Truly an incredible house that has something for everyone.  There's even a studio apartment with its own kitchen and entrance for people that prefer more privacy.  Beautiful, rare touches including baby grand piano, poker table, and newly renovated designer bathroom.  Located on Pedernales River - CURRENTLY DRY for summer 2024 due to recent drought.

What’s a swim spa ? A perfect combination of a pool and hot tub.
- It’s the size of a small rectangular pool - approx 15 feet x 8 feet.
- One end has hot tub seats with massaging jets. The other end has smooth walls and – get this – several underwater jets that create a strong enough current to swim in place, or push you to the other side (kids love that).
- You control the temperature – a wonderful feature when the summer sun makes a normal pool too warm.
** It’s simply a great place to splash around, relax, and enjoy the outdoors.

LAYOUT:
- Main house, located at ground level:  3 bedrooms and 2.5 baths
- Studio apartment, downstairs from main house:  1 bedroom and 1 en suite bathroom

SPACES:
- Master bedroom with en suite bathroom:   Stunning.  Personal fireplace, designer bathroom including shower with front and back jets, new tile, relaxing garden tub.  Private upper deck with incredible view of river (currently dry)  

- Studio apartment with separate kitchen, bathroom, entrance, king bed - perfect for extended family or friends who prefer privacy

- Open living area and kitchen:  Fireplace, poker table convertible to dining table, baby grand piano.  Opens to main deck

- Kitchen:  fully stocked with brand-new necessary gear and cooking essentials

- Main deck with entrance in living area:  Swim spa, grill, seating area, views (**Note - grill has a GRIDDLE surface, NOT grates in most gas grills)

- Separate TV / playroom in main house:  great for an enclosed kids play area, dark TV room; sleeper sofa 
- Second bedroom main house:  King bed   
- Third bedroom main house:  Two full beds and dresser 

Large back yard extending from house to river boasts a full-sized pickle ball / basketball court for family outdoor fun. The detached double car garage has been converted into a game room with a pool table, shuffleboard table, and a dartboard.

The grounds are lovely and spacious, providing a great peaceful getaway from the city. 

Kid-friendly supplies provided:  pack ‘n play, booster seat, cabinet safety locks, dish set & utensils.
