The name Xenia stands for "protector of guests, hospitality and the stranger" and the spirit of our four-star studio apartment that was renovated and newly furnished in June 2016.
Whether palace, promenade, bathing beach, cafe or restaurant, everything is in front of the door or can be reached in a few minutes on foot. The apartment is located 80m from the sea and 100m from the adjacent World Heritage Site, the historic center of Split.
The studio apartment overlooks the courtyard and garden and has space for 2 people. On 27 square meters you will find a living room with box spring bed, from which you can also watch the numerous TV programs. The cabinet offers space for your personal things and the safe. Various storage options allow books and the like to find their place. In the small, spatially delimited, fully equipped kitchen with its own window there is a dining table and seating.
In the bathroom there is space for a locked shower, a shelf as well as a washstand and toilet. For our winter guests there is floor heating in the bathroom, heating with air conditioning.
The loggia is surrounded by glass / windows, with a view of the courtyard and garden. The back yard widens a pleasant urban atmosphere.

The studio is equipped with air conditioning, cable TV with 15 German channels and free WiFi.

Studio Apartment Xenia is next door to our Apartment Xenios for 4 people (see Announce No. 2560198). Both can be rented together. Families or groups are very welcome.

Great location for vicinity to everything - markets, old town, shopping, great food and the beach. The apartment was perfect for us. Great communication and support. This is a small Apartment yet functional to what we needed. I would go back there in a flash.

Perfect location.
Host was nice, allowed us to check in a day early. Apartment in nicely located, easy to walk everywhere. We did come with a car and parking was fairly easy in front of building, other than a day trip, it was not needed. Bed was very comfortable, kitchen very nice. Very clean.

Wonderful stay in Split
The studio apartment was perfect for my and my husbands needs while staying in Split. It was very clean and had everything we needed. Very close to both teh water and Old Town! Parking is free on the street but we never had trouble finding parking within a couple minute walk from the VRBO. Recommend Xenia studio apartment to those staying in Split!

Great location with restaurants and shopping nearby. local restaurants called Konoba’s in a 2 block area that have fantastic food and servers. 3 minute walk to the water and yachts docked at the promenade. Edzard was a great host. Clean and Small place, had everything that we needed.

Great location
Half a block off of the marina and promenade. Large grocery store and 3 Bars/restaurants close by. Some of the best pizza I’ve had in Croatia! Very short walk to Palace and old town. Apartment is small, but clean and newly renovated. And it worked perfectly for me.

Great apartment, very clean and modern albeit in an older building, loved the fully equipped kitchen and the bathroom! Comfy large bed, all you could need for a short stay. Apartment was close to centre, but far out enough to be quiet. Would definitely stay again.

Fun Apartment and Great Location
The apartment was cozy and perfect location for exploring Split. It was just a few minutes walk to Diocletian’s Palace and a short Uber ride to see the Fortress of Kliss. The owners were very pleasant to deal with. 5 out of 5 stars all the way around. We would definitely stay here again.

Very nice apartment in a great location
We stayed three nights in this lovely appointed efficiency apartment. It is located within a brief walking distance from old town, the Riva, ferry harbor, marina and Marjan hill. It's situated near everything and yet is in a quiet neighborhood. You can eat in or dine out in the many restaurants nearby. We would stay here again.

Everything we needed for our stay in Split!
We had a wonderful stay! The host met us when we arrived and gave us a lot of great information about the city, things to do and the best restaurants to go to which was very helpful. The apartment was clean and modern looking. The AC was so nice coming back to after walking around in the heat all day. Our hosts were very hospitable, friendly and always quick to respond if we needed anything. We can’t wait to come back!

Studiio is great for short or extended stay in excellent location
Studio was well appointed with excellent appliances, very clean, and enjoyable to live in. The small but well equipped and very functional kitchen was perfect for cooking up breakfast or dinner. The close proximity to the Riva, marina, and old city make for easy access to restaurants and other activities. Food shopping is available just down the stairs which allows one to cook any desired meals in-house. I would also add that the building was very quiet during my 10 day stay in mid-June. I plan to return for extended stays as my periodic local presence on a two year project requires. I highly recommend staying in this studio apartment.

Very nice apartment. Small but with everything you need. Well located for the waterfront and easy access to the sights. Would be nice to have some outside space but the loggia is useful for drying clothes. Thanks to Paul who collected us and showed us the apartment and gave us advice on where to visit.

Wonderful apartment - couldn't have asked for more
We have just arrived home having spent the past week in the apartment and had a really wonderful holiday. It had everything we needed and was a stone's throw away from the centre of Split, walking distance to some nice beaches and there was a bakery and supermarket 2 mins down the road, perfect for the morning pastries. The apartment itself was spotless, modern and a welcome relief after a day sightseeing/lounging on the beach in the sun. We thoroughly enjoyed our stay and will certainly be recommending this as a great base from which to explore this beautiful city.

We had a lovely time at the apartment. It was very clean and tidy with all the facilities we needed. The only problems were parking and the stairs to the apartment. We would recommend to any one wishing to stay close to the heart of Split. Also we would more than likely return in the future and use the adjacent apartment for family.

Clean, compact and comfortable
Close to the old town, this studio flat was ideally located for us as we did not hire a car. Public transport was good and there were supermarkets on the door step. The flat was very clean and beautifully furnished. No sofa but the bed was very comfortable. No views of the sea front from here and would have been nice to have a balcony but nonetheless very close to the sea and all restaurants and shops and particularly close to Marjan Hill, which was beautiful for walks.

Lovely apartment with all necessary equipment. Not sure why it would be described as waterfront. There is only one window which does not face the waterfront. We liked being able to walk to the Riva and in to the old town. Loads of restaurants so we made no use of the cooking facilities.A good find

The apartment was extremely clean, quirky, had everything you could want and a SUPER comfy bed!
An absolute "must stay" if you are visiting Split. My girlfriend and I stayed here for 5 nights and we didn't want to leave! The location of the apartment was literally perfect if your preference is to see the main parts of Split, with multiple beaches, Diocletian's Palace, the main riviera, a wonderful range of restaurants and the Marjan forest walk all within 5/10 minutes walking distances. Because of this great location, we managed to fit mostly everything in. After our days and nights out we were genuinely excited to sleep in the extremely comfy QUEEN SIZE bed, which was made even nicer by the cool air con just above the foot of it. The kitchen has everything you could need, with more utensils than expected and a quirky loggia which was handy for drying your wet beach clothes after a day at the beach. We also made use of the big flatscreen tv provided and the table next to the bed to eat our cooked breakfasts on. With regards to the hosts, we couldn't fault their kindness, helpfulness and willingness to communicate with us about anything we needed. In particular, a lovely lad named Josip offered us his recommendations on the best restaurants, pointing things out to us on the maps of Split inside the room. Overall, we left with great fondness of the apartment and would definitely stay there again on our inevitable return to Split one day. Thankyou for having us!

Spectacular Sudio in Excellent Location
The apartment was ready for an early check in, which was a bonus. The location is a short 10-15 minute walk from both the bus station and ferry terminal, and a shorter 5-10 minute walk from old town. The apartment was well-appointed and super clean. The use of the small space was well executed. As there is no sitting area the bed serves the purpose of a sofa, which was not a problem for us. Everything appeared new and/or recently renovated. The kitchen had everything necessary to prepare dinner. The grocery store at the bottom of the stairs (stairs are sort of hidden across the street from the apartment) was really convenient. We had an extremely pleasant stay and we would highly recommend the apartment for a couple wanting to be close to the centre of Split but yet away from the centre's busyness.

Great place, close to the marina and old town
The apartment was perfect in every way. It is the 1st street in from the marina, parking, close to the park, old town and everything you would want. There is a market across the street & down the stairs (2 minutes). The ferry terminals are easily walkable. We didn't use the car at all. It is newly renovated top to bottom- floors, kitchen & bath. AC worked perfect-wasn't too warm but cooled the place in minutes so I can't imagine it would have a problem even on the hottest of days. The kitchen is enough for minor meals/snacks. We used it for light breakfasts and heating up leftovers. The owners were great in communication & advice- Attentive but not intrusive. We would absolutely stay here again.
