This three-story home has three gorgeous bedrooms with comfortable mattresses and pillows, plus luxury beddings for long nights of blissful sleep. The main level has a King bedroom, second level one King ensuite bedroom along with a kids bunk bed and in the basement a Full ensuite bedroom.
All bedrooms have ceiling fans, nightstands and a wall-mounted flat-screen smart TV.

There are 3 bathrooms spread throughout the home to make it easy for guests on every level to unwind from a busy day. There is a bathroom in the basement near the indoor pool, so you can change into your swimsuit and dip right in.

OCCUPANCY:
MAXIMUM 8 guests or 6 adults. No adults on the top bunk. Anyone over the age of 2 should be on the reservation. Visitors or unregistered guests are strictly prohibited from entering the home at any time, regardless of the duration of their stay.

CHECK-IN/OUT:
Check-in anytime after 4pm. $50-$100 fee for early check-in, depending on cleaner availability. Check-out is by 10am.

INCIDENTALS:
As common for vacation rentals in our area, our cleaning service provides start-up supplies including: one roll of paper towels, one small liquid dish soap, 2 dish washer pods, 2 laundry pods, kitchen and bathroom trash can liners, one hand soap and face soap in each bathroom and one roll of toilet paper per bathroom. These are travel size items, please be prepared to purchase more to get you through your stay.

REFUNDS:
We follow the cancellation policy agreed upon at booking and recommend purchasing travel insurance. No refunds will be issued for weather-related issues or circumstances beyond our control, including during hurricane season (June 1–Nov 30). No refunds or date changes after cancellation period.

HOUSE RULES:
☞Rental Agreement: After booking, you will sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.

☞Security Deposit: A $500 deposit "hold" will be placed 1 day before check-in and released 3 days after check-out, if no damages occur.

☞Trip Insurance: We recommend trip insurance for emergencies. No refunds or date changes after the free cancellation period.

☞Cancellation Policy: We follow our cancelation policy, In the event of cancellation, any Travel Insurance, Damage Protection and any processing fees are non-refundable.

☞Rental Age Policy: Per HOA rules, guests must be 25+ to book and must stay for the entire duration. No third-party bookings allowed.

☞OCCUPANCY: Max occupancy is 8 including children (6 adults max). No adults on the bunkbed. All guests over 2 years old must be included in the reservation.
An additional fee of $150 per person, per night will apply for over-occupancy.

☞Visitors or unregistered guests are not allowed. Unauthorized guests will incur a $150 per night fee. Exceeding maximum occupancy will result in a $500 fee.

☞Parking: Parking is available for up to 3 cars. Street parking is not available.

☞No Parties: Parties are not allowed. Do not attach banners or balloons. You, the booker, are responsible for any damages or extra cleaning fees.

☞Check-In: Self check-in via smart lock after 4 PM. Early check-ins may incur a $50-$100 fee, depending on cleaner availability, and are not offered during peak seasons or holidays.

☞Checkout: Check-out is by 10:00 AM. Late check-outs incur a $50 fee for each additional half-hour.

☞No Smoking: $250 fine, loss of security deposit, and damage charges for smoking inside.

☞Security Cameras: 2 cameras (front porch & driveway) recording during your stay. Tampering incurs a fee.

☞Indoor Pool: Supervise children. Use at your own risk—no diving. Temperature is fixed at 82-85°F. No alcohol, glass, oils, soap, salts, or bath bombs. Violations: $250 fine + repair costs.

☞Hot Tub: Do not sit or stand on the cover—$400 fee for damage. Use at your own risk. No oils, soap, salts, or bath bombs. Violations: $250 fine + repair costs..

☞Pest Control: We have monthly pest control and bed bug inspections, occasional bugs may appear. Please keep doors and windows closed when not in use to help minimize this.

☞Power Outages: Electricity, internet, and cable services may be interrupted during storms or due to issues beyond our control. While such disruptions are rare and typically resolved within a few hours, we cannot offer refunds for outages, weather conditions, natural disasters, or other unforeseen circumstances.

☞Trash: As we are in a bear-prone area, please do not leave food in your car, as bears may be attracted to it and could damage your vehicle. Always dispose of trash in the community bins.

☞Quiet Hours: 10 PM to 8 AM. Respect neighbors. Violations will incur a $250 fine, loss of the security deposit, and possible eviction without refund.

☞Restricted Items: No candles, confetti, hair dye, or glitter. Violations will incur a $100 fee plus damage charges.

☞Showers: When showering, keep shower curtain liner inside the tub and completely closed to avoid water damage.

☞Toilets: Toilet paper only. No feminine hygiene products, flushable wipes, cleaning wipes or trash.You may be held liable for any repair costs.

☞Items Left Behind: The host is not responsible for items left behind and cannot assist with retrieval or shipping.

☞Additional Supplies: We provide a starter set of toilet paper, paper towels, trash bags, paper towels, soap and coffee. For longer stays you will need to buy more!

☞NERF PLAY RULES:
Play responsibly with protective eyewear. Never aim at people, pets, or fragile items. We are not responsible for injuries. Report any lost or damaged equipment; charges may apply. Return all items after play to avoid hazards. By participating, you agree to follow these rules.

☞PET RULES:
Dogs Only: 2 dogs (50 lbs max).
Pets must be included in your reservation. A $150 pet fee applies. $200 per pet if not disclosed.
Must be housebroken.
No Pets on Furniture/Beds: Pets are not allowed on furniture or beds.
Pets cannot be left alone inside unless kenneled.
Bring your pet’s towels and crate.
Clean up after pets inside and outside. Dispose of waste in outdoor trash bins.
If a pool chemical check is required during your stay. An adult must be present if you bring a pet.
