Here's what you get at Karr Beach House on Franklin...a comfortable beach cottage designed to feel "beachy" and provide you with everything you need to relax and enjoy as soon as you step through the door. Our house was built in 1926 and we've managed to retain much of it's charm and character without sacrificing our guests convenience and comfort. I'm the owner, Darren, and I'm here to provide you the absolute best service. Call, text, or email...I get them all and respond FAST!

Relax by the wood burning fireplace, walk to downtown (10 min) along the ocean shore on the promenade, play in the water, barbecue your favorite meal, have a bonfire on the beach (1 block away)...It’s all ready and waiting for you!

Our house is dog friendly (fenced yard), and so is the beach! The entire beach is an off-leash dog paradise (owners are VERY responsible and attentive to their dogs). It's a great opportunity for your dog to run around, and make some new friends. REMINDER: We won't charge you a pet fee!

NOTE: Our house will sleep 8 people, but it's pretty tight for 8 adults, especially when there are multiple women. The bunk beds are more suitable for teenagers or small adults. The one bathroom is the main issue for a large group with multiple women. We frequently have 8 guests and it works out just fine for them. Please consider these points before booking this house. If you determine it'll work for your group, book away!!

Wonderful spot!
Great spot for our one-night retreat with middle schoolers. It was cozy, but just right for us. The proximity to everything in Seaside was excellent.

Great stay for a group of 4 adults with a baby. Close to the beach and a nice fenced in yard for pups. Perfect for baby’s first trip out of the big city.

What a great place! It was just as listed and had everything we needed and more (lots of fun beach items in the garage). Really appreciated all the extra blankets and towels as well. Loved the bunk beds and Pac-Man game for my kids. It’s also an easy, quick walk to the beach.

Little peace of paradise
LOVED this home. Quiet neighborhood in walking distance to the main strip and the best beache we have been to in Seaside in 51 years. We FINALLY found sand dollars! Loved that the owner had lots of extra towels and comfy blankets available. A lot of love has gone into this place and we can't wait to stay again!

My family spent Christmas day gathering here to play games and catch up, and had a lovely time. The gas fireplace made us cozy and warm even though it was raining outside. It is just a short walk to the prom and beach, too.

It was excellent! Sweet home with all the amenities you would need for a great time and catch up with grand kiddos. They live in Portland so we’re able to come and enjoy the beach and some long overdue laughs with those little kiddos. Had a wonderful sunset supper on the deck at Maggie‘s restaurant to make the weekend. Perfect with Scott and I. We definitely will be back.

Great experience, only thing was being a winter visit it would be nice if the heat was at least 60 degrees for incoming guests. took awhile to warm up but once it did there was not any issues.

Great little house, it was everything they promised!
The house comfortably sleeps 6 and has a very neat set up. Only complaint was that the gridle was missing its power cord and we could not find it! Luckily there was a Pig n' Pancake nearby. Beach is very nice near the house and not too busy with people. Overall, a fun and nice place to stay!

Great location, love how close it is to off leash Beach, and promenade is 10 minutes away, beds were very comfortable and over all pertty clean, specially for being dog friendly...how ever There are some things at this house that could definitely use some attention... the bedroom doors do not close Or open very easy Because of old worn out door handles and very loud, the front door has a huge gap where air/daylight shows through...all in all I would definitely stay again at this location, just need a little tlc

Seaside Granny Get Away/Retreat
This property is exactly as it is listed. It had everything we needed for the Granny Get-Away. Lots of space for hanging out and playing games. The location is a bit far from town for walking distance but fine for driving. The parking is a little tight. We made it work but it was an inconvenience getting in and out of our cars. I felt that the house could have been a little cleaner. The TV was difficult to figure out as well (instructions for the TV/dish would be helpful) But other than those few things it was perfect for our weekend.

Great proximity to quieter Seaside beach
The house's proximity to a quieter part of the Seaside beach is excellent, and it was great to have beach chairs available (though the backpack straps on both seemed broken?). In the house, the furniture in the main room and the queen mattress are both very comfortable, but the toilet handle was a little finicky. Unfortunately, the furnace somehow was completely turned off, so we had to call the onsite property manager, Lonnie, the first night. When we couldn't determine what was wrong over the phone, he came out to make sure it was working and brought an extra space heater in case he couldn't fix it. Luckily he could, and we appreciated him coming out later in the evening!

Cute house ! Needs TLC
Carpets are pet stained with urine , the house has a musty urine smell to it, not all windows open, front door needs weather stripping when its closed you can see the outside. Door handle on the back door is ready to fall off. Kitchen faucet only work half of the time. Code on the doors only worked a couple time we found ourselves going in through the big garage door. I was assured that the they had a coffee pot, well they did but it didn't work. The place needs some good TLC and good cleaning. Master bedroom had wrappers under the side table. To expensive for this kind of disaster.

Great location
We booked the house a bit late for a summer beach getaway. Reading the reviews and mapping the location, it looked like a fine fit for us and our two grade school age girls. The house was cute; however, need a lot of TLC. The walls are beat up and in need of paint and spackle, but the carpet stains were overwhelming. We were aware this was a dog friendly home so did not expect the Four Seasons, but Seaside stays in the summer are not cheap either. We had ideal weather during our stay, but the house got quite warm and we could not open many windows, as they were broken and had notes scribbled to not use taped to them. The kitchen had everything we needed to cook, thank you. Please have housekeeping check dishes after guests as many things were put away half clean, of course half dirty. Internet use was spotty, but were able to supplement using our phones in town. Many of the games are missing pieces and are all mixed, good busy work for the girls, but didnt find anything complete enough to play but read the state trivia cards at breakfast. All in all, we were so exhausted from our adventures to the beach, bike riding and walking around town that we slept deeply. House just needs someone to come in and give it a lot of attention, whether organizing or cleaning, would've been nice.

Everything we needed
Cozy and comfortable. Listing was very accurate/honest about limitations (one small bathroom, small bunk room for kids). Property manager was extremely responsive when we had an issue with dishwasher. Broken travel crib was replaced immediately. Loved walking to beach and to town on the promenade!
