The Villa Belvedere Oceanfront Suites comprise a connecting pod to the larger space, Villa Belvedere. Villa Belvedere, the main house overlooking the Caribbean was mostly blown down by hurricanes Irma and Maria in 2017. Both suites have balconies with the classic 180 degree, unobstructed million-dollar views of the Caribbean, St. Croix, St. Thomas, and the surrounding cays. The ½ acre property sits directly on the waterfront which is approximately 150 feet down from the edge of the cliff. You will enjoy the most superior ocean views on the Island of St. John because of their proximity to the rocky cliff overhanging the Caribbean.
We offer this secluded guesthouse without a kitchen (we do have a kitchenette and propane grill) or without a living room to the guests that are looking for isolation and a 180 degree million dollar view of the ocean at this reduced price until we rebuild the main house.
Just a short drive to the beach, you'll find plenty of opportunities for swimming, sunbathing, surfing, and fishing. If you're looking for something a little more adventurous, you can take a boat trip to explore the nearby reefs or go hiking in the rainforest.

Villa Belvedere is a 2 bedroom villa in St. John with outdoor pool sitting on a cliff overlooking the ocean. It has an incredible view with stunning sunsets! This two bed/two bath villa, approximately 700 square feet, comes with a kitchenette. Imagine lying in bed while looking at the lights of St Thomas, VI. Waking up to the sounds of the surf. If you want a secluded, romantic hideaway in Paradise you have found the right place! Clothing not required! Equipped with TV, internet, coffee maker, small refrigerator, microwave, pool, chairs for sunning, beach chairs, cooler and grill. Private parking, well lit. Close to Westin Resort, 10 minutes to Cruz Bay ferry docks. The Villa Belvedere enjoys the most superior ocean views on the Island of St. John because of their proximity to the rocky cliff overhanging the Caribbean. In fact, we caution you not to venture far from the pool. If you don’t venture past the pool in the backyard, you will be safe. We do not recommend children under the age of 18 to wander without adult supervision in the backyard.

Check-in is 4:00 pm and check-out is 10:00 am. If early check-in or late check-out is requested and available, a fee may apply.
We are usually available to meet you at the ferry and take you to your rental car provider or to the master suites. We will wait for you to get your car and you can follow us to the villa should you rent a car.
Please plan to arrive at Villa Belvedere no later than 9:00 pm. If you are arriving after 9:00 pm please contact us in advance to make arrangements.
Please help us conserve water! Everyone on St. John gets their water from rainfall collected from the roof into cisterns under the house. We ask that you be conservative with your water usage. The water is treated with a sophisticated filtration system for maximum protection.
Please conserve electricity! Electricity in the Virgin Islands is several times more expensive than stateside. Please be mindful of electricity use: turn off all lights, fans, and A/C when not in Villa Belvedere Master Suites. Your conservation will be appreciated!
Please tie up your full trash bags and take them to the trash receptacles. If you leave trash bags outside the Master Suites you will attract iguanas who will tear open the bags and spread trash around for you to clean up.
Please hose off all beach and sandy gear preferably before you leave the beach if showers are available. Sand is a precious natural resource and should be left on the beach. There is a hose provided for your use to wash your beach chairs, feet, and any sandy gear when you return to the suites.
We provide 4 large beach towels.
Trash removal must be performed prior to check out. There are trash containers close to Cruz Bay on the left when you turn left out of Great Cruz Bay Road and pass the Westin. There is no trash receptacle on the property. Everyone from the Villas are expected to bag their trash and carry them to the containers that are very visible on the road into Cruz Bay from the property. it is easiest if you take your bagged trash into town when you leave the property to go to the beaches, Cruz Bay, and/or restaurants in Cruz Bay. The manager and the housekeepers will not take the garbage out for you.
Absolutely nothing in the toilet but waste and toilet paper. No feminine hygiene products or any other paper items or foreign objects. There are no municipal sewage systems on St. John to flush into. Instead, every home has a self-contained sewage treatment system. These systems are ecofriendly, are very sensitive, and do not tolerate anything but waste and toilet paper or they will malfunction and back up. Trust us, that is not something you ever want to experience.
