We've visited St. John more than a dozen times, and we've found the quietest places on the eastern half of the island. At Sunset Paradise, we didn't hear any loud water trucks, music-blasting party Jeeps or dance music from neighbors. In fact, there were times that it was so quiet, we could hear boaters talking down in the bay. Day or night, most of what we heard were birds and frogs, which we found very relaxing.
Proximity to Salt Pond was fantastic - it's one of our favorite beaches. The villa was perfect - the AC in the bedroom made it cooler for sleeping and helped keep most of the bugs out. We quickly got used to the non-AC living room, and kept all screens closed, but we still got some bug bites (so be sure to bring your favorite bug spray and anti-itch med).
At some other villas, every grocery staple from previous guests is removed - so we REALLY appreciated that basics like salt, sugar, spices, coffee (and filters!) were well stocked and we didn't have to buy those. The kitchen is also fully equipped for any cooking needs you can think of.
Vicki was super-quick to respond to any communications; the gas ran out the second evening and she got the gas man scheduled for the next morning.
There is a new house under construction to the south, currently just the concrete structural components. The workers were only there a few days during our week and weren't terribly loud, and they never started before 9:00am.
The views are amazing! We never got tired of the sunsets.
