★STAIRS★
Stairs in the front of the home are steep and narrow. Please use caution when traversing up or down these concrete steps. The steps inside the home from main floor to the upper floor are floating stairs without risers. Please exercise caution when traveling up and down these stairs and be mindful of child/infant safety when staying in this home with young children.

EARLY CHECK-INS - Early check-ins are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is up to the host to determine if any time before 4pm (depending on property) is feasible. Please send a message to us to request an early check in if you need to do so. The fee for early check-in is $25 per hour for every hour in advance of the check-in time.
LATE CHECK OUTS - Check out is no later than 11am. Late Check outs must be approved by the host. Late check outs are $50 per hour for each hour beyond the regular 11am check out. If guests stay past the 11am check out time without the host’s approval and without completing payment, guests will be charged for the next night’s stay.
MAINTENANCE - If a maintenance issue arises at the house, we will do our best to correct the issue as quickly as possible. We ask that our guests be patient and understanding with “fix it” requests. Emergency maintenance issues will be corrected before any minor issues. Examples of minor maintenance issues include the following: Failed blinds, curtains, light bulbs, a slow toilet flush, etc.
PETS - Pets are not allowed at the property. Anyone found to have brought a pet of any kind onto the property will be fined $500 and asked to remove it immediately.
EVENTS - There are no parties or events allowed at the listing. If the guests throws a party or event, trashes the space, damages the unit, disrespects the property, or has extra guests that are not disclosed/reported in the initial booking, the booking party will be charged a deep cleaning fee which maybe between $500-700. Additionally, a charge for carpet cleaning will also be charged which is dependent on the size of the home.
ROOFTOP PATIO - In consideration of the neighborhood and other neighbors, we require guests to adhere to outdoor quiet hours (no music, loud talking or games). Strict quiet hours are from 10pm to 7am, daily. Guests are not permitted on the roof at any time- please monitor children at all times on the rooftop patio as it can be easy to hop onto the roof from the rooftop deck. Failure to adhere to this rule can result in an additional fine of $100 per incident. The fee is charged at the discretion of the hosts.
APPLIANCES - OVEN: Do not run the self-cleaning cycle on the oven for any reason as it will cause the oven to break. If evidence of running a self cleaning cycle is shown, the guest will be charged $700 to repair the oven. MINI SPLIT AC/HEAT: Please set the thermostats to roughly the same temperature or the units will malfunction.
CLEANING - The home’s cleaning fee is based on a courteous guest (someone that picks up after themselves, puts dishes in the dishwasher, towels in 1 pile, someone that leaves the place as they find it, etc.). This is not a hotel. If the housekeeping crew finds an unreasonable mess or anything is damaged, an additional cleaning fee of $50 per hour will be charged to the guest for each additional hour of cleaning or maintenance required. There is no smoking of any kind allowed at the property. This also includes any form of cannabis or vape both inside the residence and in the outdoor spaces. If any smoke debris or smell is identified during or after a guest’s stay, a $500 deep cleaning fee will apply.
Also please ensure that the number of guests matches your reservation as each person generates more to clean. There will be a $50 fine per guest at the property in excess of the reserved number.
