Kiln House is a quality holiday home at Snape Maltings, home of the Aldeburgh Festival, with shops, galleries. cafes, excellent pub, and plenty of free parking. The colourful seaside town of Aldeburgh is just 15 minutes drive. Interiors are spacious and sociable with the ground floor wrapping round from the living room to the dining room, kitchen and office. Three modern bath/shower rooms for the three bedrooms give added privacy for all guests, with beds being king, double and single.

GROUND FLOOR
You're welcomed into the sociable and spacious living/dining/office/kitchen which wraps around the central fireplace and stairs.
Sofas, chairs and occasional tables make the living area a comfortable space to relax and watch your favourite programmes on the 55 inch wall mounted TV with a DVD player beneath it for your entertainment, and plenty of games in the dining room next door.
To the left is an office for those needing to work from home, simply furnished with a desk, chair, storage cabinet, and a bookcase with a selection of books for guests of all ages, including Fairy Tales!
A door opens to the back hall where you'll find the door to the garden, step up and door to the kitchen, and stairs to the first floor.
The kitchen is well equipped for catering at home and wraps around to the dining room, with its partitioned wall into the living room.
Equipment in the kitchen includes an electric Hotpoint oven with four ring hob and extractor, a tall fidge/freezer (3 shelves and a veg drawer in the fridge, 3 drawers in the freezer), a microwave, four slice toaster, kettle, a Krups Nespresso machine (standard pods),
You'll find a large table with six chairs, a dresser well stocked with glasses, and a Yamaha music system with i-pod docking station in the dining space.
FIRST FLOOR
Quite steep carpeted stairs with a handrail rise to the first floor landing.
FAMILY BATHROOM
Well located for guests in the single and double rooms, this is a lovely large modern bathroom where the bath has a hand-held shower over it, there's a big basin under the window, a WC and a heated towel rail. Towels are provided for all guests.
SINGLE BEDROOM
Sitting at the front of the house, this good sized single has a sturdy bed with a bedside cabinet on one side and chest of drawers on the other. There's also a wardrobe, so plenty of room to unpack and settle in, and a small TV in the corner.
SECOND FLOOR
Carpeted stairs rise to the top floor.
FRONT BEDROOM WITH EN-SUITE SHOWER ROOM
Light streams into this massive bedroom through the two floor to ceiling windows. The king size bed takes centre stage facing the TV and sitting between bedside drawers with an additional wardrobe, chest of drawers and a blanket chest. This is also a wonderful room to relax in with a sofa and coffee table just waiting for morning coffee and newspapers.
The adjacent en-suite has a large cubicle with a hand-held shower, a WC, washbasin, and a heated towel rail.
BACK BEDROOM WITH EN-SUITE SHOWER ROOM
You get a great view of the courtyard garden from this bedroom with its double bed. There's plenty of storage with a wardrobe, chest of drawers, bedside drawers, and a blanket chest. Also a wall mounted TV.
The third en-suite has a generous shower cubicle with hand-held shower, a wash basin, WC, heated towel rail, and natural light.
GARDEN AND PARKING
A wonderful communal courtyard garden with benches so you can sit in the sun with your morning coffee. Children and pets will need to be supervised.
Allocated parking for one car is conveniently close to the front door and there's more unallocated spaces in the grounds of Snape Maltings. There is access on the site to four EV charging points. In order to use them, drivers must download the Plug-N-Go app set up and account and pay the provider directly.
LOCATION/HISTORY
Snape Maltings is home to the world famous Aldeburgh Music. The Concert Hall is an international venue for outstanding music performances, a place where top musicians and emerging musical talents come together. In 1965 after 120 years, the malting of barley ceased and a new era began with the gradual conversion of the Victorian buildings. There are several shops and galleries, from the classic to the contemporary, a huge variety of goods are on offer, including fine foods, furniture, art, and children's toys. The river trips and guided walks along the picturesque Alde Estuary are rich in both wildlife and history. There is a monthly Farmer's Market as well as other activities throughout the year.
Up to two dogs are wholeheartedly welcome but not on the furniture or upstairs unless you use blankets or throws please and please be sure to clean up any mess after them in the grounds.
