Come enjoy all the fun, beauty & peace that the ocean can offer at the classic beachfront village of Matunuck. Walk out the front door to a sunset stroll down the beach, dinner at your choice of ocean front restaurants, perfect beach days, surfing, fishing, paddle boarding, kayaking, an ice cream shop, a local grocery store, or even the famous "Theater by the Sea".

***Comes with South Kingstown Beach parking/entry pass for the length of your stay!

There is a queen bed and full futon in the master bedroom; a large sectional couch in the living room; plus an available single cot. You will have all the amenities of home including a full kitchen and living area, Wi-Fi, plenty of lawn space for yard games, a private front balcony to soak in the morning sun with a cup of coffee and a back deck, with a small sitting area to enjoy the sunset while grilling up dinner.

The living room is spacious with a large sectional couch, big screen smart television and multiple board games. The kitchen includes all basic supplies and appliance with a sliding glass door attached to a back deck and grill, a small sitting area, plus a back lawn and full view of the sunset sky.

-Guests have two parking spots.

-The neighborhood market, Seaview Marketplace, is well stocked but closes around 7pm. There is also Carpenter's Farm Fruit Stand, that offers delicious farm fresh options, yummy pies, breads and baked goods, and locally raised meat to choose from. There is not a "package" store or beer distributor in Matunuck, but Narragansett is an 8-minute drive with plenty of options there. And don't forget an ice cream treat from Vanilla Bean! There are multiple restaurants just a few minutes walking distance: Ocean Mist, The Pub, and Matunuck Pizza.

-The nearby beaches that are in walking/biking distance: South Kingstown Town Beach, East Matunuck State Beach, and the famous local surf spot, Deep Hole.
Also a few minutes’ walk from the house, is Potter’s Pond. The pond offers ideal conditions for multiple activities: kayaking, fishing, clamming, sailing, water skiing, tubing, paddle boarding, and more.

***Minimum age requirement for booking is 26 years old.

***No pets/animals allowed. Owners have severe allergies. Thank you.

***Linens/Towels are not provided. Guests are asked to please provide their linens/towels or rent from a local vendor such as Vacation House Linens. Their website is: "vacationhouselinens". Each bed comes with 2 pillows and 1 bedspread, if needed. Plus there are extra blankets in the closets. Each bed has a mattress protector over the mattress, plus pillow protectors over each pillow. There are also hand towels provided in the kitchen and bathrooms. Thank you for respecting this process and bringing the necessary linens.

-Kayak/Paddleboard rentals:
There is not a rental company right on Potter's Pond. However, there is one local company that will deliver rentals to you. Their name is "Long Point Paddleboard". Another nearby rental company is "East Coast Paddle Sports". They do not deliver, but you can pick up rentals from them and bring it to your location of choosing. You can also just enjoy an afternoon paddling and exploring at their beautiful location. If you are interested in renting kayaks for an afternoon of paddling at a nearby local favorite location, you might be interested in contacting "Narrow River Kayaks".

You will have entire access to the right side townhouse unit, a deck in back that's private and just for your use, and an upstairs balcony deck that's also private and just for your use. The only shared space is the front deck and front yard.

This townhouse is perfectly situated in the heart of this little beach village of Matunuck. While being only a few minutes’ walk from so many activities and attractions such as beaches, surf spots, dinner/bars, ice cream, and live theater…you are at the same time in a location so peaceful, that you that you can fall asleep to the sound of the ocean waves across the street. You can choose to spend your time only exploring what is in walking distance, you are also within a 30 minutes’ drive to well-known Newport, the Block Island ferry, and so many other great exciting RI things to do.

It is true that you can walk, bike ride or paddle to countless activities from right outside the front door. However, should you choose to adventure further, you are a short drive away from other popular destinations, including Narragansett, Westerly, URI, Historic and world-famous Newport, the Point Judith Ferry to Block Island, Foxwoods, Mohegan Sun and downtown Providence.

The property was just as advertised and lovely in person. The house was clean and comfortable. We really enjoyed our stay there and managed to pack a lot in for our quick trip to Matunuck. Would love to go back!

Before i continue to express what i didn’t like the hostes tried to make things right. We had booked for 7 days and left after 3. The bedroom mattress was super hard to point my wife and i would not be able to sleep through the night. The closet doors were falling off the hinges. The second floor patio screen door fell off the track as soon as we opened it. There no normal size coffee cups so we went and bought some and donated them to the house. Great location if its a beach day otherwise not much to do in the immediate area.

It was lovely! Very cute, everything we needed. Comfortable for 2 of us, not sure i would try to fit more than 3 people. Location is perfect! Beautiful walk to beach access. Decks are great for coffee, dinner, or just enjoying the sea breeze or sunrise/sunset. Good value!

I found several problems with the unit. floors has significant slope; lights in kitchen didn't work; big step down to downstairs bathroom; drapes in bedroom were unworkable. On the positive side: nice location. We wouldn't stay in the unit again.

Great location, the unit had eveything we needed. Little boat launch the next street over for our 9.5 ft inflatable to go exploring. Great if youve got a dinghy or kayak. Walk to ocean mist for food and drinks. Lots of other close restaurants. Tak the drive to Dly Fox in Charlestown for breakfast Would stay again.

The rooms seemed more spacious in real life than they did on the photos. We loved the marsh in the back yard. It gave a feeling of privacy. We would be happy to return.

Great spot!
We booked this stay to see a concert at Ocean Mist. The proximity to the venue was great. The little beach area walking distance away was lovely. The house was clean and a perfect 1 bedroom place for a couples weekend away. Only about 20-30 minutes from downtown Newport which was really fun to explore as well. Will definitely stay here again.

Just what we needed
This place was just what we needed. Location to everything in Mantunuck was within walking distance. Sitting on upper deck listening to the waves crash the shoreline, Potters Pond bounty of fresh clams, just the right amount of cooking items to put on a feast and how enjoyable that was. Cannot wait for next year. Host was great and very responsive to inquiries.

Spacious one bedroom Cottage
The condo was very clean, and spacious and charming. I loved both the upper deck that faces the street and Potter's Pond and and is an extension of the bedroom, and the lower small deck that extends from the lower floor's dining area. That lower deck houses the grill. The sunsets were beautiful from that deck. Meg the owner, was very responsive to all messages. One should be aware that sharing space with the other attached condo, while separated by slatted wood barriers, prohibits privacy. You will see and hear the other occupants if they are on those decks while you are. Additionally, I did find it noisy. I heard the other family talking, kids shouting, and also I could feel the vibrations and hear/feel the pounding of their feet as they moved around their attached condo. Furthermore, the description states it sleeps 3. There is a queen bed in the upper bedroom with a somewhat dilapidated futon couch in the same bedroom. We did not attempt to open the futon ,as it seemed complicated , heavy and the mattress in rough shape. The downstairs sectional couch is very comfortable to sit on, and I would imagine a child or small adult could sleep on that. It is not a pull out couch. So, a couple with a child could sleep there, but three platonic friends might find it difficult. I have rented numerous summer cottages and I did find the 4 pm check-in to be late( though I did get a message I could come earlier, at my request) and the 10 am check out to be very early. Also when you are coming from a distance and the cottage sleeps 3-- to only have 2 rolls of toilet paper, no kleenex, one roll of paper towels, etc., available does make it hard on travelers. Bringing everything is difficult and buying locally is expensive. When one is spending a lot of money to rent, it does feel inhospitable. For those reasons I would give it 4/5 stars. Otherwise, a very pretty and well placed cottage for your vacation-- very near to all beaches and I love Matunuck and have stayed there often. I'm afraid due to the privacy issue, I most likely would not stay here again.

The property was very clean. House was stocked with all necessary basics. We were pleasantly surprised to find a washer and dryer which hadn't been mentioned in the listing. The location was very convenient - short walk to both beaches and the Vanilla Bean.

Perfect spot for a getaway in a great beach community
Matunuck is a special place near and dear to my heart and this little property was perfect for what I was looking for. If you haven't been and are looking for a summer New England getaway for a couple, small family, or group of friends, I couldn't recommend this enough. Cute, clean and comfortable, it offered us everything we needed for our stay. I would 100% book again, and hopefully for a longer stay next time!
