

GREAT welcome shown to our room (unusual these days ) clean tidy room spacious too,weird no shower curtain or screen especially as bath, shower was opposite the window, breakfast was simple but effective, is exactly what you should expect from a budget room but with a nice feel due to the staff
We were very disappointed. The room was very dated. One of the winow latches was broken and so a couple hooks had been fixed to hold the window shut. There was no television or wifi access which was advertised. The toilet seat was broken and the bath panel had a hole and big long crack. I think they had children in to do the sealant around the bath. Some of the tiles around the sink were not grouted. We had no information about the hotel or what was close by in the room. Two milks for our tea for the night and morning. We thought Full breakfast was the full cooked deal but we were told that it meant continental. We thought continental was fresh fruit, cereals, croissants,toast,cheese,ham etc. We had cereal and toast. Tablecloth was dirty as was the knife on our table My husband had to ask for the orange juice and milk to be refilled. He then didn t have juice because there were no more glasses and he didn t like to ask again. We then had to ask for some tea and toast as they had forgotten about us. All in all it was awful and we were glad to come away.
This hotel has a great atmosphere. From the moment we arrived the staff couldn't do any more for us. The hotel room offered all of the comforts we needed. Breakfast was pleasant and plentiful. The hotel is located at the end of a residential road, however the signage at the estate entrance made it easy to find. It is housed an incredibly ornate building and is in a great location. I certainly recommend this hotel for a comfortable stay at a great price.
The hotel is struggling to get back on its feet after previous problems and the current team are working very hard to achieve this. The hotel is now run by a family of dad, mum and son and they were very courteous and helpful and very friendly. The rooms are quite basic (no TV in room) but they were kept clean and tidy if a little tarnished. I am sure given time and support this family will turn the hotel around and make it a very good place to stay. One complaint I have is not so much directed at the hotel but at Expedia who promised full breakfast as part of the booking when in fact you have to pay £8 for a cooked breakfast and it is only continental that is included in the price. I think this was very misleading
We only stayed for the one night. Arrived quite late but owners made us very welcome and cooked us a lovely steak meal. Owners couldn't do enough for us. Breakfast was amazing would not hesitate returning to this hotel.

Not a typical location for a hotel but was clean and staff very friendly. Very basic so needs some improvment in making it more interesting especially for families.
I liked the room (it was very large) and the bed was comfortable. My only complaint was the layout. You almost needed a GPS to find your way around the hotel, up a stairwell, down some stairs, take a right, go through a door make a left go through another door, do down some steps, go through a door, and there is your room).
Also, the new owners are just getting started so there was really no dinner to be had. The breakfast the next day was just continental, but was sufficient.
I really liked the management and they were very helpful.

excellent management couldnt be more accommodating. cooked breakfast is excellant, As the hotel has only recently changed owners they are still working hard to maintain the hotel , We wish them all the luck ,
It was the hottest day of the year and the heating was on full ho whene we ask why they said well your not paying the bill.no TVs in the room the place is very old and tired and it was £15 for a steak not very happy at my first experiance with this kind of booking.
comfortable and friendly, a very pleasant surprise especially after some of the reviews we had seen on-line. The new management works hard and diligently to ensure complter satisfaction - we would definately stay in this hotel again.

New management
This hotel has recently come under new management following a sudden closure. It needs to be built up again as it is looking very tired. Staff always available but didn't explain timings which should improve with experience. The included continental breakfast was ok, we didn't pay for the full English breakfast. This hotel is reasonable for one night but the rooms may be a little small for anything longer.
