The toilet system needs major upgrading and answering system was not great, had to leave messages, and no one to talk to outside of check in and check out times. BUT, was a very convenient location to District town.

Adorable inn close to the old part of the city. Breakfast was delicious and the room was clean. The only thing that would have made it absolutely perfect would have been to have someone there when we arrived (around 6 pm) to ask questions.

This B&B was just average. The bed linens were clean and the staff were mixed in friendliness. Some suggestions: wipe down the window sills of old bugs, put a small table or somewhere to put a cosmetic bag, add a hook on the bathroom wall to hang your hand towel, have a clock that works and get a bigger hot water heater. What good is a bathtub with only lukewarm water? We will probably not return.

We loved our stay at this inn. The staff was very helpful to us and our room was just right for what we needed. You can’t beat the location. I found the bed to be really comfortable too, as sometimes they can be hit/miss at inns. We would definitely stay here again!

The place was very nice. The location is in a prime spot because everything is walking distance. I just didnt like the parking arrangement. But everything was fantastic.

Ryan was so pleasant upon our early checkin and made an immediate great recommendation to have lunch at the Floridian given the light rain. We loved sitting on the front deck later in the evening after dinner and walking around to see the Christmas lights. There is also a back deck for all guests to use. Rhis is an old house but lovingly cared for and in a great location to see all of the historic sites in St. Augustine. Also on a quiet street.

Nice play in the heart of main historic area, quiet even thou its almost in the middle of all the places and restaurants you want to walk to. Our room was a bit small, but place is cute and you feel in the middle of history. Owner and staff super nice people.

This is my second stay and it was wonderful. The staff was very caring and kind and went out of their way to make you feel comfortable this close to downtown and easily accessible too many things to do.

This was a very nice bed and breakfast in the historic district of St. Augustine. The room was nice with a very large and comfortable king sized bed. The interior design was great. There were beautiful wooden floors and furniture. The breakfast was outstanding. My compliments to Nikki the chef. The only problem was with a door stopper to our bathroom which was minor. I highly recommend this place.

Breakfast first day was very good. Second day was fair. Property could use some upgrades. Our room (North Palm) had the tv mounted on wall on side of bed so was a bit hard to see even on the swivel mount. Water pressure was very low especially in sink. The staff was very good and accommodating.

The 44 Spanish Street Bed& Breakfast is in need of a tremendous renovation. The siding of the building is covered with mildew, dirty and with major wood rot. We had no bath towels in our bathroom upon arrival, which is inexcusable. The walls in our room were scratched behind the two metal chairs that are there. You cannot regulate the thermostat in your room, so you are at their mercy for the temperature of the room and the room overall looked dingy. We had breakfast on Sunday and there is no menu, so you have to eat whatever they want to serve you, leaving you with no other options. They are so understaffed that the owner was actually overwhelmed playing waiter for all the tables, for which I do give him credit for, but it is his own fault for not hiring servers. Also a little music would have added ambiance to the experience, and there was none. We will not be coming back to 44 Spanish Street B&B and certainly do not recommend it.
