"We were 7 adults all over 50 years old. There were ample bedrooms and baths. We used the villa primarily as a base to get out and see Umbria, e.g., Todi, Spoleto, Spello, Assisi, Montefalco, Orvieto. The villa is much too nice just to be used as a base, it has great views on a large, beautiful property with many sitting and lying possibilities. Gian is the best host possible, always ready to assist, advise, recommend, AND available. A great place and a wonderful host."

"The owner met us to check us in, but returned that evening while we were eating. Having interrupted the meal he wanted 300euros in cash as a deposit. He said he'd return next day. However, by then we realised that the downstairs toilet and drains were blocked as were 2 of the upstairs showers. There was no hot water in some. "The place is beautiful, very clean and Stefania was just great. Things that need improvement is the stove, flushing the toilet . The dirt rd is really difficult , you need an SUV to drive to the house! Screens are need it for the windows to stop the bugs and other little creatures to come in. The Kitchen also need more utensils The pool is wonderful and the property is well taking care of! Nice place"

"This is a larger authentic Tuscan farmhouse with a lovely lush garden. The house has a rustic feel with lots of the furniture made by the hosts, the pool and garden are beautiful to relax and take in the views. Many of the sights in southern Tuscany and Umbria are close by (by car). The property is clean and the beds and bathrooms are very comfortable. The hosts are very discreet but will make you feel very welcome. Definitely would visit again! "

"Very nice villa to relax in the countryside. The town of Fabro is only a 15 minute ride to restaurants, train station(free parking) and other shops. We found the villa to be very spacious and relaxing. One item to note, there was seven cats (at the time of our stay) living outside the doors of the property. We were told to feed, some bring some cat food."

"We had a great time at Anat's place. The location is incredible, the views from the property amazing. The beds are comfortable, there's plenty of space and the area is very quiet.
