Located in the quiet Sarasota neighborhood of Aqualane Estates, this property provides the best of both worlds: quiet exclusion and central location to the best of Sarasota, including Siesta Key beaches and vibrant Downtown Sarasota.

The Ridgewater is a 3-bedroom, 3-bathroom single-story property perfect for couples and families up to 5. Recently renovated in the Fall of 2024, the home features a fully stocked kitchen, exquisitely appointed living spaces, dining space for 6, and a private ensuite for the Primary Bedroom. The Ridgewater also features a private office overlooking the Inter-Coastal, complete with a monitor, printer, and great WIFI.

Bedrooms
Master Bedroom: Equipped with a king-sized bed, an expansive walk-in closet, a smart TV, automated blackout shades, and a complete bathroom featuring a tub, a shower, and twin sinks.

Guest Bedroom: This room features a king bed (that can be separated into two twin beds), a smart TV, automated blackout shades, and its own private bathroom with a shower.

Twin Bedroom: This room, which is adjacent to the kitchen for extra seclusion, has a single bed and a spacious en-suite bathroom.

Marvelous Outdoor Spaces for Living
Find yourself enjoying the stunning views from the backyard. The backyard of the Ridgewater looks directly onto the Inter-Coastal Waterway, which looks across the water onto Siesta Key. The backyard features a beautiful, heated pool (winter heating fees apply), which is surrounded by a travertine pool deck with comfortable lounge seating for 5 and an outdoor living set for 6. The backyard also features an outdoor cooking area complete with a propane grill, bar, and dining set for 6. The backyard is illuminated at night, creating the perfect atmosphere for cocktails and hors d'oeuvres. The dock features detachable steps that are perfect for launching kayaks.

Location
The Ridgewater is in the Aqualane Estates neighborhood in central Sarasota. Restaurants, bars, shopping, and more are all within a bike ride or a short drive. The beaches of Siesta Key are 1.5 miles away at access #12.

Friendly to Pets
This house allows one dog up to 50 pounds in weight (pet fee applies) because the owners know how important pets are to their families. Though dogs are welcome along the property's perimeter, please be aware that the pool and canal are not walled off. The pool and furniture are off-limits to pets. There is an additional $35/night/pet fee. Guests may be responsible for any additional damages or additional cleaning that may be required due to excessive pet hair.

Please note that the boat lift is not available for guest use, as the owners store their boats year-round.

The garage is accessible to guests but may not be used to park cars. Guests may park their cars in the front circular driveway, which has enough parking for three cars.

Please be informed that pool heating is not engineered to work for more than eight hours a day, and the system may have trouble maintaining 84 degrees during the lower temperature months.

The physical management of the home is managed by the homeowner and the homeowner's representatives. All questions and concerns during the guest's stay will be directly managed by the owner.
